I am a tenant of one of their commercial properties and, unfortunately, my experience has been very disappointing. Communication has been extremely poor throughout. I initially contacted Narinder Kaur to discuss several issues with the property and to ask how these could be resolved. Instead of addressing my concerns, I was sent a screenshot of my lease agreement and received no further response, despite following up by email. More recently, I was contacted by Hayley Critchley with a warning that my account would be passed to the legal team unless a payment was made. As I had not received any prior invoice, I requested one for clarification. Once again, there was no response. This lack of communication and professionalism is very concerning. Based on my experience, I would not recommend this agency to others seeking a reliable and responsive service. UPDATE: I am absolutely shocked by the claim that Narinder has attended my shop and spoken with me. This is completely untrue. I have never met her, and I have never had any form of conversation with her. This is a serious misrepresentation of the facts. I require you to provide the exact date and time of this alleged visit immediately, as I have CCTV at the property and will be checking this. I received an email on 02/11/2025, Narinder replied stating that I am responsible for repairs under my lease. However, the problem is outside of my property, and I believe this should be the landlord’s responsibility. I also sent emails on 05/01/2026 and 29/01/2026 regarding the electricity problems I’ve been having, but I haven’t received any response to either of them. In addition, Hayley has not replied to my request for the insurance details and the invoice. I haven’t received any emails on the 8th of April. Please provide me with the screenshot as a proof. I’m also confused by the claim that my documents were sent by post because you don’t have my email address. I regularly receive rent invoices and other updates by email, so this doesn’t make sense.

Further to your comments, I have investigated this matter and confirm that Hayley responded to your email, sent on the the 7th April, on the 8th April attaching copies of all documents requested. As we have not previously been provided with an email address, all invoices have been sent in the post, which unfortunately we have no control over. Going forward, all invoices will be sent via email only. I have also spoken to Narinder who has confirmed that she has replied to your enquiries, and even came out to your property to discuss the matter. As she has advised, your lease is a full repairing lease, which means that you are liable for all repairs including the electrics. Please refer to your lease, and take professional legal advice as required.

I've put an edit below in response to their comment. Original review is still further below. EDIT: Miraculously they replied, only to make it look like they actually do anything. I have had no contact from the invisible man Jason, and no contractor or anybody got in touch or fixed the posts. The proof their comment is total nonsense is that they would need me to unlock a side gate for the post(s) to fix them. Absolutely terrible company. They charge a management fee even for freeholders that has been going up every year (30%+ in the last 3 years) and when asked to look into fixing an issue they totally ignore it. Special shout out to Jason Osborn the non existent property manager who ignores emails in the hopes you go away. A fence has fallen that belongs to the estate and they have refused to fix it. 1.5 years later its still fallen. If you are looking to do business with this company, I would suggest reading the negative reviews and avoid them at all costs.

Although the fence does not belong under Bermuda Court boundary legally, the contractor did confirm he will refix the post tomorrow. Jason was going to advise you tomorrow. I have emailed Rohan (the relevant property manager - for the Parkgate Development) on 4 separate occasions in the past 2-3 weeks and copied in a senior property manager for further assistance. I am yet to receive acknowledgment, nor a copy of their internal complaints procedure. For context, the ongoing issue is surrounding one of my units, which involves severe mold development within the apartment. As an individual with a decent level of maintenance (reactive) knowledge, I have conducted all the necessary steps internally in eradicating the cause of the issue, to being that of a leaseholder's responsibility. Myself, alongside the owner and 3 separate contractors, have attended the premise to assess the issue present and rectify any internal defects. The support needed from Block (KWB) is simply issuing one of their preference/competent contractors to conduct an external survey of the roof and external wall. As part of a service charge, maintenance is budgeted accordingly for cases like this - why there is such reluctance to issue a competent firm for an assessment, I cannot understand. This has subsequently caused loss of rent, an early termination and legal/council support/involvement. It really is a shame to have to put a review like this together in order to prompt a response from a company that have built their foundations on "Certified expertise" with the support of a "Multi-disciplinary team". This review may well be removed, dependent on the next steps taken and pro active approach tailored for this poor service that has already provided. WOULD NOT RECOMMEND.

Having checked his mailbox, I can see that Rohan did reply to you on the 11th March - and he has yet to receive a reply confirming your clients acceptance of costs if it is confirmed that the issue is external and the lease requires this. As also stated, it may be that the contractor is required to fly a drone, which will require special permission to fly in the FRZ. He has also confirmed that a survey has already been instructed and until that is carried out, we cannot confirm what works will be required.

Incredibly rude service. When I politely asked for the name of the person I was speaking to, they simply repeated that I was speaking to KWB. They didn't share any information that I was seeking, nor did they patch me through to someone who might be helpful. Then they abruptly hung up on me. Their reception clearly has no training...and upon coming to the review section I saw some real horror stories and was unsurprised to see their score.

