Good estate agents

Acorn in Dulwich are a friendly and efficient group of estate agents who helped us rent our flat. Banji, who dealt with most of our application, was very friendly and helpful and was always on the phone if we needed any clarity with anything. I’d recommend him and his team if you’re looking to rent in the area.

THE WORST EXPERIENCE EVER!

Absolutely awful experience from start to finish from Acorn in Eltham & the property management team in Ladywell. I won’t call them out personally but the customer service was nil. They were re-active rather than pro-active through the whole process with us having to chase for answers constantly and getting nothing back. They had our holding deposit for over a month. 4 weeks passed since offer was accepted, various delays from the landlord with acorn not pushing to get answers. Provided a tenancy agreement after 2 weeks of hearing nothing then cancelled the agreement immediately and didn’t have the decency to tell us why and we were left wondering what the hell was going on! 5 days left before we were due to move in and still no contract. Deadline for agreement date has now passed so we have withdrawn. DO NOT USE this estate agents. They take your money and leave you to fend for yourself. STAY AWAY AT ALL COSTS. This is meant to be an enjoyable experience but this was the complete opposite. Do not put yourselves through the torturous experiences and service they provide.

As soon as I read it, I contacted the branch to find out what had happened and it does sound like the service you received was way below par and certainly not to the high standards we strive for. I can only apologise for the inconvenience caused and happy to discuss the issues with you if you feel it would do any good? 7 days and then the BEST

I spent the last 7 days looking at flats, and Mauricio from the Acorn group has been the most professional among each real estate agent I met. His ear and taste are superb. He heard our needs and walked us through the process of securing a flat; he helped us find a home! I highly recommend him; he's genuinely an expert, and his service is flawless. Thank you, Mauricio!

Irresponsible

IrresponsibleThey show you a big, nice and cheap house ...They rush you to lock down the house immediately so that you can't find out about them wellThey tell you yes to everything and do not worry about anything that they will work hard for you and practically guarantee that the house is yoursThe agent, Ruggero Castelli, of the Streatham hill agencyIt sells you a dream, it seduces you, it makes you think that you are doing the business of your life and then it disappears until a few days before the move, to ask you for a lot of extra documents (apart from all those that we had already delivered via email when we received the confirmation that the house was ours) all this with a baby on the way, with the previous contract that ended in 2 days and 6 months of covid in which unfortunately we were with the universal credit and little else, they knew that we would not pass the requirements of the landlord from the beginning and they waited for the last minute for us to collapse with the pressure ...They asked us for 6 months of rent to save our depositthey left us in the street with a newborn girl and without a roof to shelter usYou called and they didn't answer, and when they answered you they asked you for more and more documents, all this in times of covid

Hi Esmany. I am very sorry to read your review and have spoken to my colleague you have mentioned. He is equally disappointed to see what you have written as he genuinely tried to help you secure the property you wanted. All rental applications are subject to reference approval and the reality is that the information you provided us with initially differed from what was supplied in the references. This unfortunately had a negative impact on you ability to pass. He did offer you a number of options that would enable you to proceed however these were not practical for you which we of course understand. I hope that you have managed to find a home now but if I can be of further assistance, please do let me know. Thank you. Andrew Roberts - Customer Relations Manager (andrew.roberts@acorngroup.co.uk)

Hi Merian. I am sorry to read your review and have made some quick enquiries with our property management team. I can only apologise for the change in property management staff during your tenancy but changes to personnel during a 2 year period is sometimes unavoidable. On your termination of the tenancy a check-out report was done with your knowledge and this was sent to the landlord for his approval. I am afraid he chose to make several deduction from your deposit because of issue highlighted in this report. You were advised on several occasions by your property manager that you could make a counter claim via the TDS who protect your deposit, but you chose not to. I am certainly happy to investigate further, if you would like to email the full details of your complaint. Thanks in advance. Incredibly poor service

