Make sure you read the small print carefully as even after 7 months of being on sale & not sold you can’t remove property from them without paying £600 they can literally not do their job & still charge money. After 4-5 months in they’re asking me for more info on construction of building which they should have sorted from the beginning, total waste of thousands of pounds.

I’m genuinely disappointed to read this review, particularly as we have already discussed your concerns privately and the matter has now been resolved.
For clarity, we do not advertise “no sale, no fee” anywhere in our literature. Our terms state “no upfront costs”, meaning we cover the full cost of marketing and launching a property without charging anything at the start, something we explained several times during the process and something I've personally had to explain on more than several occasions.
The withdrawal fee you refer to is clearly explained to you and outlined in the Terms of Business you signed before we began marketing. This applies only when a client chooses to remove their property from the market, not when a sale falls through. Throughout the seven months your property was listed, we carried out extensive work including professional photography, floorplans, paid social media advertising, full portal marketing, 17 viewings, and securing multiple offers.
These services carry significant upfront costs for us, from advertising spend to staff time and third-party suppliers, all of which we absorb initially. Like any business, we have measures in place to recover a portion of these costs when a property is withdrawn before a successful sale.
We always aim to provide a transparent and proactive service, and I’m sorry you feel disappointed with the experience. If you’d like to discuss anything further, I’m more than happy to speak with you directly.

GoogleWilson Estate Agents was the first agent we contacted about the sale, and from the very first moment we met the valuer, Emma Gilgrass, we knew we would be choosing them to be our agent. Emma was very friendly whilst also very knowledgeable, not only about how to market the property, but also about the area and the type of person the property would attract.
The fees were explained in full (and were more reasonable than I was expecting) and we did not feel any pressure to sign up. The other agents we saw were also very good, but none could match the assured confidence and obvious professionalism that Emma displayed without it seeming contrived at all.
The suggested value seemed very reasonable to us, given the property required some work to bring it up to date, and the fact that it sold the day after it was put online suggested this was the case. The fact that it sold for the full asking price was the icing on the cake, particularly as other agents had suggested we would struggle to receive considerably less for it.
The sale went through faultlessly despite our not living locally and so relying on things to be done via email or online, and Emma and her team (with special praise going to Alicia) kept us updated and handled everything perfectly.
We had no prior knowledge of estate agents in the area, but from our experience, if you are looking for a reasonably priced and completely hassle free sale from an agent that definitely understands the market, then Wilson Estate Agents should be the first call you make.

GoogleHaving just completed on my house I can say that Wilson Estate Agents (both the Chesterfield and Bolsover branches) are examples of how a business should be. From start to finish I have nothing but praise for how they managed my house sale. Everyone is very knowledgeable, not only about the property market, but also about my personal house sale. On the occasions I rang, as soon as they knew who the caller was, they knew my address, and where in the sale process I was. Any questions were answered honestly, the one or two issues I had were dealt with quickly and effectively. Communication was excellent.
After one false start (buyer dropping out after one month), they were straight back on it, and it was sold STC again within a week or so.
I had lived in my house for the last 32 years, so it was obviously a big thing for me, but Wilsons made the sale and completion the easiest part of it, and for that I am very thankful.
I have already recommended them to a family member, and would not hesitate to recommend them to anyone else.

GoogleExtremely poor comunication and working practice meant I lost the house I offered £3000 over the guide price for. I was told by more than one employee I would recieve a phone call regarding the outcome of my offer but got none. I was also informed after I called them that all interested parties who made offeres would be informed by a given Friday but got no call so I called them to find out why the day after. I was informed the seller needed to speak with the rest of the family before a offer was accepted and I would get a phone call as to whether my bid was successful or not as soon as a decision had been made. Still no phone call as informed until I recieved a email a few days later saying I was unsuccessful.The full and final bidding system they use gives buyers no scope to negotiate a better price with the seller from potential buyers. Did the estate agent inform the seller I was a cash buyer? Did the seller receive all offers? Did the seller recieve more than the guide price? Questions that can't be answered due to data protection. I am left asking myself could a builder have bought the property to do up and sell on? and as I pass the house in question regularly I will see if my suspicions are founded. Maybe I will also find out how much the property sold for?

In this instance we can sympathise with your disappointment in not securing a property. It is currently very much a sellers’ market and unfortunately there are many potential buyers losing out.
We empathise with this.

In your particular instance there were a number of proceedable potential buyers, you being one.
All were dealt with fairly and transparently and given the same opportunity to make their offers.
You made your full and final offer on 8th June in an email; Extract quoted below

Your position / offer unfortunately was not the best for them.
All interested parties were kept informed throughout the process.
Reviewing the situation does not lead us to believe that your failure to purchase was as a result of inadequate communication, and we feel your criticism of our service and insinuation that we withheld information from our client is unjustified.