"Avoid KWB Property Management: Terrible Advice Leads to Lost Sales and Stress" I regret to say that my experience with KWB Property Management has been overwhelmingly negative. Their incompetence and lack of understanding have led to disastrous consequences for both landlords and tenants alike. From the very beginning, it was evident that their advice was misguided and detrimental. Instead of providing sound guidance, they consistently offered recommendations that hindered sales opportunities for tenants, leading to frustration and stress. Their inability to grasp the intricacies of small property management has resulted in missed opportunities for tenants and lengthy conversations with landlords. The lack of proper communication and expertise has left both parties feeling neglected and unsupported. Overall, I strongly advise against entrusting your property management needs to KWB. Their incompetence and poor advice only serve to exacerbate problems and create unnecessary stress for all involved. I have spoken to a dozen other people who shared the same frustrations as I have which has only led me to understand this is not an isolated incident.

Absolutely horrible! It’s been over 2 months since the only lift in our apartment has been broken and still not fixed. Forget about fixing the lift the least you’d expect is updates keeping everyone informed as to what’s happening with such an essential service, even that was incompetent. There are pregnant women, parents with little babies and older people struggling to walk up and down the building every day. Oh and try calling their customer support and you’ll get the rudest tone you can possibly hear.

I live in JQ Birmingham in a property managed by KWB. I rent a house on 4th floor of this building and the only lift we have has been broken for 1 month 20 days now. We have been informed by the owner that KWB is looking into this, ordering parts for this, the team has been on holiday etc. Etc. I am pregnant and climbing the stairs is becoming a health hazard for me. I cannot carry on my daily activities which is also affecting my mental well being. If the building has only 1 lift, it should be fixed on priority. 1.5 months is not justified in any way whatever the issue may be. The response time is horrible and unacceptable.

Unprofessional and Unresponsive Letting Agency Had a terrible experience with this agency. They scheduled a viewing for us and provided an email to send all required documents. After we sent everything, they completely ignored our emails and never responded. We followed up multiple times, but they never even checked the emails. It felt like a complete waste of time. If you’re looking for reliable service, I’d recommend avoiding this agency. They need to improve their communication and professionalism.

As an owner of a lease hold property I am unfortunately bound to the property management that has been chosen for me, not by me. I am totally disappointed by KWB and feel incredibly let down by their lack of response and care. I have reported issues, which were serious health and safety issues, for several consecutive months only to be ignored or get a curt, sharp reply back on the odd occasion. Yes for the most part, the reported issue WAS fixed, happened again and it would seem the more you email them, ring them etc, the more they ignore. I cannot comprehend how no power, lighting or emergency lighting is an issue which was not taken seriously and responded to quickly, an issue which took escalation to Nicola Fagan to even get a response to. I now have a leak in my kitchen due to blocked guttering which I reported 12+ months ago, again, an email and photographic evidence sent but not even an acknowledgement - That isn't too much to ask for. I do not feel safe in my own home, despite the fee increasing yearly, I do not see what we actually get for what we pay and I am constantly looking over my shoulder to see what else has broken or isn't working. People in my block are moving because they cannot continue dealing with KWB - You ring them and the call is hardly ever answered, voicemails are left but not responded to. It is shambolic and has to improve - I will be reporting KWB should this unacceptable level of service continue.

I recently inquired about a commercial property and was initially shown the space by Narinder Kaur. She provided some initial hope regarding our potential acquisition. However, despite completing all necessary checks, including a hard credit evaluation for both myself and my colleague, we were informed weeks later that the landlord did not wish to have our business in the property. I am concerned that Narinder Kaur may not have effectively communicated with the landlord, as our application was declined shortly after I raised issues regarding her communication skills. She would not respond to our emails or attend to our call back requests. This experience has been disappointing, particularly as the property has remained vacant for over a year, which seems like a missed opportunity for the landlord and a loss of income due to Narinders indolence and inactivity. Additionally, I found the KWB website to be somewhat misleading. Staff members are unprofessional and less helpful, there appears to be a lack of an effective complaints handling process. I would recommend that landlords approach KWB with caution, as it may result in lost opportunities with potential tenants including a loss of potential income. Overall, my experience did not meet my expectations.

Our apartment complex has recently moved to KWB after self managing ourselves. We interviewed prospective management companies and KWB, that being Nicola and Jason, as far as we are concerned, stood out from the others as being the best. They took over in July and from the outset we have been impressed with the professionalism and approachability and common sense attitude for dealing with everyday matters and problems. We are still in the early days, but everything has gone extremely well so far and any concerns we had with having a management company has been wiped out. Hi Adam, I’m sorry you are dissatisfied with the budget for your estate however we have always managed to keep it low before but as per the budget letter sent out, the repairs provision had to be increased as did the landscaping. We managed to keep the increase to a reasonable 5.5% but if we did not increase the budget, we would have incurred a balancing charge at year end payable by the owners which is not good practice. I hope this explains better for you, regards KWB
