Huge thanks to Tim and Lauren :)

Huge thanks to Tim and Lauren, our experience with renting so far has been professional and friendly from both of you. You have been wonderful with everything from the property viewing and application to getting the odd job sorted out ready for us to fully make ourselves at home. Every interaction has been helpful and understanding. 10/10 for both of you. A very refreshing experience compared to previous experiences with letting/ estate agents. Thank you!

Macclesfield branch are the worst…

Macclesfield branch are the worst estate agents our family have ever come across in 60 years of buying and selling properties in the UK! Reed Raines recommended a conveyor based in Leicester (miles away from us) in November 2020, we had to chase both of them all of the time. Reeds Raine were rude and aggressive, and we’re not working for us, in our best interest (and we were paying their bill). The Conveyancing (Premier Property Lawyers) cost us over £40k by their incompetence and Reed Raines staff were unsupportive to us and had an over familiar interest in selling our property to a family friend. We pulled out at the end of March still unsold, due to both companies inefficiency and unprofessional work. Don’t use Reeds Raine, especially Macclesfield branch.

Hello Julia, I believe your review to be extremely unfair. We were appointed to sell initially by your mother, who we have sold for several times over the past 12 years or so and has been extremely happy with our services over the years. We generated good interest at the start, with two buyers offering, one of which was accepted. There were a few delays during the process, 2 main ones including being unable to find the deeds and the related onward purchase. With the buyer's chain. We believe everything was done within our ability to conclude a sale. As it happened these delays didn't allow the sale to proceed, as we would have liked and it certainly was not ourselves who incurred any costs for you, as we and our panel solicitors operate on a no sale no fee basis. However, we wish you all the best with any house-related plans. Kind regards,James Segal - Senior Branch Manager/ Valuer

Do NOT use this agent

Do NOT use this agent. Honestly have had me crying they are so frustrating. Everything is made into a big issue. You wont get your deposit. i cannot state enough how bad they are honestly. They dont answer emails or conveniently dont received them even though they receive others and you are sending to the same email. staff are rude and just tell you lies and change their stories. Not one bit helpful everything an issue. Handed notice in and am still having to battle with them. If someone from Reeds read this i would like to know how to escalate further and hate having to deal with Liverpool office.

Reeds Rains at Hazel Grove amazing service!

Reeds Rains at Hazel Grove have been the best! From the moment I met Dean I knew that I wanted to use the Hazel Grove Branch. Dean and his team have been amazing, very professional, attention to detail, always there to answer my queries, very friendly and knowledgable. They have been there every step of the way and supported me throughout the process that hasn’t been easy for me to understand but they have always explained and reassured me.

Sent a viewing request for a lovely house and was able to get a viewing appointment the next day. The house was in excellent order so I put my application in the same day - Naoimh Leonard has been absolutely outstanding, supporting me through the whole application process, background checks etc. She's kept me in the loop throughout and was able to sort a move in date that suited me. Thank you for the quick turnaround, Naoimh, you've been fantastic and helped me out so much!

We were in touch with Alan McCracken in our recent buying experience. Extremely transparent and professional service. Always taking care of both the sides. After agreeing to the property, we found 2 big surprises ( that was not even discussed when we agreed to buy the property ) - Freshly painted with soft colors - New cooker was installed. Always updated us with the progress. Available when needed. Will definitely looking forward to find any new exciting opportunity to invest with Alan and team in Belfast City Centre. From the outset the team at Reeds Rains Ormeau Rd branch were responsive, efficient, professional and realised the urgency of my situation. They advised the best way for me to proceed was to sell my house through NI Property Auctions. The communication between the two teams with Alan McCracken at Reeds Rains taking the lead was exceptional. Alan also arranged and attended the viewings with many potential buyers - and there were many! - at times which were always convenient for us which was greatly appreciated. Having had several experiences buying and selling homes in England and Belfast I can honestly say this was the smoothest and most straightforward experience of them all. I sincerely thank Alan and the team at Reeds Rains for their advice, assistance and hard work in helping me successfully meet my deadline. I can't recommend them highly enough, especially Alan, and wish them all the very best for the future.PositiveResponsiveness, Quality, Professionalism, Value

Shocking from store in Prescot and management from head office

Shocking from store, the regional and then there boss Sold using Prescot Can’t communicate and lied asked for staff to not deal with it as we lost trust and faith and thought they were incapable at doing there job roll. Paid for full epc sent me certificates but old one they never replaced it till I told them, Attitude is bad never them always someone else’s fault Got told by regional on phone and email the only one dealing with the house was the manager wasn’t true and left with no communication and original team were thought was ok dealing with again and told me to bring keys in even though we haven’t sold and told us it’s not our house and we’re not insured so as you can imagine being in work and getting told you don’t have your house ain’t great and then the attitude she’s right I’m wrong had pay solicitor to deal with her. Rang the manager not his issue he’s moved Regional never replies Resulted in ceo complaint - he investigated but missed large chunks out to protect his friend the regional manager Then hides away/ then on holiday This is just some of the issues we have dealt with but the list is a lot longer would give a zero if I could

