I decided to rent a bedroom with an en-suite so I could save up money to buy my own property one day, whilst also having privacy: I've lived here for 3 years and it's so convenient that I've bought a house here. Having my rent and bills all go out of my account in one payment p/m has helped me to budget and although things are rarely perfect when lots of people live in a place, Ocasa have been helpful and having an out-of-hours number means I've always been able to get help if there's a maintenance problem. It's been a really interesting journey and I would recommend Ocasa :)

Pearson square Ipswich. I went to support my friend, as she’s in a difficult situation within her living arrangements and basically needs to leave her current place for her own sanity and mental health. We arrived on time and was shown round by a lovely lady. But unfortunately what we were shown was NOT was advertised and furthermore the lady said, the same thing happened to her the day before with another tenant. The pictures on rightmove quite clearly show a very different set up!! - quite misleading. My friend is very anxious about making this decision and was really hoping it was as described, but it looked like a prison cell. The information on rightmove implied they have en-suites with a shared kitchen, but this wasn’t the case. The bathroom was dirty and there seems to be a damp problem in the room. Obviously at this point, my friend was quite disappointed, once this was explained to the lady, my friend was advised to call the head office to speak to them and the lady would also contact them too. So my friend contacted the Manchester head office, spoke to Sara and obviously vented her frustration as she was very annoyed as it was not as advertised. Sara had all the warmth of a dead person, as she’s obviously never been customer service trained. She started saying that my friend never stated she wanted an en-suite on her form, so I said how do you know who she is, to which she replied, rather curtly! I know who it is from the phone number! To which my friend said it never said on the form to state en-suite and that what she had applied for was a room with en-suite which was £575 and the room we saw was up for £525 and had a shared bathroom.Then Sara said, well I’m looking at your form and it didn’t state that you required an en-suite, but in the next breath she said you put en-suite or similar, even though en-suite and shared bathroom is not similar. Obviously my friend, who is super frustrated by now, explained that the lady showing us round at Pearson Square had said she had someone, the day before say that the room was NOT as described, to which Sara replied, they were not there yesterday so they couldn’t have shown someone round! My friend said to Sara, so you’re calling that lady a liar now! My friend hung up the call, as Sara was saying what is the purpose of your call, as I’m being tied up with arguing with you. If you’re going to employ people to deal with the public, teach some lessons in humanity. Some people are in desperate times and need support, not some sarcastic, jumped up jobsworth on a power trip! Let’s hope she doesn’t need help like that…just AVOID as they don’t give a flying feck!

Bins are always mess and there's not…

Bins are always mess and there's not enough of them. Very noisy environment and the fire alarm is constantly being set off by other residents. Maintenance is very hit and miss. They often promise changes but little evidence that they are doing them on the ground. Out of hours service is non existent. Good luck getting help after 5pm or on a weekend.

Incredibly corrupt agent, avoid

Been renting with Ocasa for 2 years and they have never been perfect but we have given them the benefit of the doubt for so long until recently, when they decided to find excuses to charge us for every single thing they could get away with as well as finding ways to shift blame onto tenants and avoid doing maintenance.

I lived in one of their properties…

I lived in one of their properties after they purchased it from another corporate landlord.The positive aspect is that they were at least spending money on the building in fitting new windows. The negatives are plentiful though. The project management of the window fitting was absolutely terrible. Window fitters left my flat unlocked and rubbish and mess everywhere. The first windows were fitted in the flat in December 2020 but by the time I moved out almost a year later the snagging issues had not been sorted. There were cracks in the beading and gaps in the frame. You could actually feel a breeze from them when shut. The building leaks terribly. The CCTV is poor so struggles to identify people if there is an issue. The door lock on external doors fails constantly but instead of replacing it they blame tenants for the issues. Communication is really poor. There was constant black mould in the flat. The hearing is supplied by tiny ineffective electric Wass heaters. The kitchens, bathrooms and carpets haven't been replaced since the refurb over 15 years ago. The best thing about the flat was a concierge service mon-fri 8am to about midday. She sorted out the contractors, parcels, maintenance issues. They decided to get rid of her, despite tenants telling them that was the best thing about living there. Since moving out my mental health has improved dramatically.

Long process for paperwork but a great flat

The Ocasa team are quick to respond to maintenance repair issues if properly logged by the team. The maintenance people hired are very professional and do a great job. The property itself is brilliant for the price and is maintained very well. The initial paperwork process for renting the flat was long and tiresome having to constantly chase them up but I'm very happy to live in an Ocasa flat and I would strongly recommend them as the pros outweigh the cons.