We were asked to review the Acorn Group after renting, but this seems to be the correct place for a lettings review so I'll leave my experience here as well.Despite originally being very positive, our continued experience with them has sadly been incredibly poor. We were promised a complete repaint and clean of the unfurnished property when we put the offer in (2 months before moving!). When arriving on the move-in day we found that not only had the flat not been repainted, it was full of the previous tenant's furniture and discarded personal items! Also the en-suite bathroom (despite apparently being professionally cleaned) was full of black mould - which was majorly concerning as I suffer from asthma due to our previous flat's black mould infestation. Because of this we'd emphasised the importance of having a mould free flat to Acorn multiple times and they'd been really sympathetic, so to arrive and find this was really upsetting. It was clear that no one from Acorn had been round to inspect the property since the previous tenants had moved out. Thankfully Acorn did arrange for the old furniture to be removed, but this took incessant emails, phonecalls and even marching down to the Catford branch to speak to them in person for this to be sorted, which was not what we needed on an already stressful moving day.We never got a further response on the mouldy bathroom other than 'well it was professionally cleaned', despite the fact that the inventory description and photos also show it being mouldy. As of this point, nearly 2 weeks after we moved in, we are seemingly no closer to getting the paintwork completed despite also regularly pushing for it and enquiring about it. We've also just received an inventory of the property that is now almost wholly inaccurate due to the furniture removal and the upcoming paintwork, yet we are still being expected to sign it! Cue even more endless emails that seem to go nowhere, with no real apology or remorse for our further time and effort wasted. Overall this has been a real letdown from a company that (at first glance) seemed quite good.

AWFUL - Staff haven't got a clue what they are doing

AWFUL.So unprofessional, they haven't got a clue what they are doing! They lied to us, saying we would have free parking round the back of the property, then got told its only out of work hours, then to now a month later we have moved in to be told we cant park there. Then we got told we had a loft included which was great for us to put our Christmas decorations up (when shown the place the estate agent confirmed we could have this and would get the key for the loft and confirmed the parking) and then to be told we cant use the loft as there was damage. Surely you would tell us this before signing a contract? They didn't haven't a clue when we was asking them questions when seeing the property. They only care about there commission. No communication within the team, the contract was wrong twice, so they had to redo it. (Sian and Bill)When collecting the keys, I had to go to the property first and then had to go to the office with estate agent Natalie; we both got in our cars and headed to the office (15 mins drive) I got there and Natalie turned up half an hour late! No apology, nothing. I then had to take the whole day off work instead of half a day. She didnt even show her face she gave them to someone else to give to me.I will never ever go with this company again, constant disappointment.

Hate having dishonest estate agents trying to get you to up your offer as some else is higher then you!! If your gonna lie, make sure you get the home owner to sing from the same sheet!! This is why property prices are high because of agencies like these always trying to push you for more than the property is worth, will it hurt you to go up a bit more?? Do you really want to lose your dream home because of a few extra grand?? Acorn's Customer Service has become quite rude

Dear Sir/Madam, Somewhat unconventionally, I am writing this review directly toward whomever it was that wrote the response to Julia's and Kirsty Marshall's reviews. I can only conclude, from reading through earlier negative reviews using far more vitriolic language, that Andrew Roberts no longer handles the complaints process. If he did, I would expect much more mesaured responses with far less bile and spite. Given I am only associated with Julia (I'm her fiancee, I am sure you can see that from the system), I can only comment on the course of events that led to her leaving her negative review. We were NOT updated as to which tenants can take over our contract despite asking and impressing upon everyone with whom we spoke the urgency of our questions; we are not an estate agent and thus, while we eventually learnt which documents to request from the potential tenants, the issues they may face acquiring them or the quality of the copies they sent were out of our control as we were instructed to put them in touch with our property manager. We made daily calls to Acorn and to the potential new tenants to make sure things were progressing smoothly and felt that Acorn had no interest in supporting us or even lending their energy or time to our efforts.I was always happy with the property manager, but I am severely disappointed in your response to disgruntled clients and, if I can give you a word of advice, believe you are harming rather than saving Acorn's reputation. I would also observe that you have no idea WHY we are leaving during our term, nor are you aware that previous tenants did the same (that is how we came to live here), and luckily for them and you, we were extremely organised, eager and proactive in contacting Acorn to move in. Acorn were never the ones to ensure consistent and professional contact with us. I will repeat, the current property manager has always been good but seems hamstrung by your ethos and uncaring attitude to tenants. If you feel confident enough to reply with the same tone, I invite you to leave your name and email so that this conversation can be picked up outside Trustpilot.Danny Bonner (my email is in your system)

Danny · 14 October 2020

Agent replied · 10 June 2024

Dear Danny. The review was left by me. Andrew Roberts. As you presumably provided us with references when you committed to your tenancy, I would have thought it would have been evident what documents would be required to replace you. Your landlord and Acorn is allowing you to leave the contract early on the basis that you can replace yourselves as tenants. You have advertised the property privately and passed the enquiries to us to deal with. Whilst we understand the process of referencing these tenants is out of your control, neither is it within ours if the prospective tenants are unable or unwilling to provide us with what we need. As far as I am aware, we have never put this onus on you, but the facts remain, if we are unable to replace you as tenants, you remain responsible for the rent and associated costs I am afraid. happy to discuss with you in person, but as you say, our Property Manager is doing everything she can to help you move. Thanks. Andrew

Absolutely awful experience with Acorn…

Absolutely awful experience with Acorn Lewisham. We were trying to leave the property and so found new tenants to replace us. Acorn have been useless at every step, didn't explain what paperwork we needed and didn't answer our questions about who can actually move in. They didn't even use their initiative to let us know if the paperwork submitted by new tenants was correct - we had to chase them to extract that information. We have now lost the property we were moving in to - because they dragged their heels for such a long time. Please don't use them - they really don't care about tenants.

