AVOID THIS AGENCY AT ALL COSTS‼️‼️ I have been dying to write this review as my experience with PSH was nothing short of awful. Lived in one of their properties last year and we only just got the deposit back, after almost 5 months, as they tried to claim 1.7k worth of damages, despite there being no damage in any photos they took. They even tried to claim issues from before we moved in were our fault. We got almost the full deposit back after they left it for so long it went into arbitration. From the first week we moved in we had problems. When we moved in the house hadn’t been cleaned whatsoever - we found cannabis on the bedroom floors, wall panels missing from the toilet, all of the wardrobe doors and the window blinds were broken - one mattress was so disgusting it had to be changed immediately as it was a health hazard (which they then left on our driveway for 3 months to go mouldy and get wet). We also had no washing machine for over a month into our tenancy, when asking the agency to fix it they told us to go to the dry cleaners to get our laundry done, instead of just fixing the washing machine!!!! It took 1-2 months of complaining for them to finally fix it. During winter our boiler completely broke down and we had no access to hot water or heating. The agency took 2 weeks to fix it - we went to the agency in person to ask if they had heaters we can borrow, to which they told us to go buy one of our own and it’s not their job to provide them, when they had two on full blast right in front of us…we had no access to heat for weeks during the ice cold winter in a house that had original Victorian windows that have big gaps in them. There was no way to escape the cold. Every maintenance request we made to the agency was marked as “completed” even when the issues hadn’t even been looked at. These exact issues are what they tried to blame us for at the end of our tenancy. Extremely dodgy agency. You can’t believe anything they say and the people they are hiring as maintenance do not seem to have any clue at all. Every time maintenance attended our property they hardly ever told us they were coming and left insane mess everywhere. One time they “fixed” a toilet and it leaked all over the downstairs of the property, we had to fix it ourselves!! I recommend not renting any property from this agency. They do not care about your wellbeing at all and just want to make money out of you. What they are running is unlawful at best. The agency should not be allowed to exist. Do not believe the good reviews, as in our experience the agency gave an incentive to people who left reviews; they got money off their rent (which we had to chase up for and have since deleted our reviews)!

My daughter and her uni friends rented a house through premier student homes and they haven’t kept their word on anything that the tenancy agreement stated . They promised to sort the garden when they moved in but did nothing to get it out of the total state of neglect that it was in … what they have done is try and charge the kids for neglecting a garden that has had nothing done to it for years . I personally have strimmed the entire back garden in good faith that it looks 400times better than it ever has yet they are trying to hold the deposit. Also the utility bills that are included are not as they again have charged the kids for using more than the average. They haven’t disclosed any actual bills with them and they have not used excessive power as with Covid half of them wasn’t even at the accommodation that much . My advice would be to avoid using premier student homes as they will add charges at there own will just to get whatever they think they can extra out of whoever is using there property. If you do use make sure you take pictures of everything and keep track of your usage. There is far better accommodations out there keep looking before using these people!.

Load of rubbish . There's always one muppet that's slates a good company and trys to put them down when actually they're trying their best and go out above and beyond. This company has changed so much and are actually helpful. If you try speaking to the company they will help . As a landlord myself I'm very happy and can't praise them enough

It is with great pleasure that I write this review, knowing I will never have to deal with premier student homes again. I was a tenant with PSH from July 2023/2024, and can honestly say this is the worst experience I have ever had with a landlord. From rats and black mould to electric shocks from the appliances, we have had countless issues throughout our tenancy, many of which are extreme health and safety issues. To name a few: - [ ] A water leak from the first floor shower which resulted in the ceiling collapsing , reported several weeks into our tenancy, still leaking when we left. There were over 16 maintenance requests, and the shower room was not usable for the majority of our tenancy. This was obviously an issues previously, as a portion of the ceiling had been replastered (they tried to tell us it was our responsibility as it was due to the sealant in the shower). They then fixed the ceiling before we moved out, and after I questioned them about it still leaking, I was told to keep quiet as I only had a week left on my tenancy, and that it would be the next tenants issue! - [ ] Black mould in the bedrooms and the ceiling due to the water leak - [ ] Having to pay £80 for the neighbours rubbish being on our side of the property when we left the property (We had photo evidence that there were two piles of rubbish, and they said that technically we can’t prove that the pile of bags infront of the neighbours house wasn’t ours, and suggested we should have videoed us taking our rubbish out!) - [ ] Ridiculous times to respond to emails and issues, only to met with the same excuses of “we are very busy”. It’s easy for me to say, but shouldn’t you employ more staff if it’s taking you a fortnight to reply to emails? The staff themselves are nice and easy to get along with, but don’t be fooled by this. This company is after your money, and will provide shoddy houses which are minimally maintained until you move out, so that it is the next people’s problems. There is always an excuse and it is never there problem. Do yourselves a favour and AVOID PREMIER STUDENT HOMES LIKE THE PLAGUE

