GoogleWe lived here for almost two years - positives great location, maintenance staff (Ben) were great as was the only long remaining receptionist Elleni, there was a great community with the residents within the building ( this was due to all the problems we all had bringing us together), our apartment was also a good size.
Negatives: extra £150 per month for parking - we was told upon viewing that parking was free for two bed apartment (not true) there are regular car cannibals on pitford street so it’s a risk leaving cars. The apartments do not have adequate heating and small apartments have the same size heaters as large, the windows do not block out any noise from people/ cars outside. We also had condensation. We were paying for a 2 bed 2 bathroom apartment and for three months we were only allowed to use one - all residents with this issue were told we would be compensated- this never happened. The promised lift from the goods yard to the train station is still not open ( not good if you come home late in the evening) there are pimps & prostitution going on at the top of pitsford street. In the winter staff turned off corridor heating so building felt cold once off the ground floor . Gym is advertised as state of the art - it has two bikes/two rowing machines and weights, extra charge for private dining room. It’s also advertised that you can make the apartment your own by painting and putting up pictures - this has to then put back to original colour when leaving and you will be charged for any slight marks left by 3m tabs. When looking for a new apartment there are cheaper apartments with more to offer.

GoogleI've been living here with my son for more than two years now. Been through the good, bad and ugly.. but have come out fresh. No, I didn't go though a car wash.
There have been a few issues but where in the world aren't there??? It's a great place to live. Most of the work to the commercial units has been completed. Always have some events going on. The community feel has restarted.
Great amenities area, the dining room can be hired and it's lovely. The new residents to the retail units are great. Root 13, Vieni, Cuddle paws, Common interests and Passing fancies.
I like the courtyard areas. Residents are great. What makes the place is the staff. All of them are really helpful, fun, polite, empathetic and really supportive. Just really nice people.
I've made some good friends here. We have a good WhatsApp group to pass on info to each other and help each other out of we can.
There is a monthly news letter and the odd residents meeting. Looking forward to the Latin American party at the end of this month.
There is 24 hr concierge.. if you're posh, reception if you're more like me.
There is a parcel room and limited on site storage units to hire. The on site carpark in my view is a bit too expensive £150/mnth. I just park on the road.

GoogleShocking apartment complex.
I have no issue with the staff who are employed at the front of house/reception. They are always really accommodating and friendly.
The management and parent company are some of the worst I have ever met, they have no real answers, no sympathy and are not willing to compromise on the issues they are causing.
There is such promise because the flats themselves are pretty decent but the parent company (L&G) do not care about the residents. Most of the apartments are empty and they are prioritising the consturction of commercial units at the expense of the wellbeing of the residents.
From 8am till 4pm there is very loud drilling reverberating up the walls of the buldings and this is non stop, there is construction work all over the site and has been since we moved in (Sep 24).
This has been going on for 6+ months and is due to continue for another 9 months.
Avoid Goodsyard, there are plenty more places which are not only cheaper but don't have a growing list of issues with them.

GoogleThe property is situated in a quite and safe place but also close to the main road but without any noise disturbance. They have a 24 hrs concierge service, gym , communal area and ample space to walk around in the property premises. The onsite management team is quite helpful and also ready to go out of their way to help the tenant. The maintenance staff are quite swift to respond. The apartment is quite roomy well laid out. But the kitchen has slightly limited storage , no microwave and the wardrobe in the bedroom doesn't have drawers or shelves. But otherwise it's been a really good overall experience.

GoogleAs a tenant at The Goodsyard, I couldn’t be happier with the experience so far. One person who consistently stands out is Kash. He is always approachable, professional, and genuinely willing to help, no matter how big or small the issue is. Whether it’s answering questions, resolving concerns quickly, or simply checking in to make sure everything is going well, his level of care and commitment is exceptional.
Ellenie has also been fantastic, friendly, welcoming, and always happy to assist. Together, they make living here a really positive experience.
It’s reassuring to know there’s such a dedicated team looking after the residents. Kash’s helpfulness and proactive attitude really make a difference, and both he and Ellenie are a huge credit to The Goodsyard.