Julia · 14 October 2020

Agent replied · 10 June 2024

Hi Julia..I have reviewed your notes on this and the facts are that you wish to break your tenancy agreement early. Your landlord has agreed for you to do this as long as a suitable replacement tenant can be found. You advertised the property on Gumtree and put forward an applicant to us last week. This applicant has still not supplied us with the necessary documents for us to undertake reference checks despite us chasing. You then supplied us with the details of another applicant this week from presumably the same source, but again we have to do the necessary checks before submitting them to the landlord for approval. None of this is Acorn's fault and I am satisfied that you have been updated sufficiently by our team. I am sorry if you have lost the property you wanted to move to but ultimately you should not be leaving your current one during your fixed term.

Fantastic Estate Agent in Bromley

Acorn sold our 2 bedroom property in Bromley and we would recommend them to anyone we speak to. From start to finish they were brilliant. From giving us a realistic valuation on our property, great pictures of our home, a number of viewings and support from offer through to exchange and completion. Extraordinarily dishonest and unreliable.

My partner and I have been renting for a total of almost 20 years and have never had a problem until Acorn, it has been an absolutely horrendous experience. The agents pressured us to move in earlier than our original offer date, and then progressed to create a total mess of dishonesty with a complete lack of communication. We were repeatedly lied to about various things, they attempted to further push back our moving date with no notice (and by just sending us a new tenancy agreement with a vague sentence about the new date), we were lied to about renovations being completed in-time for our move, along with a lot of hidden fees in the contract (such as one for just acquiring the landlord’s permission to put pictures on the wall). Not only this, but another person’s holding deposit was randomly refunded into our account which nobody knew about until we flagged it up. Nobody even chased it up after we informed them, it was just ignored for several days until we had to bring it up again to a manager on the day the contract started, who realised it was for another person, for an entirely different property... How on earth can they expect anyone to trust them with their deposit and rental money? The agents’ communication was diabolical. We were told to deal with 2 agents - and it felt like this was just so they could pass off blame onto each other, which they kept doing on the phone to me. I felt like I was on the playground at secondary school. At one point I had each agent on the phone in the same day asking what the other was doing - because they had no idea!We were even told by one of the agents that our original offer was pushed partly so he could count his commission for the month of August. And on our second viewing he talked of how much he hated his job and wanted to leave. I mean I don’t blame him, it seems like a horrible place to work - but that’s no reason to reflect his problems with the company onto us by being dishonest and extremely unreliable. He, alongside the other agent, never returned our calls whilst repeatedly holding back incredibly important information about our move. And don’t even get me started on the keys and the move-in date!Absolutely horrific service, we will be looking to buy our first home in a couple of years and there is absolutely no chance we will be doing so with Acorn. We will make sure our friends buying and renting also avoid Acorn at all costs.

An absolute clusterf*ck

An absolute clusterf*ck. We have been told barefaced lies at every turn regarding moving dates and communications with the landlord. They've continually tried to move the moving date forward. We originally asked to move on the 10th of September, and they brought it forward to the 31st of August, and then tried to move it again to the 26th. We've now been told with 3 days notice, a booking van booked and numerous deliveries turning up to what should be our new home, that the date has now been pushed back a week. We're still meant to be paying from the 1st.Communication has been appalling, with apparently multiple branches working on this single property, no-one within their teams are talking to each other, and now that stuff has started to go severely wrong, we're not able to get help, with one business day before our moving date.

I’m very frustrated with the continuous and excessive delay in pace and receiving vital information.Prior moving into our flat we had issues with our property manager. Now we've moved in we still have issues with the same property manager. We receive little to no information on urgent enquiries and are left stuck with no way to move forward. Our hob is incredibly dangerous and could easily burn the building down. I’ve expressed how hazardous this is on multiple occasions!!! Two engineers have come to the property and confirmed this needs to be replaced IMMEDIATELY. This excessive delay is not only putting myself and my partner in danger but the rest of the neighbours in extreme danger. Your lack of action is life threatening and highly concerning. I’ve asked for a follow up on this and many other things since I’ve move here, which was almost 3 months ago now. I have received zero information! This matter is urgent and incredibly important. Why isn’t this being take seriously? Would it take a second Grenfell tragedy for this matter to be taken seriously? The current agent we have isn’t prompt enough in responding and doesn't take any action. I want a different property manager immediately! I ask for this before and was told to be patient due to co-vid 19 but this is now excessive and ridiculous. We cannot continue like this.