Please avoid these people, in our experience their 5 star reviews are paid for they offer a £20 discount at the start of tenancy. throughout our tenancy the general managament was terrible, in the middle of winter our boiler broke it took them 2 weeks to even send an engineer. there responce when we said we were freezing "buy electric heaters then"...... the end of tennancy, at move out they left it to the last minute to make a claim for our deposit, provided 0 evidence made frankly insane claims on damages and when we gave evidence they just went no and sent back the same offer. they did this for 3 months eventually we went to arbitration where we won the full deposit back minus 175 for cleaning and some bluetak marks, they were asking for £1800 mind. not to mention in their claim they include a "coordination fee" this is a "having to arrange work" charge this is probited by 2019 tennats fees act so .... not to mention they never provided a single invoice so their claimed work never happened. all in all save yourselves

Literally the worse people to rent with ever. They took ages to fix any of the issues, when the microwave set alight due to an electrical fault they tried to charge us for it! They had painters round all the time with little to no notice, and have generally been unhelpful. They have held our deposit for more than 3 months after out tenancy ended and have tried Charging us unreasonable amounts (£50 to change a LIGHT BULB). if you rent with them, document everything, report them, and make sure you don't need to get your deposit back for some time.

Absolutely Awful Experience, Avoid Premier Student Homes at All Costs Living in a Premier Student Homes property was genuinely one of the worst experiences of our time at university. The house was filthy when we moved in, clearly not cleaned at all, with dirt, grime, and mess everywhere. Even worse, we discovered we were sharing the place with rats and mice. It was completely unacceptable. Trying to get anything sorted was a nightmare. Months would pass before they did anything about our complaints, and every interaction with them felt like we were being brushed off or treated like an inconvenience. They were often rude and dismissive, especially when we raised serious issues that affected our health and safety. When they finally came to repair our ceiling (after an unreasonable wait), they left a disgusting mess behind for us to clean up. No apology, no care, just more stress for us to deal with. Their communication was terrible from start to finish, unanswered emails, missed calls, and no updates. This company clearly doesn’t care about student welfare or basic standards of housing. Save yourself the headache and go with literally any other estate agent. Premier Student Homes should not be allowed to manage student accommodation.

Please note that when viewing properties, prospective tenants are offered money in return for posting positive Google reviews! My experience with Student Premier Homes has been nothing short of frustrating. When my daughter and her peers moved into the student house, we expected at least a clean and livable space, but instead, we walked into a property that was filthy. The floors were covered in dirt, the kitchen surfaces were greasy, and the bathrooms looked like they hadn’t been cleaned in weeks. It was clear that no proper cleaning had been done before we arrived. We contacted the company immediately, their response was slow and dismissive. They insisted the property had been “cleaned and inspected,” which is honestly hard to believe. For the amount we’re charged it’s completely unacceptable. Students deserve the same basic standards of cleanliness and respect that any tenant would expect. Unfortunately, Student Premier Homes has shown that they prioritise collecting rent over providing a decent living environment. Would not recommend.

I’m going to start off with I wish I could give -1000 star reviews for this poor excuse for an accommodation. I wouldn’t wish this place on my worse enemy. My sister and her friends rented this place for their 1st year in uni and quite frankly this treacherous place absolutely ruined their 1st year experience. The amount of rodent droppings everywhere, holes in crevices, rodents scaling the walls, climbing into belongings. A absolute nightmare. And these people did nothing useful to help the solution. Their Excuse was “well the house is near the reservoir so there’s due to be rodents” what a load of rubbish. They do not care about students and this place isn’t even fit for human inhabitance. They advertise it as one price then charged more money. They advertised it as all bills included and then tried to dump and bill on them once their contract had ended due to end of school year. I’m due to take Premier Student Homes to Court and get them closed down. Absolutely disgusting people. How can you be so desperate for money that you’re willing to stoop so low to rob students. Students already do not have money. This place needs to be closed down

This is probably one of the WORST housing agencies to ever exist. DO NOT BOOK STUDENT ACCOMMODATION WITH THEM. I personally have studied and lived away so therefore rented student accommodation and my landlord/agency were very accommodating to students however this agent is the worst to exist. My little sister is staying in a home that is under this student home agency and from the very moment they stepped into the house we noticed mice traps. I asked the agent why there were mice traps he said he was not sure then came back to say that the previous tenants had a mice issue but it should be fine now. This was a flat out lie. There has been so many sightings of mice that I am just shocked. The mice run and live in the house to the extent where the girls who live there tend to stay out and sleep at their friends houses because they’re so scared. We complained to them about the mice infestation and they were unphased and unbothered. They have done nothing to compensate for this at all. Apart from the mice, the condition of the house upon entering was a disgrace. The house had not been cleaned at all. The oven was filthy, the floor was dirty, the carpet was terrible, mould in the bathroom and the list goes in. We complained about all of this and again there was no remedy or compensation for this. This agency prey on student with little to no knowledge on their rights. PLEASE AVOID THIS AGENCY!! DO NOT BOOK WITH THEM

