⭐️⭐️⭐️⭐️⭐️ A Fantastic, Stress-Free Experience! We recently sold our home and purchased our new one through Signature Estate Agents, and the whole process couldn’t have gone more smoothly! From the very beginning, the team really listened to what we wanted and helped us find the perfect property while making sure our sale went through without a hitch. Communication was brilliant throughout, proactive, regular updates, and a really easy way to stay in touch whenever we needed anything. It honestly made the experience feel completely seamless. We also used Signature’s in-house solicitor service, which was a huge help. It kept the conveyancing side of things running effortlessly and made sure everything was well-coordinated from start to finish. Overall, we couldn’t be happier with the service we received and would highly recommend Signature Estate Agents to anyone thinking of buying or selling. They truly made the whole journey enjoyable and stress-free!

Whilst we didn’t end up finding our home with Signiature Estates we had a great experience with them. Neil and Kevin were fantastic during our viewings and very active to try and find a place that was right for us. Highly recommend!

They run a scam where they charge you for cleaning fees when you move out as a tennent in their properties. We left the property spotless but they tried to charge us 300 pounds for 10 hours of cleaning which we argued through the deposit scheme and had it fully refunded. The adjudicator said the property was never professionally cleaned before we moved in so we shouldnt have to pay for it to be cleaned when moving out. If I had to guess they have a relationship with monicas cleaning services who kick them fake invoices for cleaning carried out, just my view i have no evidence for this.

Hi Andrew, In response to your review, I would like to clarify that we do not run a “scam” where cleaning companies produce fake invoices, we never have and we never will. Further, we were instructed by our landlord to make deductions for cleaning, this was their decision based on the independent check out report. The clean was carried out at a cost to the landlord of £324.00. You didn’t agree and exercised your right to dispute and the matter went to the adjudicator at DPS who found in your favour, stating that in their view the property was as clean as it was when you moved in. The remainder of the deposit was then released to you. This is exactly why these schemes are in place Andrew, so that they can deal with disputes between landlords and tenants. The adjudicator found in your favour and that’s the end of the matter. It was never anything to do with us (we are just in the middle) and we had absolutely nothing to gain from it. I am pleased that have got your deposit back and wish you all the best but please refrain from casting aspersions about something that in your own words you have absolutely no evidence of. Kind regards Craig Chesson Owner, Signature Estates

I took a tenancy with this company… upon moving in it was observed that spot lights were flickering with bulbs gone… (this was put in the inventory that come 2 days after moving in) the boiler didn’t work providing no hot water… the over was smoking as there was dirt in it The roof window didn’t work electronically opening it… the drainage did not drain… the dishwasher was full of smelling and dirty water that had not drained, a big list of issues was sent to the letting agency, with the main concern being the lack of hot water. After months of correspondence and emails from contracted plumbers to come and resolve the issues after 3 months I terminated my tenancy on the basis there was a breach of contract, Upon leaving the property I have gone through the formalities to have my deposit returned and let me be clear the only issue that was resolved was the boiler after I had placed my notice to terminate my contract Now having moved out and gone through the formalities, the estate agents are now sending inventories with zoomed in pictures (in comparison to when you move in there not zoomed in to hide dirt and damage) didn’t add the pictures of dirty water in the dishwasher when moved in but showed pictures of CLEAN dishes still in the dishwasher that I had ensured were cleaned prior to exiting, now they are asking for hundreds of pounds off the deposit to make good of screw holes that was there from the previous tenant, where they clearly hung a tv on the wall, stating I done it even though I didn’t have a tv on the wall, in fact I didn’t even have a tv in the bedroom, they state there is a hand mark on the wall they want to repaint and stating it’s quoted at £1500 but only want £900, they stated there is items of clothing still in the wardrobe, which I left as they were there prior to me moving in, there female dresses, I’m a male and live on my own, so not mine, but they want to charge £145 to dispose of these items (2 dresses) (Again conveniently none of these were in the inventory when I moved in these areas didn’t get photographed) they are quoting absolutely ludicrous prices to keep the deposit, To give a clean smack in the face, they have even put about the LED spot lights not working in there inventory but trying to charge £100s of pounds to replace bulbs that they acknowledged didn’t work (let’s work that out) I had offered to go and sort any issues they had, but due to their lack of poor communication they didn’t respond let alone meet me at the property, If you value your money, if you don’t want to be ripped off, if you want a well managed property, then I would not consider using signature estates, I am highly disappointed there management of the property and there lack of communication, they see you as a income rather than a customer which is sad seems your paying to live comfortably

Matthew · 25 July 2025

Agent replied · 23 October 2025

Matthew, When your tenancy started, you were sent a copy of the independent inventory which showed a professionally cleaned flat with a clean oven and dishwasher with no water in it. It was 2 weeks later before you reported 6 issues including the fact that the dishwasher and drainage had become blocked after your use. A plumber contacted you the following day and continued to chase you to book an appointment. The list of issues was then extended and you explained that you were moving out as we hadn’t fixed issues that you hadn’t reported to us. It took a month for you to reply and allow the contractors access. You have still never reported to us that the roof light didn’t work. Before you moved out, 4 of the original 6 issues and 2 of the additional issues 4 were rectified, including both the hot water and drainage issues which enabled you to run the dishwasher and leave clean dishes in it before you left. To claim that only the hot water was fixed is incorrect. This was despite you refusing to pay rent while you continued to live at the property and before you absconded without returning the keys, owing over £3,500 in unpaid rent. The independent checkout report states all the differences between the inventory and the condition of the property at the time of the checkout. The landlord has made a claim on the deposit for dilapidations which includes redecorating, cleaning and disposal of items left in the property including food in the fridge/freezer, rubbish in the cupboards and items left in various rooms. The DPS will deal with the deposit claim independently as that is their remit. There has never been any suggestion that you are charged for the flickering lights that were there when you moved in. At Signature Estates, we work with both tenants and landlords to deal with issues in a prompt and professional way. Your review does not represent an accurate account of events which is why we have found it necessary to respond.

