** AVOID TAYLORS ESTATE AGENTS LETTINGS** Now that I've finally left the property January 2024 and received my deposit back June 2024, I can leave an honest review. It took over 6 months to get my deposit back, and that only happened thanks to help from a solicitor. Throughout my tenancy, the Head of Lettings never responded to my emails or calls. The maintenance woman who answered the phone always promised to pass on my messages, but nothing ever came of it. When I moved in, I was only 21 and in desperate need of somewhere to live due to unforeseen circumstances back at home. Taylor's were quick to get me into the property, but as soon as I was in, all the help disappeared. The condition of the property was not great. The carpet smelled, and when I lifted it, I found it was mouldy and damp underneath. I paid £205 for a new carpet out of my own pocket and was told I would have to pay HALF of it, to then be reimbursed fully after 4 months, and that was only because I was evicted shortly after putting it down. There was a gap near the front door, and ants were constantly coming in through it. When I reported this, I was told it was "normal for this time of year," which was both dismissive and unhelpful. The only time I had consistent communication with Taylor's was when they handed me the eviction notice. I told them I would be seeking council advice, and they suddenly became very concerned that I wouldn't leave the property on time. They gave me approximately 60 days to leave, and when I requested an extension, I was told no because the landlord claimed they needed the house for a family member and his child, who was at risk of being taken into social services. However, I later found out this story was exaggerated. After I moved out, I met the landlord's family member when collecting post, and he lives there alone, and child lived with grandparents. It was clear the whole story had been used to make me feel guilty and hurry me out of the property. Repairs were a nightmare. There was never any urgency, and I was repeatedly told they would “pass on my message” or that Mr. Charlie Tank (the Head of Lettings) “isn’t here at the moment.” This would happen again and again until I eventually stopped calling. I was even advised to put water down my toilet to keep it working instead of sending someone out to fix it. The response was always, “Well, we can’t do anything until the landlord says so,” leaving me in the dark for long periods despite being a good tenant for two years. I was left with a hole in the roof, a toilet that didn’t work, and aggressive mould in the bathroom. The ceiling even went soft and could have collapsed, yet there was no urgency from the landlord or Taylor's, who advised me to simply “open a window.” They eventually sent someone out, but it was only to paint over the mould? Not to fix the life endangering issue? The outside gas box door was off for the entire two years I lived there, despite them claiming it had been fixed before I moved in, that was false. On top of all that, I was given a no-fault eviction notice by Taylor's at Christmas 2023, which was half-printed, with some pages completely blank due to lack of ink. Clearly upset I told Charlie I would struggle to find somewhere as I had started new job within the same month and therefore had no job history to present to other estate agents. Charlies only words were "Are you finished yet" and is probably the most condescending awful human I have ever come across in property. Shocking service, avoid renting with them at all costs, if you are renting with them PLEASE for your own sake make sure every WhatsApp/call/email is logged and registered because they will not help you when it comes to leaving/getting repairs.

It is truly disappointing, as you knew we were always trying our best to resolve issues, but ultimately, we were at the mercy of our client, the landlord. We never failed to' listen’ to your concerns and relayed any issues raised to our client. We genuinely tried to help, and yes, we did offer some interim advice in these conversations. Several times we explained that we required our client's instructions in order to proceed with any repair and that we were not ‘in funds’ in order to do this immediately. You appeared to understand this at the time. Molly, we are saddened by your review but don’t see how we could have done better.

Horrendous experience selling our house. Everything is reactive and had to chase daily for updates. One viewing the buyer was told we can only do Saturdays and subsequently booked a viewing for three weeks time, when I questioned this they said the buyer can only do Saturdays and turns out told the buyer we as a seller could only do Saturdays. When asked what the buyers situation was we were told they were first time buyers, and this was confirmed twice…. Turned out they were investors looking for a buy to let. The only advice the Gm can suggest is reducing the price, which is evident across a large swath of listings on Rightmove. Anyone can reduce their house price but this just makes it easier for the agent. All in all I would never recommend anyone use Taylor’s services.

Your review is unfair and not a true reflection of events or of our service. Sadly, we are restricted by GDPR in our response. That said, we can comment as follows: In the course of marketing, you increased the asking price (above our recommendation) which made the marketing difficult. Further, we did keep you updated; however, you called us every day for an update which is an unrealistic expectation (for any business). We always spoke with you irrespective in a polite and professional manner. When the first sale fell through, it was not our fault. Your buyers simply could not get the mortgage they needed to complete the purchase (we can’t comment here in more detail about that). Remarketing took place before Christmas, limiting our ability due to a quieter time of the year. We worked hard for you, and despite your unrealistic demands, we remained professional and did all that we could in a difficult situation.