GoogleUnlimited potential with unlimited disappointment.
Moving in here it was my dream apartment. Great flat, lovely area, stunning facilities. Then the reality kicked in with a full year of extremely loud construction from early hours to the end of the day. Working from home was miserable and my sleep was constantly obstructed. No compensation, or anything offered despite paying premium prices for inhumane conditions. The on site staff did their best but management couldn’t care less about their tenants. Despite all my complaints nothing was done and nothing changed. Just money grabbing evil landlords attempting to get more money by building retail units.
Then came the move out process. They refused to give me a positive reference due to one late rent payment (was an admin error anyway) which was the very least they owed me. Then they tried to absolutely scam me on the deposit return; attempting to charge me for a dirty mattress (which was in that condition to start with) because I didn’t report it at the start and tried to charge extortionate amounts for basic wear and tear on the walls which was due to them using cheap paint anyway. I then took it up with TDS and received my full deposit back from them. So I had the last laugh.
To be honest, the apartment and complex are great, along with the maintenance team. But it is NOT worth the suffering I went through for a year and a half. Don’t bother, choose your other option I can guarantee it’ll be better value and they’ll care about your livelihood a hell of a lot more.

GoogleDue to the irresponsible behaviour of your team, we are now facing theprospect of being homeless and being forced to pay for expensive hotel accommodation.
I started renting an apartment a month ago at The Goods Yard JQ inBirmingham. Over the past month, the leasing team, particularly Tomi and Nadine, have repeatedly delayed the process, leaving us withinsufficient time to complete the international transfer (we made the transfer on time, but the staff continuously informed us that the payment had not been received). I have contacted the leasing team multiple times during business hours to resolve the issue, but the receptionist always tells me that Tomi is unavailable. For the entire month, I have consistently sent WhatsApp messages and made phone calls to follow up, yet even the tasks that were promised to be completed on time have been indefinitely delayed.
Today is the last working day beforethe tenancy starts, yet the leasing process remains incomplete, despite half of the rent already being received, and we have provided the proof of transfer for the remaining amount. Nadine, the leasing team member who answered my call today, promised to send the contract, but she is not responding to messages on WhatsApp, as she did in the past whole month.

GoogleThe development is overpriced.
Have had issues with heating and showers no compensation was offered even though issues continued for a long duration of time.
Lots of work to commercial units have resulted in lots of residents leaving.
Gym has no treadmill. Amenities area is nice but not used much.
Pros
Reception staff and maintenance staff are brilliant. Always helpful.
All white goods are included and you can opt for furnished or unfurnished apartment.
Cons
Overpriced. Can get similar or better standard apartments for similar or less.
Noise from work on commercial units.
Not really a community feel as promised.
Corridors need to be refreshed
Still issues with access to the train station
Not sure why parking inside costs so much

