I was a tenet at one of their properties they were very good when we were tenets and that’s why they have received two stars. Yet the property was not in that great condition when we moved in and had lot of different faults. But the main issue came when moving out. The my way over charged us on things like mattress covers as well as cleaning and gardening. The communication really did let them down and took over two weeks to get it sorted and some emails were only partly responded too which just meant going round and round in circles. In the end we gave up as they wouldn’t move on the costs. Over all this created a bad experience and made me realise how much they want to over charge

Had some issues with our contract situation due to some lagging tenants but simon was especially helpful sorting that for us so we wouldnt have to go without keys on the day, went above and beyond even staying late to help us resolve the situation there and then which was really nice of him and they even sorted out some of the issues in our house before we moved in at our main tenants request which i've never seen at another rental before. Really nice guys in the office aswell would happily rent from them again

Worst estate agency I’ve ever encountered. My partner rather sadly is a customer of theirs. When she moved in she was faced with piles of rubbish outside her front door on moving day, mould throughout the property, curtain rails falling off of the wall and a shoddy boiler. After weeks of complaining on the phone, I went with her to the agency itself to speak to them, and their solution to the mould was to “open a window”. She’s currently left without hot water in the middle of December because the want to repair a boiler that constantly breaks rather than instal a new one. How these people sleep at night is beyond me, because they leave good people in terrible situations that they should not have to live in.NegativeQuality, Professionalism

This agent is absolutely dire. They have no interest in customer service for either the tenant or the landlord. After informing them of a leak in the roof (water was coming through the ceiling) we had to contact them another 4 times to chase them up and push for them to send someone. By the time someone arrived, water damage had caused issues with the floor and obviously the roof...which they will no doubt be getting the landlord to pay for. STAY AWAY FROM THIS COMPANY.

I had to phone them twice and no customer service. The first time I phoned, I was told that the landlord needs to give me a call back about the property and he would do so the same day. The following day, I called back asking about the same property. Similarly, I was told that the agent who is responsible for that property would call me back on the same day. I provided them with my contact details, however, failed to receive a callback! Would not recommend them! If they fail to give a phone back, I cannot imagine the service they would provide to people viewing the properties!

Beware students!!! Absolutely shocking company! Faced many issues with SJ whilst renting a house off them for a year. Very disorganised and lazy. Problems that should've been fixed upon arrival to the house were not fixed for months. They are so disorganised even their own staff have ended up running away from the company. Aside from being lazy and disorganised they are also very rude and inappropriate. And to cap it all off they charge a ridiculous amount on the deposit for cleaning and decorating charges, when the house was filthy when I moved in. Avoid!

Had a student house with SJ in 2016-2017 and it was a horrible experience. Before we even signed for the house there was an issue with the contract as it stated their was mould in the house, apparently it was the 'wrong contract' and they had a different one for us. They lied to us on the fact the house would be professionally cleaned with before we moved in. It wasn't, it didn't look clean but if it was cleaned it was cleaned very poorly. The house was in a horrible state and it also had mould which SJ tried denying for months until we got in touch with environmental agency. Even after this all they did was re-wallpaper so masking the issues instead of dealing with it. The house was in a poor state and the estate agents were reluctant to help, even ignoring some of our e-mail. I would never recommend and definitely would not rent another property from them.

I am a landlord with 23 years of experience in the industry, and with a substantial portfolio of properties, most of which are let to students. I have worked with quite a few different agents. These guys are absolutely the best! They are honest, straightforward, and accommodating. They are also proactive, looking for potential problems, and alerting me well in advance. In addition, they keep on top of the changing legal situation, both nationally and locally, and make appropriate suggestions in light of the laws and regulations. They also do a good job at managing repairs and refurbishment, achieving good results at very reasonable cost. All of my properties are managed by one member of staff (Alex), and he is remarkably skilled at negotiating with tenants politely, firmly, and effectively. Alex and his boss (Simon) had many years of experience in the industry before they started SJ Properties. They are particularly skilled at working with student properties. They maintain them well, usually get paid on time, and manage to achieve relatively high rents in comparison with the local market. They have also been very effective at managing a nice seafront flat for me. The team have good relationships with the housing offices at the local Universities, and with the relevant City-Council authorities. I am *very* happy with their work, and I can recommend them without reservation.

If you are a student starting Brighton university I strongly advise you not to go with SJ properties. They will squeeze you of every penny, leave you in constant distress with the property and charge you rates that are so extortionate you will be without money most of the year. They are honestly the worst letting agent possible for new students