PROPERTY NOT FIT FOR HUMAN HABITATION

Rented two properties with Premier Student Homes and honestly, 10/10 if you’re into wildlife documentaries and DIY home repairs. First house? Got charged something silly like £80 per wall to repaint because of one dot of blue tack. Impressive attention to detail. Also got billed for a broken chair that was already broken when I moved in?? Second house was even better. Constant mice inside, rats outside, and just to spice things up, three mice as guests in my actual bedroom. My door had dart holes, the TV didn’t work (which they refused to move so i had a broken tv in my room all year) and behind it was a lovely surprise, a rotting pot of who-knows-what. We also found alcohol bottles behind the toilet?… speaking of toilets our downstairs one leaked almost the whole time we lived there :) The washing machine broke almost every time we used it, and getting anything fixed took an Olympic-level waiting game. The roof over the stairs was falling in, which they kindly left for us to deal with the mess once they fixed it (weeks and weeks later). Oh, and apparently we had a basement full of decomposing rats that no one told us about. Smelled great! No light in the downstairs hallway for months. had to use torches to walk through our own house at night time. And we were told we’d be charged for rubbish left out during a bin strike. Because, y’know, we personally control birminghams waste management services. Staff were consistently rude and unhelpful, which was honestly the only consistent thing about the whole experience. Would I recommend? Only if you’ve got a strong stomach and enjoy being ignored or are looking for rats or mice to adopt? plenty there for you x

Personally, I would not recommend this company if you're looking for a comfortable place to stay as a student. They do not care for your well-being and just want payments without providing basic necessities like hot water and heating. There is always a fault in the house that they will never attend to. Don't get me started with maintenance workers. They will let a worker in and leave them unattended (a laptop was stolen from a bedroom and said it has nothing to do with them) and will not lock the main door when leaving or the bedroom doors. Very inconsiderate people and do not hold basic ethical standards ( I would advise they read up on it via the RICS website). When house viewing commences they will open the bedroom doors that still have the tenant's valuables inside unlocked along with the main door. The main door has been a complaint about the whole time of the contract and has not been looked into. The door requires a key to be completely locked but they will lift the handle up and leave without checking. One of the tenants came home from the library at 1 am and saw that the door was opened. THIS IS ABSOLUTELY ABSURD. So for a smooth sailing university experience, I would advise student halls/accommodation as you will be appreciated.

To sum up the absolute nightmare of living in one of these properties and the process afterwards would be it will kill you. They took our deposit for “cleaning” and charged more for “excess usage” where they were unable to provide any real evidence or bills, while the house was left in better condition when leaving than arriving. Having fighting this for over a year with support from establishments such as citizens advice I began to have medical problems due to the stress they caused as they were more than comfortable to continue to lie. Eventually with this help I was compensated for their disgusting behaviour although what I received was nowhere near what they had taken. Along with this there were many problems throughout the tenancy they would not fix and if they did they had unqualified people working as electricians… Please save yourself and your bank account.

SHOULD BE AVOIDED AT ALL COSTS!!!! Let us get in trouble with the council for not paying councils tax despite us besting students, never fixed the broken lights or smoke alarms despite us telling them multiple times. When out fridge broke, took them 2 weeks to replace it and just left the broken one in the middle of the living room and never came to collect it again!!!

Had a great experience with premier student homes, the people are lovely, polite and helpful and Jake was extremely informative and knowledgeable and made me feel much more relaxed about renting a house from them, they even offered for me to pay my rent when my student finance drops. I also really love daisy the office dog!

