I had a very disappointing experience with Rathods. They requested a “verification/reference fee” before proceeding with a tenancy, which is completely illegal under the Tenant Fees Act 2019. They also asked for a renewal fee and the contract is only for 6 month, so you have to pay to renew your contract. Charging tenants for referencing or admin is banned by law in England, and any agency still trying to get away with this is either uninformed or intentionally deceptive. Beyond the unlawful fee, their communication is appalling. Emails go unanswered, calls are ignored, and you're left in limbo until they decide to engage, only to then demand a fee they have no legal right to request. I genuinely feel sorry for any landlords entrusting their properties to this agency. If this is how they treat potential tenants, with silence, confusion, and unlawful charges, I can only imagine how poorly they manage actual tenancies. Tenants: Be warned. Know your rights. Don’t let them scam you.
