Robert Powell & Co are a superb 3 generation, family owned and run, Birmingham estate agent who are head and shoulders above the usual high street franchises. I wouldn't go anywhere else. Their knowledge of the Birmingham market is brilliant. Having invited many estate agents to value the property in Harborne, I put my faith in James Powell and his firm. My choice was resoundingly rewarded with success, despite what proved to be an arduous journey.
James had to deal with a combination of extremely tricky difficulties - two executors selling a property who seriously didn't see eye to eye, a buyer's solicitor who was uncommunicative, uncooperative and rude, and a property that had some problems!
James negotiated them sensitively and expertly concluding in a successful sale which at times looked extremely fragile and on the point of collapse. An estate agent who has your back!
All credit to him for seeing the sale through to a successful conclusion.
What you need and get from a superb estate agent is that their words and experience match their actions. This one does unequivocally. Robert Powell & Co is differentiated from the many others who promise the earth and deliver little.
Communications: Are timely and accurate. James and his team keep everyone in the loop, and are very responsive by email or phone call. (Reponses to emails and calls are within hours and usually the same day.) This includes viewing appointments, feedback, reading people's intentions, or dealing with our conveyancing solicitor who was equally superb.
Pragmatism: Sound advice and knowledge of all things property related is extremely good. I found you could trust what James had to say 100%, even under pressure.
Negotiations: These include using different and subtle approaches to negotiating a successful sale, and knowing when to push and when to back off. The skills here are superb. Despite a difficult to sell house, warring siblings and uncooperative, sometimes misleading solicitor, he pulled off the sale! That takes skill and a wealth of experience.
Approachability and professionalism: This is what you will find here. If you enter into a respectful partnership and work with James, it is the most rewarding experience, even under difficult conditions.
Support: Directly or behind the scenes, James is committed wholly to supporting the seller, the property and to a degree the buyer in order to get them on board. The support was exceptional, sometimes several times in a day, other times over a few days.
Team work: James is very ably supported by a wonderful team. Working in partnership with James, provided you listen with an open mind to what he has to say, is not only rewarding but brings results. He worked very closely with our conveyancing solicitor to help pull off a difficult sale. Inter professional communication was excellent.
The extra mile: This turned out to be several miles!
When things goet difficult and take a while to reach conclusion, James is tenacious, resilient, consistent and persistent where others may let the property languish, preferring to focus on easy, quick sales.
Special thanks goes to Robert Powell & Co for supporting what has been a tempestuous journey. This estate agent is extraordinary. I have no hesitation in giving a 5 star review. If I could give 6 out of 5, I would!

Thank you for your feedback. I have spoken to the lettings team and they can confirm that they contacted you by phone, which you didn't answer so they left a message, and sent an email to confirm that the viewing had been cancelled an hour and a half before your appointment.
Whilst we try to avoid cancelling appointments, the landlord received an offer from a viewing earlier in the week and wanted to proceed without further viewings. Whilst we apologise that your appointment had to be cancelled, we must follow our landlords instructions with regards to their property and on this occasion it was to cease viewings.

GoogleI would think before going with this company if you are a home seller.
Update on 13/6/2020 after reading this agent's reply: we are key workers just relocated to this city and tried to find a more permanent base. So we are viewing a number of properties that would match either a medium term vs longer term use (and we have a wide budget range). They arranged 1 viewing and then asked me to remove the initial negative review immediately after.
Their initial reply to us basically suggested that we were at the end of the 8-week waiting list. We also have not had viewings of the other two properties arranged for us (after I refused the request to remove my initial review entirely). I will leave this up to the readers to decide why it might be.
Re: derisory offer- the starting offer was 80K below asking pre-COVID prices, but this was not only due to COVID-19 and because of the work required on this property (damp marks on some walls and some dampness in the cellar), some discrepancies between the condition in person and the marketing photos and it was 10% below asking price. We contacted the agent and planned to increase our offer, but was told that somebody had already made a higher offer that we were not willing to match. Unfortunately, the reply you can see below was, as usual, written in a deceptive fashion, stating the amount but not the percentage difference of the offer.
Beware of this agent- there are a lot more important things in life rather than knowledge of the market. Marketing skill vs integrity isn't always the same thing.
Everything was done in a safe manner and we have followed your protocol (we were given 15 minutes only to make a judgement on the property, which we identified a couple of issues and reflected that on the offer price).
We have worked hard to keep you safe- stay safe indeed.

