It has been a totally seamless (and dare I say, enjoyable?) process of setting up our tenancy. We are relocating from London, but that hasn't impacted how easily we were able to chat with the team about any questions or go through referencing via their portal.
From offer to signing the contract it was less than 2 weeks.
I would recommend to anyone! I had already heard great things from friends already based in Belfast regarding the way they handle tenancies and their professionalism, and they lived up to it!
Prompt and friendly replies on all matters.
A special shout out to Aaron who has been our main point of contact and guided us effortlessly through the process!
We're so excited for our new home, and Belvoir made sure we could even enjoy the admin side of setting up a new house.

One of the most unprofessional companies I have ever came across.
If I could have contacted the owner of the property I would have and informed them of how their property is being mismanaged.
One example of this appeared within a couple weeks of moving into the property; when we were assured that the bathroom and hall was to be painted and had allegedly reached out to a decorator to do the work as there was mold which needed to be covered up. After reaching out to Belvoir on a number of occasions it became aware they had no intention of caring out this work.
Then upon moving out they attempted to charged us with this redecorating cost which should have been sorted before we moved in.
On top of this, the battle for our deposit was long and gruelling despite little to no evidence of wear and tear on the property after being assured to by a member of staff that we should receive 100% of the deposit hassle free.
Unprofessional / incompetent from start to finish!

GoogleI’ve been renting a flat through Belvoir for the past 3 going on 4 years, and after all of the numerous useless and crooked agents I’ve experienced in 10 years of renting properties, Belvoir have restored my faith in letting agents as a whole. Exceptionally professional and always respond to emails/calls straight away - e.g. today had an issue with my gas meter, and within maximum of half an hour of me raising the issue, Belvoir sent out a contractor who sorted the issue within 5 minutes. Never had a single problem of any kind with Belvoir and couldn’t recommend them enough to anyone looking for a reliable and friendly agency to rent with 🌟

GoogleBelvoir Belfast are completely untrustworthy and should be avoided. Water was leaking onto the top of the fridge from a leak in the only shower. It took three days before they called a plumber who threw a towel down and left. They waited a month to fix the leak and promised to fix the hole in the ceiling. That was 6 months ago. Now they want rent for two months after we move out and even after a new tenant has agreed to take the flat.

GoogleUtter neglect! My colleagues house leaking water through the ceiling light fixtures. No action from Belvoir Belfast in over 5 weeks. Infact was advised that water leaking through light fixtures is not dangerous. Have never heard so much nonsense in my life.
Now they're waiting on Environmental Health calling out. They cannot wait to get out of their tenancy agreement. Very few rights for tenants in Northern Ireland and Belvoir Belfast seem to take full advantage of that.

GoogleExtremely poor communicators throughout my tenancy which culminated with a very poor end to my tenancy with Belvoir Belfast. After returning the keys, I was asked to ensure my bank details were linked to TDS NI for return of the deposit - which I did. It took 3 months, numerous unanswered emails, and an eventual appeal to TDS NI which took a number of weeks to process, before my deposit was returned. Very poor customer service.

GoogleThey have done everything well when we start the tenancy. However, while leaving I hardly got my advance back, just 18% of it. Even after cleaning the flat very well, they have changed me £50 for “professional” cleaning, the reason was “there is a little stain on the bathroom wall tile gap seal”...really?? £50 for that!, and a £75 for inventory. A relet fee of £275 was also charged even after giving them enough notice. The funniest part is that they have got a new tenant and agreed to let in 2 days after I left the house. If they have got a new tenant, why they charged the relet fee? There was no risk in re-letting. It was the first time I have gone with an agency, and I won’t do this mistake again. They will make reasons to squeeze your money. A normal person should do 1 week work to get this £275, and these guys just get it without doing much work.
The house was left clean, no damages, given enough notice, they got a new tenant! I am wondering if it wasn’t clean, and there were damages, and I didn’t give enough notice and they couldn’t find a tenant, they would have probably asked me to surrender all my assets!
They take money from the land lord as well.
Technically these people are parasites, and the tenants & land lord are hosts.
Really annoying experience!

GoogleI have just purchased an apartment through Belvoir Sales in South Belfast. The sales agent on the purchase was Yasmin McCartney. Yasmin was excellent in all departments. Excellent communicating both verbal and written. Very flexible with appointments and she had some excellent advise for a 1st time buyer like myself. All of this might seem quite standard for an estate agent but I have been dealing with a fair amount of agents in the past year and by far Yasmin was the best. I would highly recommend using Belvoir Sales to friends and colleagues.

We never had any issues regarding fixing/replacing equipment/furniture or anything else . Hi, thank you for your comments. We're sorry that it was necessary to make a deduction from your damage deposit. As you know we produce a very detailed inventory and condition report at the start of a tenancy, we then compare this report with the condition of the property at the end of the tenancy. Where necessary we will seek to make a deduction from your deposit to rectify any issues where the condition of the property in not what we would expect. Where we feel a deduction is justified we discuss the details with the outgoing tenant and in the vast majority of cases we reach a satisfactory agreement. Where no agreement can be reached tenants have the option to request that their case be referred to the dispute resolution service provided by TDSNI. GoogleWe waited 5 weeks for a new washing machine, waited 5 months for a new curtain pole, waited 16 months for a new radiator knob, we had a 10 year old dishwasher that was never replaced (words of the engineer, not me), a large number of times I called the office and there only seemed to be 1 person present who couldn't answer my query (this is from 2022-23), the phoneline often said the office was closed when they were actually open and I had to contact Belvoir myself to sort out my deposit, otherwise I wasn't getting it back (surely the ball should be rolling on that as soon as you end lease).

How do they expect to sell the house if this is the way they work.