A huge thank-you to the Abbots Langley team for your fantastic ongoing support across our sale/purchase. From the initial conversations almost a year ago around our sale, what was realistic, timings etc, to the ongoing high-levels of communication, honesty and integrity once the deals were agreed. You all contributed to making a notoriously stressful experience far, far easier! I would not hesitate to recommend your services.

We instructed Signature to sell our 4 bed extended property and were instantly regretting our decision The “detailed description” was inaccurate in many areas and after a quick google search it became evident that they were just reusing a description from a similar (but different) property. We received multiple offers and were very carefully guided towards one particular set of buyers, whilst offers from others were either not put forward to us or were played down as from “not serious buyers”. We gave notice and sold the property ourselves for over £50k more. Some of the original buyers who were deemed “not serious”, came to view the house again and told us they were being fobbed off by Signature. I’d avoid using Signature unless you’re desperate

Great service received from Harry. We had sold our house and were looking for houses that were coming on the market. He kept in contact with us over a number of weeks telling us about new houses that Signature were taking on and arranging viewings for us and although we didn’t end up buying through Signature, we were really impressed with his commitment to helping us find a house.PositiveResponsiveness, Professionalism

I highly recommend using Lewis from Sugnature Estates, I called and asked for advice relating to the property market at the moment and how the current pandemic and other factors are impacting prices and moving. Lewis was so helpful and spent time explaining everything so that I understood, if you are moving use an agent who knows what they are talking about! Like Signature EstatedPositiveProfessionalism

Absolutely horrendous experience! They have taken our deposit money and pretend they have no idea what we are talking about. They will lie and they refuse to return our money! The law states that they must return our deposit within 10 working days and over a month later, they have still not returned our money. I will complain to the Ombudsman! The level of unprofessionalism runs deep in this agency.

I have now sold a house and purchased a house through Signature and on both occasions they have been fantastic and I would recommend them to any one. Firstly we were viewing properties of a certain value and were intending to do work on them but Harry suggested we looked at one particular property that was above our budget but needed no work. It was 7pm on a boiling hot Wednesday evening and he was already staying late for our viewing. Needless to say we loved the property and because he went the extra mile we now have the house of our dreams. I had a tricky buyer on my property and on many occasions the chain was challenging but Lee and Craig managed the chain in a way that kept everyone informed and made the sale as smooth as possible. Seriously... go with these agents.

I cannot thank signature estates highly enough, the service was 10/10 from the point of valuing my home, through to the viewings and all the way through to the end when we finally completed. Communication as well is something that I could not fault, Lewis their marketing manager was amazing, he took the photos and created an amazing advert for us as well as always being on call if we were feeling stressed and needed someone to reassure us! The sales team were never too busy to help if we called, they vetted every buyer and had our house under offer in just 7 viewings! TOP WORK GUYS!!! Will definitely recommend signature estates!!!!PositiveQuality, Professionalism

Disappointing service from them with agents seeming Ill informed of the local market and lacked general knowledge of house construction methods. They seem to undervalue properties in order to secure quick easy sales. There are definitely better options in the local area and I won’t be using them again.

Adam · 17 June 2020

Agent replied · 16 June 2024

Dear Adam, Thank you for your review. It is disappointing that you feel this way as your property was on the market with three other agents prior to it being on with us, at a higher price, all of whom failed to secure you a buyer. Your property was on the market from April 2018 to October 2018 at prices from £315,000 to £300,000. In February 2019 we advised you to market the property at £275,000 and after conducting 30 viewings, we secured you a buyer at £270,000. You did not have to instruct us to market the property at this price and neither did you have to accept the offer. At no point did you express your dis-satisfaction about the price. We gave you the correct advice and sourced you a buyer who completed in good time. We are sorry you feel the way you do.

The Worst Estate Agent to rent from

The worst estate agent I have ever come across in my life! Do not bother renting a property with them, they are only concerned about their ridiculous fees and take sides with the landlord when they should be experienced, non biased and professional in handling disputes! They agitate you to the point where you have to result to abuse due to their extreme level of ignorant and irrational behaviour! I was given the unpleasant experience of dealing with the director “David Luck” who in fact should be called Dave Unlucky! Nasty experience & never again! They don’t even have the decency to return a phone call, however they sit behind their desks & send silly emails!I was persistent enough to get my deposit back! My advice is to stay in the property and use deposit as one month rent because they will come up with multiple unlawful reasons to make deductions! Anyway, just be wary of them. Not trustworthy and fair at all!

Excellent - High Quality Service - Highly Recommended

I have used Simmons Estates in Elstree numerous times, in buying and selling a property. Through all transactions they have provided a very high quality and efficient service. Simmons Estates are very proactive throughout which ensures any delays in the sales/purchase process are minimized. They are always available on the phone and email to assist with any enquiries and provide guidance along the way. I have no hesitation with recommending Simmons Estates to anyone looking to buy or sell in the Elstree, Borehamwood, Radlett, Shenley and surrounding areas, and no doubt will be using them again in the future.