Victoria House - Heritage Park

I’ve been living here at Heritage Park for just over 2 years. Overall it has been a great place to live, Sophie Jacques has been very responsive to any queries I have had during my tenency. Some minor issues which for the most part are rectified quickly so that’s why I have decided to give 4 stars out of 5.

Expensive properties with cheap…

Expensive properties with cheap furnishings and some of the worst response times I’ve come across. Don’t get me wrong some things have been sorted sooner rather than later but mostly, not… lived in the property for a year and a half and there’s been a lift replacement sign and info of a ‘club house’ for all that time… paying for what… the only time they’re quick to contact is if it’s rent related, anything else don’t expect any assistance

Avoid Willow House and Ocasa

Following my initial 5* review at the start of my Tenancy, I would avoid Ocasa and this property Willow House at all costs.I have given them the benefit of the doubt on several occasions as you do because you just want to enjoy your home….but, I honestly feel that renters need to take great caution with Ocasa and renting this property:WILLOW HOUSE, L21The dog barking noise in the building and around the building outside from the houses which are closely situated next to it is honestly on another level. They bark all day and everyday and you will hear about four dogs barking at the same time, all day.They bark often from 6:00 AM in the morning to 3:00 AM.The normal response to such claims is to feel that they are an exaggeration.This is not a lie or an exaggeration and I have asked Trip Advisor to provide an ability for me to upload audio recordings of the dogs barking.You need to hear it, to believe it.It is unbelievable.And unliveable.Typically when you hear a dog barking noisily, you immediately hear the owners quick rebuke and silence from the animal.Not these dog owners.They will bark and bark for twenty minutes straight every 5 minutes. We have the audio recordingsThe Council, which is Sefton, do not do anything about it, yet the Council Tax for this area is extremely high which just shocks me because the place is a dump and dog pound. Sefton, where Willow House is, which was originally advertised as being in Bootle (I have the screenshot of the listing) is a hole.The soiling is so excessive you can smell it in the air and it fills the apartments in the evenings.The place is disgusting, unsanitary and full of dogs.As for the dogs, and dog owners Ocasa allow at Willow House, they are equally acrimonious.They bark ferociously and leap at you when you meet them in the lift or corridor and they bark loud. You often see dog soiling in the car park or by the bins outside. The entire place is revolting.Yes the rent is cheap per month but eventually you will see that you are paying cheap at the cost of your well-being and having a sound environment.There is a smell of fumes and waste from the industrial site also.OCASAWhere do I begin?Simply put Ocasa do not care.All the reviews about them are true:Unauthorised intruders with keys claiming to be inspecting the property without prior notice; repair issues, unsafe habitations, unlawful practices, cowboy behaviour and so on.The positive reviews about them are paid for or fake. I'm sorry, but they all start with "moved in the last two months" and all have 5 stars. Ocasa is not capable of 5 star management.It is not malicious commentary, but fact.I have tried to see past their poor landlord management but when the Complaints team asked me today to take pictures of the damaged bin lids which have been in this state for months, they unknowingly confirmed that they don’t check the property at all to maintain it.And it was the last straw.They don’t know what’s going on.For months the Security entrance doors were left wide open.We couldn’t close it, they didn’t fix it. This is the front doors to into the building. How can anyone being of a reasonable mind, not do anything in their power to fix such a dangerous situation immediately.Ocasa remained unmoved and left the doors like that for almost two months. And it wasn’t just a on one-off incident. It happened many times.The front doors that lead from the outside into the building would be wide open all day and all night while the security gate for the car park was left wide open also. From August 2023 to April 2024 months.It is such a serious security breach that stuns me to this day every time I think about it.During these periods Tenants were getting their deliveries stolen, someone left a dangerous blue bin full of a dangerous chemical that required the area be cordoned off for a while.As I write this, Ocasa are presently in breach of Housing, Anti-social, environmental laws and legislations as follows (and also in breach of their contractual duties):The bin lids are broken and have been broken for months.The front security gate no longer closes automatically or locks, so tenants have to put signs up for people to close the gate.The security doors inside by the entrance that lead to the lift and to apartments have not been locked since September 2024.There is an overflowing bins issue and Ocasa refuses to arrange and pay for additional collections which is what the council advises Landlords to do when met with such, instead they have told tenants that we should pay for private bin collections.I have been forced to arrange private collection of my bins since January 2024 in addition to paying the rent on account of this issue so I think Ocasa owe me compensation.The place is so unliveable I am departing the property early. Within days.Make of it what you will.

My experience with Ocasa Homes has been very positive. Yan Malboeuf, the on-site manager at Park Place, has always been professional, friendly and helpful. He communicates clearly, responds quickly to any questions and goes out of his way to make things easier for residents. His excellent customer service is greatly appreciated, and I would happily recommend Ocasa Homes.

