Selling our house for the first time, at a time when interest rates were rising and the market felt particularly stressful, was a daunting experience. Garry and the team at Avard were so helpful, reassuring and supportive throughout, and it genuinely made a difference. The house sold within a matter of weeks, helped in no small part by the amazing promotional film Phoenix created for us. It captured our home so beautifully and has also given us a really lovely momento of a place that meant a lot to us. The whole team were brilliant to collaborate with, responsive, professional and willing to go the extra mile, even helping to get the sale over the line on a weekend! We would like to thank Gary for the care, compassion and professionalism he showed while helping us sell our late mum’s home. This was not just a house to us, it was the family home and the only home we had ever known as chikdren. Used Gary and his team for a recent one-bedroom flat purchase in Central Brighton, and the whole process went as smoothly as I could have hoped. We completed in just over four months without any major issues. Gary kept me updated with all the key communications from the sellers and made sure I fully understood each stage of the purchase process. I often had to call at short notice, and even when Gary wasn’t available, someone from the team was always on hand to help or pass on messages. Also gave me a nice bottle of prosecco and other gifts when I picked up the keys, which was a nice surprise! Will use their services if / when I go to sell up.

I had a very disappointing experience with this agency. After attending a viewing, I promptly contacted them and offered to pay the full deposit immediately to secure the property. Despite this, I was later informed via email that the landlord chose another applicant, describing them as being in a “stronger position.” This was not properly explained, and the process felt unclear and poorly handled. It gave the impression that my application was not seriously considered, despite my readiness to proceed right away. Overall, the communication and transparency were lacking, and the experience felt unprofessional. I would not recommend their service based on this experience.

Really good and cooperative letting agency. Most of the issues I had in my flat were dealt with immediately. The team is easy to talk to about any topic and they always try to find the best solution for everyone.If you walk in to their office there is always someone there to talk to. They handle more serious topics in a highly professional way, which I appreciate a lot. I especially liked the way they show empathy with any issue a tentant comes up with. It does not feel like they turn any requests down without reason, like other estate agents would do, as they've become a corporate business without soul, treating their tenants like anything else but humans. Really happy that Avards is not dealing this way with their tentans. I would definitely rent with them again in future.

'Our first impression of Gary was that he was honest and reliable and that he would do all he could to enable our purchase to go through, even though it took some time for us to find a proceedable buyer for the property we were selling in order to downsize. Just found a lovely place to rent with Avard Lettings. Gary Cloherty showed me the flat and was friendly from the start. He listened to me and really did everything to help me through the letting process to get the home that was perfect for me. Once secured, in he responded immediately to my questions about the property and landlord. Gary gave the impression that he genuinely cared about getting the right tenant for the landlord's rental. He was flexible with the application process, allowing me to complete documentation when I could, advising me if I asked. I have nothing but thanks for Gary, Gavin, Phoenix and the rest of the team. They are all courteous and respectful with never a flicker of 'pushy' behaviour. Right from the outset when he came to value our home, Gary's suggestions proved to be spot-on. His experience, knowledge and calm attitude were reassuring throughout. He and the team did exactly as they said they would do, giving us notice of viewings and being understanding of various family crises. They respected the fact that this was our home and not just a saleable asset. Communication was excellent. And towards the end of the sale, when the chain almost fell apart, to my amazement Gary stepped in with an incredibly creative solution and everything proceeded perfectly to completion.