We have just asked to view a couple of houses that suited out needs. They just told us to think again as the houses were very different. One of them have been on the market for months. We have got all relevant components sorted (e.g. AIP, etc.) since the lock down.
Disappointed by this agent- by the time they get around letting us view any of these houses, apparently “8-week viewing list” to go through, we might have found somewhere else!
Update on 27/5/2020- after this review the agent was in touch and offered us viewings quickly. I was asked to reconsider this review, as the agent thought it had been unfair. So I think it's fair to offer an update to confirm that they dealt with the complaint promptly when a bad review is in the public domain.

We are sorry that you misread the tone of our emails, it was not our intention to offend you.
During the course of the COVID-19 lockdown you requested viewings of 3 properties. On each occasion we told you that we had added your name to the list of people who wanted to view properties once the lockdown had been lifted.
At around 9pm on Tuesday 12th May it was unexpectedly announced that estate agency could resume the following day. At 9:40pm the same evening you emailed requesting a viewing of a property that coming weekend. We replied at 7am the following morning to say that there was an awful lot of work that we needed to do before we could commence viewings and that it would most likely be after the weekend before we would be starting viewings. We are sorry if this wasn’t quick enough for you but just to put it in perspective we had most staff on furlough who we needed to bring back in an ordered fashion, we had 60 pages of government guidelines to read and implement (which at this stage hadn’t yet even been published) and we had several dozen vendors to contact to agree specific viewing protocols with. In addition to this, you were not the only person who wanted to view properties (we had over 100 viewings to be arranged). Asking you to wait for 5 days whilst we completed that task doesn’t seem too unreasonable.
In your reply to that email you reminded us of the other properties you also wanted to view. Our reply acknowledged that but politely informed you that the government guidance very clearly stated that physical viewings should only be undertaken if the viewing is “highly likely” to result in an offer being made. On the basis that you had asked to see three completely different properties with a price differential of over £300,000 it didn’t seem unreasonable to suggest that you might perhaps want to narrow your search.
As you acknowledged in your edited comment, we did organise a viewing at one of the houses for you the following week. You subsequently made what the vendor described as a “derisory” offer almost £80,000 below the asking price citing COVID-19 as your reason for making such a low offer. We are pleased to say that we have now sold that property to a buyer at a figure close to the asking price.
As an estate agency it is counter-intuitive to ask a potential buyer to think twice before viewing a property but in these unprecedented times that is what we have to do. Our job is to shield our vendors from people coming into their property unnecessarily and thankfully most buyers understand that; indeed most buyers don’t want to put themselves at risk either.
We are sorry that these restrictions are unacceptable to you but to us they seem perfectly sensible and we would urge you to please take heed of the government advice to only view properties you have a serious interest in. If your intention is to make very low offers on properties because of the market correction you predict might happen in the future you should check before viewing whether the vendor is prepared to drop their price significantly. Viewing lots of properties at a time when the country is trying to get this virus back under control really isn’t sensible and puts you and others at unnecessary risk. Please stay safe and keep others safe too.

GoogleAny tenants who are thinking of letting with these, please be ready to set aside a minimum of £140 of your deposit because as they admitted to me themselves to me on check-out day, the cleaners are already booked at your expense before the check-out report has even been started - which of course consists of photos taken at cherry picked angles with the flash on to find the slightest of water marks or dust. Fortunately their paperwork wasn’t in order so I was able to claim back via TDS.

However, it is not true that cleaners were booked before your check-out appointment was completed. They were however booked immediately after as we were not happy with the condition you had left the property in for the next tenancy. As such, the cleaners were booked and the correct procedure was followed when you disputed the cleaning cost.
As you have also stated, TDS did award in your favour and as such the full deposit was returned to you. At no point did we take £140 from you, it was held by TDS whilst they completed their investigation. The majority of the deposit, which was not disputed, was returned to you whilst the investigation took place.

We interacted with about 10 different estate agents in Harborne/Edgbaston while attempting to purchase a property in summer 2023 and Robert Powell were by far the best, e.g., they don't list rooms that are clearly not bedrooms as bedrooms, unlike at least 2 other agents and don't demand to see mortgage agreements in principle or confirmation of offers to book viewings (booking viewings was very straightforward). Through Sunil Jaswal, we put in an offer on one of their properties and he could not have been more helpful in negotiating the price and generally going above and beyond (the sale ultimately fell through due to us being unable to sell our own property (with a different agent) due to the state of the market). We were very impressed by Sunil's extensive knowledge of the market, integrity, honesty, and desire to find solutions that work for the buyer and vendor. We would certainly recommend Robert Powell and hope to be able to use them again in the future.
