We are sorry that you are unhappy, but the application form that you signed does state that the holding fee will be retained if the applicant decides not to proceed. It is not kept out of greed, but because we incurred charges from our referencing company and with finding a replacement tenant. Applicants are provided with a copy of the tenancy agreement, so they are fully aware of the terms of the tenancy, before paying the holding deposit and choosing to commit.
