Dealt with William Clayton upon vacating a property that had huge amounts of black mould all throughout. He argued back and forth when we tried to get our deposit back even though we left the property in perfect condition. We took videos before and after we left the property. Will never rent or buy a property with Prescot Reeds Rains again.

I acted for a family member who had received awful service as a tenant through Reeds Rains (Wilmslow). After signing their agreement and prior to moving in, Reeds Rains allowed the Landlord to remove the sofa and armchair from the Lounge - despite the apartment being let as 'fully furnished'! Therefore the tenants purchased a leather sofa for £749. This was then donated to the landlord upon vacating the apartment. Despite this obvious gain for the landlord, Lavinia Cachon for Reeds Rains Wilmslow then found every excuse to not return the deposit. 17 weeks after the agreed Check Out report, Lavinia sent to the ex-tenants an unsubstantiated quotation from the landlord claiming £1075 in redecorating costs!Due to Lavinia's poor dealing with the landlord, the deposit was held back beyond the miserly 3 months from vacating which is the expiration of any 'protection' through mydeposits. Mydeposits then refused to raise a dispute!Only finally resolved (mostly) by a 'cry of help' to Director level.
Hi Andy,Were very sorry to hear about the experience your family member received regarding the deposit. This is an issue that has been raised with our property maintenance team, as they deal with all deposits. Regarding the furnishing, a landlord is able to remove any item before move in. From what I understand about this situation is that Lavina emailed the tenant regarding a dispute in September 2023 but didn't receive a reply till Jan 2024 meaning the tenant was out of their period to raise a dispute through mydeposits. I'm not sure why this email wasn't replied to for 5 months but this did have a contributing factor as to why your family member wasn't entitled to their deposit back. Regards,Reeds Rains

It was/is stressful and it took a long time to sell just over 20 weeks but it appears lots of properties took a very long time due to the way the market was/is. But the staff at Reeds Rains were so helpful always. I feel I can call them anytime and ask as many questions as needed . Thank you To stuart the manager . Unfortunately Reeds Rains seem to use underhand tactics to create a bidding war - citing GDPR as a reason they cannot disclose current offers on their properties, which is not true. GDPR prevents them from disclosing any personal details on the bidder, but not the offer price / bid that they placed.I would not trust a company that outright lies to customers, to create a bidding war between interested parties. I decided against placing an offer on the property for this reason. Not an agency to be trusted.**UPDATED** This review is regarding Reeds Rains, Chesterfield Road, Sheffield.

GoogleI have had two experiences with Reeds Rains and both of them were extremely positive. One was in selling our late Mum's house and more recently, my own property. The sale of my property brought some unexpected challenges but these were handled professionally and sensitively by Alan McMullan. I had the privilege of Alan's expertise on both occasions and cannot speak highly enough of him. From start to finish, his calm yet enthusiastic and reassuring manner made what can be a stressful time run as smoothly as possible. Thank you. Indeed the whole team have been fab and I have no hesitation in recommending Reeds Rains at Ballyhackamore.

Not only was the fee very competitive but I was supplied with accurate information regarding the impending sale and at all times I was kept informed of all developments regarding the property. Professional advice was offered when requested and this advice proved to be well founded and contributed to a very successful outcome. As a result the entire process concluded with minimal stress. I would unreservedly recommend this organisation.

We requested an early tenancy termination with 6 months notice (to leave 2 months earlier than contracted due to buying a new build property). We have lived in the property for 7.5 years and never caused an issue. We are now less than 3 weeks away from moving and NOTHING has been done. Delays on responses from the agents for over 4-5 weeks at a time despite being chased, the house is still not up for relet online yet they are expecting us to be liable for all costs until another tenant occupies the property. The service has been nothing but abysmal. My garden is currently a hazard to both mine and my neighbours children due to a falling down fence in the garden which was reported over 4 MONTHS AGO!!! Again chased numerous times but nothing has been done. An ignition hob that hasn’t worked in the whole 7 years we’ve been here, damp in the bathroom for over a year yet the rent still went up last year given all these outstanding issues. Avoid renting from Reeds at all costs.

We're sorry you feel we have offered a service that has fallen short of what you expected. As you are aware, we had reached out to the landlord when we received your request to ask if you could break the contract. We do need to wait for consent to end a tenancy earlier than the fixed term and sometimes it can take a little while for the landlord to process what is involved and any costs they had not planned for. The maintenance team were reviewing the fence with you, your neighbour and the landlord in an attempt to determine ownership in advance of repairs being instructed. EXTREMELY pathetic property manager. I would have given negative/ zero stars if that was an option. Rented a property through their Manchester office and they haven't managed to fix even a SINGLE issue in two months, even though the issues are really petty. The property managers are extremely complacent and tend to forget they're supposed to deal with clients. When I first moved in, I was told it was a 'fully managed property' but never did I think it meant that it was a 'completely un-managed property'. You will not be given any landlord details to help fix your issues with them directly and Reeds Rains won't do anything for you either. They're just the middle party collecting rents and nothing else. Extremely dissatisfied with this WORST renting experience in my life. AVOID at all costs if you want some level of comfort and peace in your life!!

Everything! I have used a few estate agents over the years and I would say, these are by far the best I have dealt with. The staff are very professional, approachable and very quick to reply to queries. David is an asset to the company, nothing is to much trouble, he is a very hard worker and yet still remains pleasant and approachable. I am a bit of a forgetful fruitcake, but they have managed to keep me on track and everything is going great. The girls I have spoken to have all been lovely. If I were to sell my house again ( which I am never going to) I would use Reeds Rains with no hesitations.

GoogleI recently enquired about an apartment in the Ballyhackamore area and attended a viewing with Fiona who was very efficient and welcoming. Following a few back and forth offers over the property, I asked Alan of Reeds Rains for some time to consider a further bid over the weekend. Alan left voicemails with me the following Monday seeking a call back which I could not answer due to work and family commitments. I spoke with Alan today (Tuesday afternoon), and was informed that he had taken instructions and the sale was agreed. Obviously this was disappointing as I had actually planned on entering a further offer. I fully appreciate that this is the nature of the beast, and properties are in high demand, though I found Alan’s phone manner to be rude (and strangely accusatory?) which unfortunately reflects poorly on an otherwise very good estate agent.

Really awful company to deal with. They lie many times and avoid responsibility for their incompetence, Integrity is missing in bucketloads but greed is a paramount behaviour. Why this company is allowed to operate as a tenancy management company with utter contempt toward the customer is beyond me. Hard faced liars. Not a thread of sincerity. Absolutely stressful to deal with and will never go back.

Couldn’t of asked for anyone better then Abbie and Lorraine at Rotherham office from start to finish I have been in touch with them maybe every day in a week to get a update I completed my transfer over to one of their properties in a week From meeting Abbie on last Saturday at the property to look around I had a gut feeling I found my new home I told her my house was up for sale and didn’t want to pay other months rent and her and Lorraine made sure I didn’t have to by making sure I had my keys today (following Saturday)Would highly recommend this company
