GoogleHad the misfortune of taking up one of their properties; almost all of it came broken. The mattress is older than my nan’s, the springs are completely shot and it protrudes out of the fabric. I managed to get myself cut. The cupboard is broken, it fell directly on my face near my eye, could’ve ended up blind. The computer table as well. All of this was reported when I moved in. They don’t bother to repair anything. I had to DIY some of it. They also barge into your rooms without consent for their property viewings, whether you are there inside or not, they open your doors to complete strangers… which is illegal to do. One of the dudes working here proceeds to lecture me about the house owners’ mortgage obligations because I brought up paying rent to address the repairs I requested over a year ago. How they’re still operational baffles me. Any request you might have regarding your property would need multiple emails and reminders for them to even acknowledge it.
(Edit, figured you guys would just lie about it so here’s the correspondence of reporting the issues https://imgur.com/a/HTBtoci
Wish you the best too, hope you’re able to improve service quality)

Hi Hariharan,
It has been a pleasure to accommodate you over the past two years and are surprised by the contents of this review. A lot of what has been written is completely false. You viewed the room prior to moving in, chose to proceed with the tenancy, and remained in the property without raising any issues.
We wish you all the best in your future endeavours.
Kind regards,
Prestige Properties

GoogleDo not use this company. The rent prices are extortionate for what the place is. They took extra money when we paid our deposit and after over 6 months of constant emails, calls and going down to prestige properties, we finally got OUR money back. We have lived here for almost 4 months and have not managed to go more than a couple days without problems. They are unresponsive and take days to sort out problems. We’ve had to go days without hot water, mould under the carpet (which they just came and put a humidifier in the room and lit a candle), water leaking through the ceiling for months, oven not working, the washing machine AND dryer breaking, didn’t have wifi for 2 weeks, and worst of all i had literal wee coming out of my shower head. It caused such an inconvenience and we are students. We do not have time to keep calling up and waiting ages for things to be sorted.

Hi Mya,
It was unfortunate that you had to experience some maintenance issues when you moved into the property. We are pleased that all reported matters were addressed and resolved as quickly as possible once brought to our attention, including the leak which correctly was actually treated and then a dehumidifier and candle was given in order for the odour to disappear. We were also pleased to hear that you wished to continue renting with us for another year in the same property.
While most of the statements made in your review are false and do not accurately reflect the situation, we are keen to move past this.
Since October, we have not received any further maintenance reports or emails from you or your housemates, which we take as a positive sign that everything has been running smoothly, since then.
Kind regards,
Prestige Properties

GoogleThey are very scammy. They deduct deposit no matter what. 1 person left 3 post-it notes on the wall by mistake. They charged £30 to pluck them off the wall (post-it notes can't damage the walls). Similar experience of another group of friends living in separate property under Prestige. I have never experienced this on the 4 other properties I have lived at before and after this one.

Hi,
We let this property to you in 2023, yet this review is being written in 2026. More importantly, we do not manage the property and had no involvement in the deposit deductions, so we are unsure why this has been directed to us at all.
You should have brought this to your Landlords attention, two years ago.
Thank you!

GoogleDo not seem to care about tenants only the money they are making. When we moved in the old tenants moved out the day before, the house was far from clean and had many maintenance problems.Yes the maintenance problems have been partially resolved but only when we pushed for it.

Hi Chloe,
We are sorry that you felt this way upon moving in, however we are pleased not partial but all the reported issues were addressed and resolved. In Selly Oak student contracts end on 30th June, and new tenants move in the next day.
We were also glad to hear that you wished to stay with us for another year in the same property.

GoogleI stayed with Prestige for two years and had a genuinely memorable experience. They weren’t just considerate but they consistently went out of their way to resolve any maintenance issues we had. Yes there were quite a few, and some items needed attention more than once, but they never delayed and would replace things promptly whenever possible.

GoogleThey use to turn our electricity off all the time. Mainly at around 2am when we were unable to call them. They even provided an emergency number which no one answered. We were left freezing with no internet or light and all our food going off in the fridge. They also did not have the house ready for when we moved in, including a bed not being present in the accommodation for the entire first month of the property, pieces of equipment and unbuilt furniture all around the house. We also had to build furniture ourself as they didn't bother including the fridge, oven and some cupboards. Awful communication and absolutely appalling staff. Save yourself and don't bother with them.

Thank you for your review. We would like to make it clear that we did not once turn off your electricity from our own accord. As Letting Agents we have no direct control over energy services. This is something the elctrical company was reponsible for. In addition all maintenance delays were beyond our control and this has been explained in the past. If you are still not happy with how your Tenancy went about almost 5 months of it coming to an end, I would be more than happy to discuss any concerns you still have with you at our Offices.

GoogleMy friends and I have been with Prestige Properties for second year. Have not had any issues, and they are very responsive especially via email. We had an issue with our boiler during the snow in December, and they arranged for maintenance to fix it immediately. Very grateful!