Private tenants AVOID ! BULLIES

Private tenants AVOID !! Never in my life have I felt intimated by a company until my dealings with reeds rains. Absolute bullies. Staff are disgustingly rude. ( Apart from Ellie, I think she is the only one who seems to have undergone any customer service training ) One lady just turned up at my house with a front door key and told me shes coming in to inspect, I asked for half an hour as I was in an important phone call. She told me that doesnt matter, she needs to come in she isnt waiting half an hour and she has a key so WILL be coming in. Alls I was asking was for a bit of time to re arrange my phone call they cant even respect that. She was made up to exert her power that she had a key for my house and was coming in. Hope that made you feel good you horrible woman. House was dirty and an overflowing bin in the living room on my 1st day, therefore caked in flies each window was a graveyard of dead flys. Oven thick with grease. (Despite being told this was being professionally cleaned before I will get the keys) I was told any maintenance issues, reeds rains sends someone to complete then charge landlord. No I sent an email with some maintenance issues and got a section 21 back! They want the house back. Landlords friend came and did some odd jobs after a long while. Not the service I was sold.

Chelsea · 14 June 2021

Agent replied · 17 June 2024

Hello Chelsea - Thank you for your review and bringing this to our attention which we were aware of on the day of the routine visit via a phone call with yourself. Historically we have also assisted with various queries for yourself over the phone and been able to resolve these in a professional and timely manner. Our process as an estate agent and by legal requirement is that we are instructed on behalf of the landlord to ensure that routine inspections are carried out and performed within a timely manner throughout the tenancy to ensure their property is being kept in acceptable condition. This visit also allows for any maintenance issues to be reported/pointed out by the tenant so we can take the necessary steps moving forward. Our routine visit assistant is on time constraints to conduct the routine visits in a timely manner and does hold all management keys for our fully managed stock, therefore if a tenant advises we can gain access on keys we have that option. All routine visits are given notice via email/letter which we can confirm was delivered to the email address we have on file and have received emails from on the same email address following this notification. As we are instructed by the landlord, if they have chosen to provide you with a Section 21 we will issue this on their behalf. In regards to our routine visit assistant, she has a proven track record of providing exceptional customer service to all our customers whether this be tenants, landlords, buyers, or vendors and this is the first occasion that a situation like this has occurred and this feedback has been dealt with internally. If you have any further questions or queries following our response, I would be more than happy to discuss this with you further, please email: st_helens@reedsrains.co.ukKind regards,Reeds Rains - St Helens

Fine when marketing, DON'T use their solicitor panel

My experience with Reeds Rains was excellent until recently. I felt really happy with everything and would have given a 5 star review except they really need to actually undertake some due diligence on the solicitors they are partnering with and encouraging buyers and sellers to use. My buyers and my solicitor have been ignored repeatedly by the Reeds Rains appointed solicitor, who have mislaid both property information and personal data. The Reeds Rains solicitor is delaying the entire transaction but with no real reason or acceptable explanation. This is a straightforward transaction that is now dragging out for months because the Reeds Rains appointed solicitor will only look at each case once each week as a maximum. This is a ridiculous way of working and shows they are encouraging buyers and sellers to use conveyancing firms who take on more work than they can effectively manage. Buy or sell a home through Reeds Rains by all means, but as a seller refuse to entertain their "panel of solicitors" option and refuse to sell your property to anyone who intends to use them. Get proper solicitors involved instead who will actually do the job they're being paid to do, for the same amount of money! For us now, it just feels as though we'll never move. If I'd have known more about the substandard conveyancing firms on the Reeds Rains panel I would have taken different action, possibly to the extent of picking another agent.Update: this relates to Reeds Rains Acomb.

I would not recommend, Salford branch

I would not recommend. I recently rented a property through them, they were the agent working for the landlord. They provided me with wrong information, the wrong details to make rent payments, they provided me the wrong information regarding the tenancy agreement. As a result I have had trouble with my landlord because I was provided with the wrong information. The agreement you sign with Reed Rains is no the same as the one the landlord believes to be correct, this has played a large part of the confusion between the landlord and I.

ReedRains and religious beliefs

I tried to apply for a mortgage adviser position with Reed Rains. Due to my religious beliefs I was not able to work on Saturdays. Reed Rains were not able to accommodate my religious beliefs despite the fact I offered Sundays , they have many advisers and several estate agency offices in the area and we are in the 21st century. They claim Saturday is a busy day at estate agents (even though appointments were telephone calls only and could be any time) and would not budge to consider even a part time role. The discussion was with an area supervisor in the North West. Reeds Rains are now beginning to address the issue!

