GoogleOur experience with APX Properties in managing our rental property was very disappointing.
There were consistent delays in receiving rental payments each month. We also faced issues with the tenants placed in our property.
Despite being informed that the tenants were fully vetted and that monthly inspections were being conducted, we encountered repeated noise complaints from neighbours. It was later confirmed that the tenants had been subletting the property without our consent. When we inquired about this, the agents stated that they communicated with the tenants outside the property and did not conduct thorough internal inspections.
This lack of internal inspections resulted in significant damage to the property within a short period, despite the property being newly refurbished before the tenancy began. We requested the removal of the tenants, but the agency indicated that they had limited experience in handling such situations.
To address the damage, we submitted a complete inventory to claim the tenants' deposit, which was successful. The government deposit scheme confirmed that the funds were returned to the agent. However, nearly three months later, we have yet to receive the full amount from the agent, despite multiple follow-ups.
While the agency did arrange some repairs and cleaning, we felt these efforts were minimal and did not fully address the extent of the damage. We are still waiting for the remainder of the deposit to cover ongoing repairs and losses.
We are sharing this experience to inform other landlords of the challenges we faced with this agency.

Firstly, your rent payments were consistently forwarded to you within three days of our receipt from the tenants. Regarding the complaints from neighbors, we promptly issued a notice to the tenants as soon as these concerns were raised. While you mentioned monthly property inspections, our standard practice is to conduct inspections every three months. Upon discovering that the property was being sublet, we took immediate action by issuing a notice to the tenants and successfully had them vacate the property within three weeks. During this time, you did not experience any loss of rent.
Furthermore, we went above and beyond by repainting the property, clearing it out, and addressing all your requests at our own expense. We also claimed the deposit from the Tenancy Deposit Scheme (TDS) on your behalf, returning £1,000 to you and retaining £900 to cover a fraction of our incurred costs.
In the end, your property was returned to you in the same condition as it was provided, with the exception of a broken fridge handle. You did not suffer any financial loss, and we ensured the property was restored to a lettable condition.

It's not fun having to chase money for what's owed and I'm unsure if I'll be recommending these agents to others based on our constant chasing for something we're owed back. You even have new tenants in yet deposit still is not given back. Not happy....

Most estate agents would try to get as much money out of you as possible and are so hard to trust. It is so hard to find an honest estate agent.

I know most reviews come from Sellers but as a 1st time Buyer it’s all the more important that I share my experience. I met Charlie after he called me to pursued me to view a property with APX which was also listed by an online agent, Y. I cancelled the viewing with the online agent and went with APX. As I said to Charlie the personal touch wins every time. Online agents are missing the basics. People buy in to people. That property wasn’t for me but I got on well with Charlie and gave him my specifications which were perhaps grandiose for a 1st time buyer in a seller's market which I was swiftly getting priced out of... but Charlie pulled through for me! Just days later he called with an opportunity and arranged an evening viewing to suit my work and travel. He really didn’t have to and of course I am sure the Seller benefited. However, I can sincerely say Charlie went above and beyond to help me secure the house. Even when the seller was delaying matters Charlie pushed things along. To be honest just before Charlie introduced the opportunity to me I was incredibly dubious about estate agents as I had a very terrible experience with an agent at RJ in Catford (that's for a separate review) just days before. So my faith was low. Charlie really changed my perception of estate agents and did what he said he would. He kept his word. He even bought me my choice of a bottle to celebrate my win. More so it has now be proven that APX misled their client as she is now fix her lproperty re damp, poor no insulation in home, no driveway and that they lied misled her of boundery as she establish it is her right not left and just put new fencing up etc and spoke to other neighbour's who confirmed

GoogleStaff when calling seemed nice, however for the viewing the two that came came about 10 mins late to the viewing and no apology was given by either staff. After that viewing was fine and papers were emailed out as requested, but price was bumped higher despite sending emails saying I was fine to put deposit down on the same day to secure the property at wagtail way. It's a shame since first impressions count but wish the best and improved experience for others. Will leave a 3/5

GoogleUnfortunately I have had a very negative experience with APX as a Landlord.
I would refrain from using such an unprofessional company.
They were swift at the start to find us a tenant who they told us were well known to them. Communication was great from the start.
But as soon as we signed the contract - from month 2, rent payments were always late. We continously had to chase for payment as well as basic paperwork. This was ongoing for 2 years until we decided to severe ties.
To add insult to injury, they were dishonest about taking a deposit from the tenants which they told us they had placed in a deposit scheme but never received any information or certificate for. It has been a very stressful experience. APX I am so disappointed that you would cheat people and treat hardworking people this way.

GoogleUse this company at your own peril. They deceived me into renting my lovely 3-bedroom property to tenants they claimed had a long rental history and provided references. However, they transformed the house into an illegal subletting hostel without my knowledge. They deliberately concealed evidence of this from me, providing property checks that masked the truth.
When I discovered the situation, I requested them to provide notice to the tenants. They continuously lied for four months, falsely claiming to have given notice. They tried to pressure me to maintain the arrangement with tenants who were not legally allowed to reside at the address and were never referenced. Eventually, I took matters into my own hands and, with the help of a professional agent, evicted the tenants. The property was left in a deplorable state, filled with rubbish both inside and out.
I incurred over GBP 10,000 in losses to resolve this situation. The agent promised to return the management fee and deposit they had registered but failed to do so even after several months. As a result, I had to initiate a civil case against them and personally arrange for the CEO, Arber Panxha, to be served legal papers. I am currently pursuing a case with the ombudsman to report their business for its poor practices and deceitful behavior.

Even after we formally handed in our notice and requested that tenants pay us directly, he failed to follow through. Despite terminating our contract, he continued to manage our account and still paid us late. It makes me wonder how many other landlords he's treating this way.
On the contrary, Charlie, whom I've dealt with in the past when selling my house, is professional and a pleasure to work with. It's unfortunate that Arber's unprofessionalism has tainted our experience. I wouldn't recommend renting with this company. Save your money and find a more reliable option.