Deceitful and bunch of liars!

I am writing to warn you about how deceitful and unprofessional this letting agent (East Dulwich) can be.After purchasing a property we discovered that Acorn have failed in their duty of care to collect one set of keys (for the letter box) from the previous tenants.I first raised this issue on the 10th of March, and I was told that the missing key had been posted inside the letter box.I later found this to not be the case.In order to gain access to my letter box, (which I'm sure you will understand was quite urgent, since it may have contained important documents regarding our property purchase), I employed a locksmith at my own expense - with their approval. I spoke to my solicitor who said that this payment should be taken out of the tenants' deposit. I confirmed this with Acorn who said that they would contact the previous landlord. I don't know why my solicitor had to intervene before they can do something about anything - when it was clearly their tenants who created this problem in the first place. It took until May 26th for a cheque to be sent (11 weeks!!!), on which date it was sent to the wrong address. They allegedly sent it to the locksmith's address but the locksmith never received any cheque from them nor any letter addressed to my name. And as to why it was sent to locksmith - knowingly I've been pestering them about the refund still baffles me. I have tried many times to contact Acorn to process a new cheque but to no avail. It is not a large sum of money, but Acorn has consistently ignored and lied about this refund. This problem has been going on for almost 4 months but they still give me a shallow "we will chase this for you" response. Not only did this agency fail in their duty of care with regards to the keys, they went on to send the refund to the wrong address, and further, to ignore my attempts to contact them about it for many weeks now.

THE SIX FAILS OF ACORN - NOT TO BE CONFUSED WITH THE TWELVE DAYS OF CHRISTMAS

The only good thing I can say about Acorn is that we are no longer letting our flat through them. FAIL ONE: Their very aggressive letting agent offered to discount our first month set-up fee from £360 to £199 but they charged us £360 regardless. The letting office denied all knowledge of the discount and it was a battle to get it reinstated. FAIL TWO: We rapidly discovered that almost all our calls and emails to Acorn went unanswered and it was virtually impossible to communicate with them. FAIL THREE: They charged us £180 for a PAT electrical appliance test, and we received no response when we queried it, or when we queried their lack of response. We subsequently discovered the PAT test was not a legal requirement, and that they had not even performed it. They then denied charging us for the test, and we had to prove that they had. FAIL FOUR: They also charged us £210 to apply for a Croydon landlord licence fee on our behalf and then left the application incomplete, whereupon we received a threatening email from Croydon Council demanding immediate payment. FAIL FIVE: They charged us £96 for a plumber’s visit in which the plumber did nothing except suggest spending over £400 on replacement bathroom taps, when we knew that the originals had cost £64.75. When we tried to follow up direct with the plumber he dropped all communication with us. FAIL SIX: Finally the tenant abandoned the flat without notice, leaving it in a filthy state and full of junk, with bathroom fittings pulled out the wall. We notified Acorn by phone and email with photographs of the mess. The tenant then advised both Acorn and ourselves by email that she could not afford to clean it and that we would have to pick up the cleaning tab ourselves. We had it professionally cleaned at our own expense and emailed Acorn on 22.05.2020: “Please advise where we may pick up our keys on 28.05.2020” which was the date the tenancy legally ended. Predictably there was no reply and their local office was closed on 28.05.2020. However, on 29.05.2020, the day after the tenancy ended - they sent in a check out team who left lights on, drawers and cupboards open, items on the kitchen counter, the toilet seat up and the new throw and mattress cover pulled off the newly cleaned bed, the day before our new agents were due to show it. For this unauthorised incursion, they charged us £159. When we challenged this, they insisted that we were contractually obligated to pay for a checkout. We responded: “What part of “Please advise where we may pick up our keys on 28.05.2020” do you not understand?” I received the response: “I cannot see that you received a response from us to confirm key collection.” Yes, dear readers, you read that right. They didn't have to return our keys on the grounds that they ignored our email requesting the return of our keys! Best of all, Acorn gave the tenant a copy of the check out report as well as a reference, allowing her to pass on the abuse the next landlord.

You have been given the opportunity to escalate your complaint and we are of course happy to cooperate with any investigation The Property Ombudsman may make on your behalf. Thanks. Andrew Roberts - Customer Relations Manager