Rodents in houses (they never go away) , over charging , insensitive given current financial climate , unsafe area for students, do your research ! Maintenance issues take weeks to be sorted . Overall , living in this house under PSH is making us miserable ……..we all wish we never signed the dreaded contract . Stay in halls bab xx

Previously posted a 5star review before moving in, now that I am done with them I have to say they are the worst agents I have had the displeasure of dealing with. Give you an awful run down rodent infested house, do not deal with maintenance at all, then when you move out they will charge you for the most obscure things possible, things that they shouldn’t even be charging for such as wear & tear. They tried to charge us our whole deposit PLUS an extra £500 due to “damages”. We paid for an end of tenancy deep clean of the property and they accused us of not doing so, stating that I “didn’t have time to do this” even though I had an invoice and photos and videos from my cleaner who did a great job and didn’t deserve to be discredited by these money hungry peasants who have nothing better to do but extort people. If you choose to go with them, do not expect liveable conditions and definitely don’t expect to get your deposit back even if you leave the house in better condition than when you got it (which isn’t hard considering that they’re all disgusting). I have been with various student agents and I have never seen anything like this. AVOID AT ALL COSTS

If I could give no starts I would. They get you with £10 off the holding deposit if you give then 5 stars. All the 5 stars are people who have not lived one day in any of the premier homes, the honest reviews are the 1 or 2 stars AND THAT SHOULD TELL YOU A LOT. A year ago the reviews were horrendous, it made me doubt it's a good idea for me to go forth and signing the contract with them, but I was desperate, needed to move and premier seemed the only options. Currently, I am noticing a lot of the 1 star reviews from last year were deleted and I expect mine to dissappear too in a year's time. Generally a problem most (if not all) premier houses had to deal with black mould, and the responsibility of dealing/ managing or paying for at the end of the tenancy falls on the tenants. So many issues with them, from the standard of living to legal incompetency, but to conclude what I believe is their strategy to keep as much money as possible, praying on students that might not be experienced or well off financially, they will delay helping, responding to issues so by the end of the tenancy you have 50 unresolved things you can be charged on. They have made so many mistakes in the inventory for the deposit for the house i lived in, we've been 2 months out, still waiting for a response, as they're probably expecting we'll give up on waiting and accept outrageous charges. Worst of, as per law, the agency is required to put the deposits in a protective scheme 30 days after moving in. In our case (doubt it's just us), they've put our deposit in a protective scheme 4 DAYS BEFORE MOVING OUT. Stay safe, you're better off...

AVOID AT ALL COSTS! My daughter rented a property in 23/24. They had a rat & mouse problem within a month of starting their let. When pest control finally visited, they said there was fresh rat poo in the ceiling and mice under the kitchen cupboards. PSH said this wasnt possible! On 2 occasions they ended up with dead, rotting rats in the property. 1 died in the ceiling, with maggots falling onto the hob, on another occasion, 1 died in the cellar and there were 100's of flies coming under the cellar door. My daughter had to move home for a week each time. This involved me driving up to collect her and hoovering up 100's of flies. My phone call and email have never been answered by PSH, and they were also told by PSH to NOT call owners again with problems. They had NO working oven for 45 days of their let, it was fixed once but it didn't last long and broke again. The washing machine never drained properly and the tumble dryer didn't dry at all, they gave up reporting this as they never delt with issues and they were so rude when they came to the house to fix issues. They have charged £265 for a new matress, toilet seat and a light bulb. £40 for a lightbulb as we couldn't prove it was working, as we didn't have a photo of it working! They are happy to take over £25,000 a year for the house, but don't deal with issues, don't answer the phone, and are incredibly rude to the renters!

writing this review as i am a current tenant of less than 2 months and i am already tired and disgusted with the way in which we have been treated (and we can't get out of the contract until july!) when we went to collect the keys at our allocated time of 3pm, they said the cleaners were still there and needed some extra time - not a good start considering the property had been empty for days before us moving in. when we finally got the keys, the property was so filthy they had to organise for another cleaner to come out a few days later to deep clean the property properly - there was a pair of USED MENS UNDERWEAR behind one of the wardrobes! there was 4 working lightbulbs out of a total 15 and the bathroom didn't have a working light at all for a week after moving in. the back gate was hanging off its hinges (this still hasn't been fixed) and 2 of our dining room chairs were broken past use (also still hasn't been fixed.) the walls are covered in marks, the bed frame in the main room has a chunk missing from the corner, we received 2 parking fines for parking in our allocated space as they didn't give us a permit for 2 weeks... the list goes on. everytime i have complained, they have apologised and said they will sort out the issues when they can, but they have other 'priority issues' with other properties to sort out. paying almost 1k a month in rent doesn't make you worthy of repairs apparently.. i have yet to see anything good come fro these landlords and dread our next 10 months here. the house itself is beautiful, but the landlords are scum and refuse to do their jobs to make it liveable. AVOID AT ALL COSTS

A very helpful and informative agency. Strong communication at all times, always there if you would like help. All the staff were friendly and efficient, and the viewing with Jamie was really good, managed to get a thorough look at the property on short notice. Would recommend for finding a student house.

Trying to move to Birmingham (Unfortunately) and I keep coming across many properties listed by this estate agent, but it is ALWAYS "Sorry we just had this reserved" which is an excuse, as they don't take down listings that have been taken to try and sell you to a property that you don't want, scummy business stratergies.