GoogleUnprofessional and lacking in competency.
Me and my house have had multiple issues with Prestige Properties who have been our landlords during the 2023/2024 academic year. From illegally granting a person access to our house to general neglect of the property.
Prestige Properties have also been known to BRIBE people in attempt to gain more 5 star reviews on google. I suspect this is the source of many flattering reviews...
In addition to these quite egregious acts, there have been countless smaller issues such as constant leaks, repeated and significant email typos and unprofessional, sometimes incompetent interactions.
See attached photos of the property when we moved in.

GoogleThanks to them, I lived in UK for 2years as a foreigner.
for the past two years,
They fixed the problems in my room and the kitchen, and responded to requests for various issues.
Sometimes, it was out of the regular working time.
In that they were a part of my dream pursuing journey, and also It has been so far available, thanks to thier help.
I appreciate their support and work.

GoogleVery unresponsive, they say they'll fix issues and then don't do it, especially not on time or without having to be reminded over and over. I've had to go without electricity and gas for days at times despite paying for them. Their out-of-hours number does not work, they will not explain why, and they are unreachable on weekends. Likely many of their 5 star reviews were only posted because they give people a chance to win money off rent if they leave 5 star reviews around the Christmas period.

GoogleAbsolute rubbish, house wasn't clean when we arrived. Took ages/never responded to emails about things that had broken in the house such as the hob causing all the lights to switch off. When they finally did come to fix it, they said it would be sorted the following day and it never happened. All they did seem keen to reply to was emails regarding us paying them money. Wouldn't go near them ever again. Last year our service with our landlord was different gravy, replying instantly and sorting us out immediately, this year was the opposite end of the scale.

GoogleThe worst company I have ever dealt with, so unprofessional, they will do anything in order for them to make an extra few pounds. Whenever there is an issue in the house they say they will be round within an hour and turn up a week later with no contact and they will just let themselves in.
The issues that have arisen in the house, they will do a half arsed job of fixing it themselves just to save them from spending money on a professional tradesman who will actually fix the problem. Honestly I would strongly recommend not going with this company as they’re all fuelled by greed.

Thank you for your review, however I have been through the database of our Clients contact details and can not seem to find a record for you. GoogleI was with Prestige for 2 years and they were extremely slow at responding to maintenance requests. We had a side fence panel fall down in November and it took until May for them to replace it, leaving our garden open to next door and easily accessible. The grass was never regularly maintained even when requested apart from a week before we were due to leave the property. The condition of the house when we moved in was shocking, I had no bed in my room and the cleaners had hardly cleaned the property since the previous tenants left. Most of the issues were eventually fixed but it took far too long and it was not a positive first experience with Prestige. Receiving our deposit back was a long drawn out process too which isn't ideal when you're a student on a tight budget.
If possible I would stay clear of Prestige as there are plenty of better estate agents available in the area that can respond to requests much more efficiently and positively.NegativeResponsiveness, Quality, Value

GoogleBad at responding and fixing things. Took an unfair amount of money from our deposit. Most of the 5 star reviews are probably fake because they entered you in a raffle to win a month's free of rent if you did it.

GoogleDO NOT USE PRESTIGE PRIPERTIES... I am an ex university student who used the services and the hassle free dream they try and sell you as tennents. However this is not the case, should we ever need anything that is broken in the house repairing this would take around 3-12 months to sort, if it ever got sorted. When they did resolve the issues they would do the job so badly and on the cheap that you would need to ring them and get it done again as it had malfunctioned the next day. If you rang them with a problem you were then told you would have to email them with the issue and only then can the work get done, if they did resolve it. They then at the end of our tenancy landed us with up to a £1000 worth of work that needed doing to the house. having we not contested everything they suggested, of which some of it was not even true and they could not provide evidence for, we would have lost a lot of our deposits. Our deposits took more than a month to come back to us and only when I threatened to involve the authorities did the money then get put into my bank account within a matter of hours. Some of my fellow tennents have still not got there money back and prestige simply claim they will see what the problem is in a snappy unprofessional tone. They added unnecessary stress to an already hard and stressful time throughout university and I would recommend everyone to avoid them at all cost. DO NOT GO HERE.

GoogleWe were really pleased with Prestige Properties Lettings Agents! We stayed in a 7 bed student property run by Prestige for two years and were delighted with their personable customer service and efficient maintenance team. The property itself was superbly well equipped, competitively priced and they looked after us very well. They're very used to dealing with students and always responded to our queries and maintenance requests promptly and helpfully. We would highly recommend them to anyone looking for good value high quality housing in Selly Oak.

GoogleRight. Where to begin? Do NOT go with prestige properties if you wish to have a nice house and a stress free student experience. We have had multiple issues which have involved thousands of emails, hundred of phone calls and probably about 4 responses - IN 2 YEARS. They say they’ll sort things and they never do. We’ve had a broken freezer, broken washing machine, broken light, blocked sink, broken drawers, broken beds, damp.... the list is ENDLESS. Do not trust anything they say, they will not be helpful. But they will have the cheek to ask for a good review.