Toilet clogged for 4 weeks and now it…

Toilet clogged for 4 weeks and now it finally exploded!After 4 weeks of people coming and going and nobody doing anything to solve the problem, now in a Saturday morning, "feces got real", literally there is sewage coming back from all the toilets in the building, the kitchen, the communal corridor is flooded, I can't breathe.There is NO NUMBER from Ocasa that you can call, just an "Emergency line" that I think is outsourced to another company and will answer you with the same corporative crap like "We will deal with the situation ASAP".I have no place to sleep today, simple like that.The rooms look all nice and brand new, I thought that I was dealing with professionals, but don't doo the same mistake as me, I wish I had read this review page before I rented the room.

Was the first person to view 2 flats…

Was the first person to view 2 flats told the lady who showed me around I would take either of them took me a lot of emailing and ringing the ocasa office for them too send me an application form staff where that slow in processing my application the 2 flats went too someone else so I lost out don’t bother with this company they just build your hopes up and waste your time.

DO NOT rent from Ocasa

This is the singular most horrific place I have ever lived. Do not ever rent from Ocasa. At this point being homeless is safer. I've had water pouring through the ceilings when it rains for YEARS. There is black mould in every room from this. Ocasa refuses to do anything. The place is a building site as they are making it all multiple occupancy to make more money but they won't fix serious outstanding issues.Lift rarely works. There are several disabled people in the building that are stuck inside. Been a problem for years. Ocasa refuses to do anything. Rats and insects infest the building and outside bins. Been a problem for years. Ocasa refuses to do anything. Drug addicts roam the corridors with weapons threatening people. Been a problem for years. Ocasa refuses to do anything. Constant noise and music from other residents. Been a problem for years. Ocasa refuses to do anything.Violence and vandalism from other residents. Ocasa refuses to do anything.They NEVER answer the phone. I have to email them to just receive poorly typed platitudes when I raise these problems and get told they will be looked into but they never are.The emergency out-of-hours line is a joke. They have no power to do much of anything at all.I actually got asked by the out-of-hours staff if I could go to the concierge for help. Concierge?!... Is that a poorly thought out joke? This isn't a swanky manhatten pad. There is no onsite staff, you can't even get in contact with any off site staff. I could go on, but you get the point. As soon as I'm able to leave they won't see me for dust, and they can be damn sure I'll tell everyone I know about what a disgusting company they really are. I reiterate - NEVER RENT FROM OCASA.

Still waiting for deposit!!!

I moved out from the Avonmore Court property on the 7th of June. I am yet to receive my deposit. I sent several emails to Lettings no response until I called and went through the apply to make an application section that is when I was told that this was the wrong email to send it to so was told to email accounts receivable and also to go through the accounts receivable section when I call. I have sent several emails to accounts receivable and no one has responded to me. I have called the accounts receivable section several times and no one picks up. I have requested for call backs but no one calls me back. I had to go through the apply to make an application section again, so I could speak to someone and I was then told that the lady that deals with this was on annual leave and was told several times that someone will call me from accounts receivable but no one has called me. It has been almost 3 weeks and I am still waiting for someone to call me in regards to my deposit. Meanwhile the guy who collected the keys on the 7th of June, took pictures of the property and said that he was sending it to Ocasa homes immediately. I am very disappointed by this act. Be very careful when dealing with this company.

AVOID THESE CLOWNS AT ALL COSTS!!!

We've had the worst possible experience with this company. From start to finish, it's been an absolute mess. We wanted to move into the Old School Lofts in Armley, we inquired a month ago and had a viewing. When we went for the viewing we were shown different flats to what we had inquired for. Although, we liked the one we saw so we applied - we were told this one was reserved (not sure why we were shown it then) so we can have first refusal on another flat as an apology. This same thing happened another time and we were told we can have flat 49, as flat 42 that was also available needed the locks changing. We waited till the date we were told the current tenants were moving out only to be told they were extending their tenancy. This was an outright lie as we knew the couple and they had moved to London... We then discovered that in fact another tenant had had a leak and been moved into flat 49. We asked why they weren't in the vacant flat 42 and we were told they didn't have keys. When we went to view flat 42 there was a couple living there.... We spent weeks trying to speak to a manager on the phone to be told they were in meetings (for 3 weeks straight?). When we finally got through the manager (head of lettings) spoke down to me and took no responsibility, instead she backed their decision and ended up hanging up the phone. I feel sorry for the Junior staff who try and help, when the managers are truly incompetent - they make promises and fail at every possible stage. A friend of mine has also moved into the flats and had no running water or appliances for a month - they've been moved into another flat that has a major boiler leak.Please avoid at all costs.
