If I could give negative stars I would! Very poor experience with Clarkes Estate Agents over a long tenancy. There were two separate serious mould issues affecting the same bedroom. The first took around six months to resolve and the landlord accepted a rent reduction as compensation, clearly acknowledging the problem. The mould later returned and the second episode lasted over nine months, during which the bedroom was completely uninhabitable for a child. Only one contractor attended, after nine months, and stated the issue was structural, not caused by the tenant. Despite this, Clarkes later attempted to blame me. When asked for proof, I was told “multiple contractors” had confirmed this, but they were then unable to say who, and no evidence was ever provided. Communication throughout over multiple issues was poor. I sent hundreds of emails, received vague or delayed replies, and was repeatedly told staff were too busy. There was constant staff turnover, no handover, poor record-keeping, and I regularly had to repeat the same information. At times the tone was rude and dismissive, including being told that if I didn’t like the situation, I could leave, despite being a good tenant for over 4.5 years. There were other serious failures too: a confirmed move-in date was changed the day before I was due to move because Clarkes hadn’t arranged the inventory, costing me over £1,000, with no apology. A boiler breakdown in winter went unanswered for over a week. No compensation was ever offered for the prolonged loss of a bedroom. After months with no resolution, I withheld the final month’s rent pending one, none ever came. While that slightly offset the cost, it was not worth the stress or disruption. I would not recommend Clarkes Estate Agents. Their handling of basic tenancy issues, communication, and tenant care was consistently poor. Stay away if you want a happy rental!

The best estate agent we ever come across. Everyone at Clarkes, Paul and his team - Christina, Rhiannon, Chloe and Alex - all extremely professional, experienced, very helpful and super friendly, nothing is ever to much trouble for them. We rented, then recently bought our property through Clarkes. It was a long process due to reasons beyond our control and it would not have been possible without Paul's experience and knowledge. Paul handled the purchase on the most professional way, kept us updated at all the time, he was overly helpful, can't thank him enough! We've been really impressed. Nigel has helped us buy our first home. He was there when we viewed the property and he supported and steered us to the finish line. I sold my studio flat with Clarkes and the sale was not straightforward as the lease on the property was short and I had originally hoped to extend the lease. However the Freeholders were not easy to deal with and the team at Clarkes pulled out all the stops to steer me through the minefield of lease negotiation. Not only this but there were many different options I could have taken on the sale and, again, I was so well advised by Clarkes that the usual stress from selling a property was greatly alleviated and I was grateful for the professionalism and knowledge of the team who looked after my sale. I strongly advise anyone who is selling a property to use Clarkes long-standing experience and knowledge and who will be able to foresee any possible pitfalls that may arise. Highly recommended.

Be very cautious with this company! They are anything but transparent, constantly slipping in hidden add-on fees and extra charges. On top of that, the person we dealt with was unbelievably patronising, the whole experience felt like a con from start to finish. With that being said it’s still being dragged on.

We would highly recommend Clarkes, from start to finish they went above and beyond to ensure our sale went through smoothly. After having three estate agents over to value our property, Clarkes stood out due to their experience, honesty and dedication. When I have brought and sold in the past I have learnt how important the experience of the agent is later down the selling process and Clarkes proved excellent in moving the sale agreed to exchange. The professional photography made our property look at its best and the drone footage was amazing. A special thanks to Claire who kept all in the chain fully informed with regular updates every couple of days or more if required. This proved very comforting and vital especially towards the end. Arranged a viewing, explained we were travelling from London. They confirmed the viewing and promised to submit offers the day after. On the day of the viewing they laconically called a couple of hours before, while we were en route, to cancel the viewing. They had put forward offers and taken it to sealed bids (beware this!) the day before. No apologies, no excuses. Lazy, unprofessional, unreliable. Beware. Addendum* 1. You did NOT inform us of the decision. 2. We were on a train from London to Bognor when you called: we did not put the phone down but were cut off. 3 You also have responsibility to buyers, not just vendors. 4. This is my first experience with this company and one member of staff Christine who was very rude and not helpful to my mum of 76 years .It seems to me is that now you got to leave the property to a very high standard when you leave even tho you had issues with mould and I feel now after my mum got a decorative in and done some work for £800 so now I feel that my mum should have left and just lost her deposit that would have been cheaper .So don't get involved in Clarke as it seem to be a new money spinner to con tenants out of their deposits just want you too walk away and just lose everything and so the landlord got a good property to reset out again so the new tenants will have the same problems again .This is not right 😕 or is it

I would give 0 stars if it was possible. Never had such a rude attitude. They are all very friendly and helpful before you move in, but on check out become very abrupt and not helpful. They will look for the slightest thing to hold money from deposit. The property was cleaned to a high standard and redecorated but they insist on minor areas that need rectifying. The property had a damp issue prior to the start of the tenancy which was apparent after cleaning but they still insist that is the tenants responsibility and deduct from deposit. Total cost of moving out was £1200. May as well have just moved out and done nothing to make good and lost deposit - this agent is one to steer clear of