I am a landlord that's worked with Reed…

I am a landlord that's worked with Reed Rains to manage our property in East London. There has been little need for interactions over the last few years other than the odd visit and collection of rent. However, over the last 6 months, our tenants have unfortunately slipped into arrears of around £10k. Reed Rains has not managed this situation very well, there has been little effort to communicate with the tenants other than rent invoices being sent from an office 200 miles away. It was mentioned three months ago that the tenants might have vacated the property. This was only checked last week with an abandonment notice being placed on the door. Despite repeated requests to be contacted or find out who deals with the property and us as a client nothing has been done. What I have been getting is passive-aggressive emails from the team at credit control taking no responsibility and showing no empathy for the fact we are £10k in arrears with no end in sight and that we could have been better head of the problem. Again there has been no one to speak with to discuss the matter. Our experience of this company and lack of customer service here is shocking, in this case, there certainly have not operated in the best interest and on behalf of the client.

MCR City Center Branch - 0/5

I am landlord, I was on fully managed service with RR. RR selected some bunch of thugs as tenants for my house, Tenants never paid rent on time and stopped paying after 3 months completely. RR did literally nothing, RR failed to effectively do the pre-tenancy checks, referals, failed to notice that tenants had dogs at my property, RR also made blunder when sending S21 notice, it was rejected by solicitor. There is no dedicated property manager, it keeps changing and you need to keep explaining to the new property managers. its big NO-NO agency, avoid yourself a horror and choose some other trustworthy agency.

Dear Mr Dahake, I am sorry to hear of the experience that you faced with your former tenants. Reeds Rains take customer service extremely seriously so I apologise if you feel you have not received excellent service. Having looked into this matter I can see we carried out adequate referencing checks prior to the tenancy commencing through one of the UK's biggest referencing companies, Experian. The checks were passed as satisfactory with no indications of poor credit history or previous grievances with renting. As per your 'fully managed' package, Reeds Rains assisted with the legal proceedings in evicting your tenants through the correct process via the courts, this was further aided by our legal department. Furthermore, I can see that the senior property manager was in contact with yourself throughout the process up until the keys were handed back. Kind Regards Greg Davies - Senior Branch Manager

Reeds Rains Hull - EllieThis review is in regards to information i required after leaving my property.I needed information regarding a number of things when i had left Reeds Rains, the main being information on my deposit and how to correctly ask for a refund etc. Ellie replied very quick and reached out to me with all of the updates to do with my deposit refund. I never felt like i was waiting for a response and she handled my needs with what i would deem as above and beyond customer experience.I had a lot of bad experiences with the Hull Branch of reeds rains, especially in recent years. I sold my apartment with Reeds Rain (Ormeau Road branch) and completed this month. Grainne, the Senior Negotiator was very helpful, positive and professional and kept me informed at every stage of the process. I didn't feel under pressure at any point which was good, having experienced this from other estate agents in the past, which was unnecessary. Her colleague Ethan was also very helpful and friendly at the beginning of the process and I was happy that he showed my apartment to prospective buyers. Overall, a great service and I would happily recommend this branch of Reeds Rain to friends and/or family who are selling or buying. Thanks again.

Our experience with Naoimh Leonard, Reeds&Rains Estate Agent Ormeau was amazing and truly professional. She was an extremely good agent to work with in finding us the best tenant within a span of three weeks time. Right from the beginning, her approach was perfect! She quickly changed the property pics and posted them to the websites. Helped with the onboarding of the tenant and setting up the legal documents in a swift manner. The whole process went so smoothly and spot on. Highly recommend her in finding the best tenants and that too very quickly!!

Pathetic, incompetent and zero added value

Where to start? I get letting agents need to make a profit, and I’m happy to support that - if they use just a fraction of the profit to offer a service. They were a pain to deal with when we moved in, they performed every task with great difficulty and constant reminding. It was like communicating with a toddler. Emails were ignored, bounced between departments and processed slowly. In 3 years we needed 1 x spare key, 1 x washing machine repair/replacement and 1x boiler fix.We never got the key.We did receive a new washer - but we ended up doing all the arranging. The boiler fiasco took over 2 months and they charged the landlord for things that were completely unnecessary, resulted in water damage and cost 5x more than it needed to. They were that bad, the landlord arranged to cancel the contract with them. We thought that might be the end of our collective woes. Nope - since then their lack of attention has resulted in countless hours of negotiating with utilities suppliers as without our or the landlords consent they cancelled with our suppliers by authorising another company to switch us out.So in summary:They made every interaction frustrating and disappointing. They failed on 90% of every kpi They did not provide a service of any description beyond a basic inventory and handling our rent payment. They ignored emails and requestsAnd since leaving them they provided a final legacy of complexity for us to fix regarding our utilities. If I could give a minus star rating I would. The initial contact with the Chesterfield branch was ok, but as others have said, after signing you are shunted off to a bunch of people in Southampton who don’t care and have no concept of geography. Eg they sent plumbers from Burton on Trent, and Wakefield - to Chesterfield, but only after threatening with cost recovery and requesting the landlords details.
