No written acknowledgement of a genuine offer
This review relates specifically to GTH’s Development Land & Planning team at its Taunton/Blackbrook office.
We submitted a genuine written offer for the whole property on 22 July, subject to normal surveys and due diligence. GTH subsequently confirmed that it had passed our offer to the vendor within 48 hours. However, GTH sent us no acknowledgement or update. We chased on 3 August and eventually had to telephone on 10 August, 19 days after making the offer.
We were then told that a higher offer was being pursued and that no further offers were wanted. We also found the manner in which this was communicated dismissive.
In its written complaint response, a GTH partner said that the vendor had instructed the firm not to contact us while pursuing another offer. A vendor is entitled to reject an offer and is not required to negotiate. However, GTH did not need to disclose anything confidential or enter into negotiations simply to acknowledge our offer and tell us that it was not being progressed.
The Estate Agents (Undesirable Practices) (No. 2) Order 1991 requires estate agents to forward offers promptly and in writing. GTH says it fulfilled that duty by informing the vendor, but that does not explain why we received no basic written confirmation or status update. An instruction from the vendor not to engage with us should not remove GTH’s own responsibility to communicate professionally.
We previously removed an earlier review after realising that we had supplied an incorrect contact email address with our later complaint. We did that because we wanted to be fair. That explained why we initially missed GTH’s complaint response, but it had nothing to do with the original handling of our offer.
We have dealt with several other agents during our property search who have been extremely helpful, courteous and communicative. The contrast with our experience here has been stark.

GoogleGTH in Barnstaple were the estate agents selling the property we fell in love with and recently completed the sale on.
My experience of estate agents hasn’t always been positive but our experience with GTH was nothing but positive.
From the very beginning, it was easy to organise viewings which were convenient for us and were always happy to organise additional viewings.
Once we were sale agreed, we dealt mostly with Curtis who was brilliant at communicating, was kind and accomodating with any questions or queries we had. However, if ever Curtis wasn’t available and we spoke to the other staff at GTH, they were all very helpful.
Buying a house, they say, is one of the most stressful things you do in your life but this process with GTH was incredibly stress free and I couldn’t recommend GTH enough.