GoogleYOU CAN DO MUCH BETTER!!
I have lived at the Goodsyard since 2023 and this review echos the reality of many residents, including myself.
All in all, I think there is poor value for money (1 beds ranging from 1k-1.3k per month) for what you actually get. Cons include :
1. Loud: If you get an apartment facing the train/tram tracks prepare to be tormented with noise from early in the morning to late at night. If you get one facing the road, it's the same. If noise is a big thing for you, I do not recommend these specific apartments.
2. There have been many changes in the management team and it shows - when you raise genuine issues including noise complaints from the constant construction they will just glaze over it and pretend that they will do something about it. The manager is overworked and does not seem to actually care.
3. The gym is soo small, stuffy and oddly equipped. For such a big property it's shocking. It's a tiny little corner with some rowing machines, punching bags etc. 0 cardio machines apart from a very uncomfortable bike. I had to get a gym membership elsewhere.
4. The referencing checks are arduous and as other reviews show - many tenants have had problems receiving their deposit back.
5. The higher management really, honestly and truly does not care for residents. It really does show. All they care about is if you pay on time.
6. The ventilation in the apartments is limited, windows that are courtyard facing only open up a crack. And when I say a crack, I mean it.
7. The lettings team are often confused and while viewing apartments, will somehow confuse you more.
8. The 'residents events' are none existent. Expect yoga classes which you have to pay £6 for and that's it. They promise bells and whistles but in reality the residents don't get anything, which was a major selling point for them.
9. Random works are done with 0 warning to residents.
10. The communal area is really awkward for hosting. They put a table shuffleboard which literally no one uses. A pool table would have been much more usable. If you want to rent the private room - there's a £40 fee!
Pros:
1. Eleni who works in the front of house is great. Some other members of the FOH staff have been great too but have left or were removed. They tend to hire a lot of temporary staff though.
2. You get new appliances (hob, oven) that have been great to work with.
3. The maintenance team responds fast
4. The communal space is a good place for people who work at home. Compared to similar developments though, the refreshment options are really cheap. All you get is some dried coffee, tea bags and shelf life milk. Not impressed.
5. It's a great place for your pets
6. The surrounding areas are great if you like independents and jewelery.
All in all, I think you can get better value elsewhere. There are new properties that are better managed and you getter better value for money.

GoogleBuilding Maintenance and Facilities:
- Poorly maintained despite being only a year old.
- Marks on communal area walls and stained carpets.
- Fire hazards that don’t comply with building standards.
- Cheap finishes in apartments (walls and flooring + heaters. )
- Basement parking area poorly maintained (requires jet washing, smells like bins, and has litter).
Cleaning and Recycling:
- Two cleaners on-site, but efforts are ineffective due to broader maintenance issues.
- No recycling facilities; residents must dispose of all waste as general waste.
Staff Professionalism and Communication:
- Unprofessional staff:
- Ignore emails or have outbursts when held accountable (e.g., during internet outages).
- Prefer WhatsApp for communication, even for serious matters.
- Smoke near the entrance, forcing residents to inhale smoke while entering (Picture attached).
Tenant Experience:
- Multiple internet outages during tenancy.
- Multiple apartment fires reported.
- Heaters are unfit for purpose, raising safety concerns.
- Staff attempt to deduct as much as possible from tenants' deposits.
Value for Money:
- Rent prices are not justified considering the state of the building. £150 for basement parking. Over 1.1k for a 1 bed.
- Better-maintained, older flats available in Birmingham for similar or better value.
Recommendations for Tenants:
- Be detailed in the inventory report during check-in and check-out to avoid deposit disputes.

GoogleExtremely Poor Experience - A Bad Place To Live
★☆☆☆☆
My partner and I are leaving The Goodsyard after a year, and our experience has been deeply disappointing. This review is to warn potential tenants about the significant issues with management, living conditions, and the overall poor value for money.
The most serious issue has been the management's incompetence and attempts to enforce incorrect contractual terms. Despite our tenancy agreement having a clear fixed end date, they incorrectly insisted it would become a rolling contract and tried to make us liable for rent beyond our agreed term. This has been a completely unnecessary and stressful dispute.
The day-to-day living conditions are also appalling. The bin store is frequently locked, forcing residents to leave rubbish piled by the door. This is followed by extreme noise disruption at unsociable hours, with bins being loudly moved around midnight and then collected by private contractors with more banging and shouting at 6 a.m. This is on top of the constant building works we have endured throughout our tenancy and restricted access to the local tram station.
For the premium price charged, the reality of living here has been extremely poor. The combination of inefficient staff, constant noise, unresolved maintenance issues (including in our bathroom), and stressful disputes makes The Goodsyard a bad place to live. We would strongly advise anyone considering renting here to look elsewhere.

GoogleIf your dream home is a 24/7 construction zone with bonus decibels and a management team that couldn’t care less about the people paying to live there, congratulations, you’ve found paradise. For everyone else with functioning ears and basic expectations of service: run. Zero stars, if that were humanly possible.