I am sharing my experience with Taylors (Stourbridge) to warn others of the aggressive and unsubstantiated claims I faced following a 6-year tenancy. Taylors attempted to claim £1,047.50 for 'damages' on a property they had already sold 'as seen'. The independent DPS adjudicator dismissed the vast majority of their claims, highlighting a significant lack of evidence and professional due diligence: Fabricated Loss: Taylors claimed the property sale price was reduced by £10,000 due to its condition. The adjudicator’s report explicitly states that Taylors provided 'no evidence' to support this massive assertion. Attempted Betterment: They sought £420 for cleaning and £420 for an oven/hob. The adjudicator awarded £0.00 for both, noting that the landlord suffered no actual loss. The report also blocked claims for 10-year-old carpets, stating that any award would result in 'betterment to the landlord, which is not permitted.' False Accusations: Taylors initially accused me of 'taking' the oven/hob. They were forced to make a U-turn and return £420 once it was proven the appliances were my own property, a fact they failed to check before making the claim. Contradictory Conduct: While their Lettings department claimed the house was 'unsatisfactory,' their Sales department marketed it as 'attractive and well-presented' for £170,000. Regulatory Issues: I have been forced to report Taylors to the ICO for a significant GDPR breach involving the leak of sensitive financial data, and a formal case is currently open with the Property Redress Scheme (PRS). This agent’s attempt to claim over £1,000 without evidence was described by the adjudicator as having 'no additional loss.' If you value your deposit and your data, look elsewhere. Finally a note on the attitude I experienced. I was told that nothing I'd said was true, and that they could use my deposit 'at their discretion. The adjudicator agreed with me, and as far as I'm aware, the prs don't take cases on that are untrue either.

Our experience with Taylors was mostly positive. Julie is an absolute asset to the company/branch and deserves a significant amount of praise and recognition for her good communication and hard work with customers. Mitch was also helpful at the beginning and supportive with our sale. I do feel that other members of the team (Hannah) can let the branch down, as she could come across quite rude and patronising when moving home is stressful enough, even to the point of physically ignoring me when I collected the keys to the new property. It’s a shame really as overall our experience would’ve been positive but it’s things like that which you remember/ leave the impact. Hopefully this won’t be the same experience for others and can be a learning curve moving forward.

Shocking customer service,my god the young girl that greeted me could not be bothered in the slightest to help me.There were 4 members of staff in the front office not one was even remotely bothered with helping me. My customer service go on website,really,I was looking for a good estate agents to sell my property, YOU TAYLORS HAVE NO CHANCE what if i was a customer wanting to buy and they got that performance obviously you do not need the business. NEVER AGAIN WILL I SET FOOT IN YOUR OFFICE TRUST ME. PURPLE BRICKS FOR ME.

Well what can I say!? This is the most politest agency going! I struggled finding a good agency but stumbled across this one as they listed the property i bought, even though i wasnt with this agency they responded quick and maintained a friendly, stress free environment !, I would highly recommend Julie Welding as she calmed and reassured me on the process while explaining to me how it works as it was my first time! I have just seen another damming review relating to the lettings team; so feel appropriate to share my own as someone that SUFFERED mental trauma due to their lackadaisical approach to one of their tenants causing asb. The tenant was deemed to be causing asb as defined by both Dudley MBC and West Midlands Police, but they still failed to take appropriate action despite these facts being available.

One good thing is they always called us back Though I've had a horrid experience because of a landlord they have a contract with. Passed all the references and got we accepted for a rental property Only for the landlord to change their mind about pets after we paid a holding fee so we got denied The agents tried to lie saying we didn't put pets on the applications which we did on 2 seperate applications and I even called up to double check pets are allowed which they confirmed. Nasty landlord and snake agency Still waiting for refund In reply to your feeble attempt to justify this The fact our referencing was even accepted to the point of paying a holding fee with pets and a child negates your excuses and the agent trying to worm his way around telling me the landlord changed their mind. I called you to confirm pets are allowed and you said yes are you going to deny that too? The 2 star review is completely fair Whats unfair is leading people on and messing people about Changed to 1 star for continuing to slither

**UPDATED** Hi Kyle. Your review ISN'T ENTIRELY ACCURRATE. The initial property application form you completed mentioned NOTHING ABOUT PETS or CHILDREN for that matter. At a later date, the actual referencing did, however, our Landlord client felt perturbed by the discrepancy and therefore changed their mind about your application. Despite our best efforts, the Landlord is our client and their instruction to us is final. We are arranging the return of your holding deposit which will be with you imminently. Under the circumstances, your one-star review is unfair.

Impeccable service. After a disastrous performance with an ‘online seller’ Taylor’s came round and gave me advice. I removed my property from the other agent and listed with Taylor’s. Within a week I had lots of viewings (Taylor’s provided feedback for nearly all of them) and it sold within a week. Could not fault, absolutely seamless from start to finish and was only a couple hundred pound more than the ‘online seller’ who didn’t sell it. Wished I would have tried Taylor’s first. In particular thanks to Hannah & Mitchell who I dealt with the most but all in all, great service.PositiveResponsiveness, Quality, Professionalism, Value

I have now used Taylor’s Stourbridge and Brierley Hill they have both been excellent to deal with and couldn’t recommend them enough. Mitch was fantastic knowledgeable, genuine, understanding and so easy to deal with when instructoring the property. Both Hannah and Julie were wonderful , friendly, funny and a real pleasure to talk to (Infact I will miss speaking to them both now the property has sold). Smooth from start to finish, was selling with Taylors and buying a house also through them. The communication was clear and regular all the way through, which helped so much. Everyone we dealt with were very nice and extreme efficient, would definitely recommend them if you have to sell a house and you need it handled properly and quickly.

There isnt a bad word we could say about Taylors. From the get go, Mitch spoke us through the process, took stunning photos to advertise the house and gave us friendly and honest advise in regards to selling. We were given a very reasonable price and then from there, we were left in the capable hands of Julie who was always on hand to answer any questions and guide us through the selling process. Nothing was too much to ask. We honestly cant recommend Taylors enough, everybody we spoke to was polite, helpful and warm towards us.
