St Modwens, Fairways Stafford

Re St Modwens Homes, Fairways Stafford. We purchased our 5 bed home in September 2022 and have had a lovely experience with the sales team (Rachel / Julie), Site Manager Stuart and Customer Service Manager David. In terms of snags, which are expected in a new build - we have had nothing major and any small issues have been dealt with promptly and sorted within a decent time frame and to a good standard - also nothing that would put you off buying a new home! We are really pleased with our new home and the service offered to date. Customer service always responds to emails and timeframes are adhered to - it is a shame to read some of the other reviews saying this is different for them at other sites. Having spoken to other familes on the site, they have had a similar exprience to us (so perhaps the negative review are site specific?). The Site Manager Stuart has been fantastic in his approach of not forgetting customers who moved in six months ago, rather than just focusing on people just moving in. Our Customer Service Manager David is always happy to touch base and ensure we are still happy six months in! As is Courtney in the Customer Service Team who we deal with via email. My only advice would be for any snag touch ups, request St Modwens own experienced technicians, rather than the outsourced technicians! Overall, a very safe and concious house builder, who values customer service.

Mihail Bujor is a legend

Mihail Bujor is a legend. His work is impeccable, he’s very knowledgeable and he is very friendly. He goes above and beyond to make customers happy. He’s been round several times to cover up work been done on walls/ceilings and tix damaged skirting boards. Once he’s done everything looks brand new. St Modwen are lucky to have him and should give him a raise!

We’ve been to lots of other new builds…

We’ve been to lots of other new builds in the area and we’ve been made to feel insignificant at another developer. We then went to St Modwen office at Glan Llyn in Newport and were made to feel very welcome. Loved the homes, the public open space etc. They offered us lots of options, answered every question and we’re not the easiest to please. We might not be buying right now as we would prefer to wait. We will 100% be coming back to buy when we are ready. People by from people, Simon, the gentleman who was there was great! His colleague Helen was also very helpful. Thank you again and we will see you soon :)

We moved into our house on the Snibston Mill site in Nov 2025, we are more than happy with our house. The build quality is brilliant, location for families is great, next to the Snibston collery park, which has a lovely cafe, century theatre, play area, fishing lakes, golf course, bike trails, lovely walks.

5 Star Service throughout

This is my second home on the Glan Llyn development and St. Modwen have always solved any issues really quickly. Recently we had a couple of snagging issues that we talked to Joshua Beesley (Customer Service Manager) about and he couldn’t have done more to sort things out. Matt and Liam were great straight after purchase and Simon helped us buy easily. It’s a great team.

Worst company ever

We bought a property in the Egstow Park development, and have been utterly disappointed with the aftercare and customer service. We have had numerous problems such as holes made with hammers in walls to fit wiring. On day of completion and receiving keys we found that our patio doors would not lock. Drive way was not completed, man hole covers not flat which they have said they have repaired but have not.Gardens around this property / plot is mainly all clay and laid with building rubble which has been covered over with turf. We have pulled out left over wiring out of the ground. Fencing is falling apart.Roof tiles not fitted correctly to the roof, paint peeling off the garage doors, doors not fitting correctly in the house the list could keep going on and on.We have stopped reporting to customer services as they just brush it under the carpet, they don’t care once you have bought the property and you are in your home.Worst company ever… RIP off British comes to mind

We’ve recently been visiting all the new build sites in Worcester having sold our home. We first met Emily at Pear Tree Fields site when we made an appointment to view. From the moment we arrived on site, Emily greeted us so warmly and introduced us to the site.Having made time to really understand our buying requirements, she took the time to introduce us to the few plots remaining on the current release.On requesting some further details, Emily always replies within the hour on contacting her and is so helpful.We think we’re interested in a plot on a future phase but can’t proceed as we don’t even know the price yet.Having met loads of sales people on new build sites recently, Emily is by far the most professional and helpful. We visited the site recently and absolutely fell in love with it. Huge park on site with lakes and play areas, the homes are all spaced out and back from the road, well designed and attractive. From the moment me and my partner reserved our plot to completion we were fully looked after and was helped every step of the way. Our experience with St.Modwens has been amazing and we couldn’t of asked for it to be any better when buying our first home. When buying our house me and my partner ran in to problems with our valuation and all the St.Modwen staff helped keep our minds at ease at a stage when we felt everything was going to fall apart. St.Modwens were so accommodating with letting me and my partner in our house during the build and it was amazing to watch our family home been built from scratch. When our house was completed me and my partner employed a private company to come and do some snagging in our property. I had read many reviews on new builds from many companies and many of them were bad which made us uneasy so that’s the reason we employed a private company to come and help snag the house. When we received our snagging report I was expecting many structural problems and issues that will take time to fix however we received only decorative snags and the person who snagged our house who has snagged many houses and different builders said this is one of the best she has seen. When we gave our snagging report to Phil the site manager he made sure that every decorative snag was sorted so that our home was more than perfect. We can’t thank Phil and his team enough for building our lovely home and been so dedicated and caring with us through out the whole process. Thank you all of St Modwens it been a pleasure. Highly recommend.

We have been in our home for just over a year now and originally had a few issues pre-completion with regards to valuations but this was escalated and resolved by Bonnie. The support, service and professionalism from Bonnie was amazing and definately outweighed the early issues we had with site sales.Post completion we have had minimal issues and any issues we have had have been rectified or managed professionally by site manager Phil Hill. Phil has offered nothing but support and is an asset to both the Banbury Place site and St. Modwen.Special thankyou to both Phil Hill and Bonnie Perkins who for us personally without wouldn't have made the experience as currently achieved.

I reserved an apartment in Digbeth One 2. In the brochure was a wooden and white bathroom. I was buying from abroad so the 3rd party salesman from Global One sent me a video of a show apartment that also had a wooden and white bathroom and was told that all apartments are exactly the same.Coming close to completion I realised there were 2 styles of bathrooms and the plot reserved for me was not the same bathroom I was shown. When I mentioned this I was met with defensiveness and told it shouldn’t matter.I didn’t like the other style bathroom and didn’t want to proceed with the purchase.I have not been able to get back a £2,000 reservation fee, which now I know is higher than most people pay for a reservation fee. I’m also down on £1,500 for solicitor fees and £1000 for mortgage advisor fees. I have been told by One Global Property that there is no legal obligation to pay me back my reservation fee even though I was miss sold a different colour bathroom. They told me it’s in the brochure, but only one style of bathroom was in the brochure. It wasn’t in the brochure. It’s false advertisement. There is legal obligation and there is moral obligation. What they did and how much of my money they kept is morally wrong.It seems by other one star reviews that it’s normal for this company to sell you one thing and deliver another. I have filled a complaint with the Estate Agent Authority and will also contact Trading Standards to tell them about the shady advertising loopholes this company and their sales partners seem to use frequently.Some of the reviews on this company are good, some are terrible. Proceed at your own risk. They only care about your money and are dishonest.

Shirley is doing an excellent job, very responsive to phone calls, made sure we are satisfied by explaining us all the plans in detail and 3D images. Not pushy at all, gave us plenty of time before we decide. Andrew was also very helpful while Shirley was away. They suggested Beth as a mortgage advisor, we were not planning to go with her but we ditched our mortgage advisor and went with Beth. She sounded experienced and very thorough and pointed a major mistake our advisor had made, which was going to result in loss of money. We are also using the solicitor suggested by Shirley. So far very satisfied with all of them!Update: Our exchange has gone through smoothly, used St Modwens recommended mortgage advisor and solicitor, all of them very professional and stick to the timelines.
