I must say their service is very professional, friendly and prompt, the staff cannot do enough for you! Everything is explained which is great with no hidden agendas.. Useless company treat you like your in the wrong.Send builders round who dont do the jobs right the first time and some that treat your house and things with no respect and then they wonder why your angry.Saying they are ringing or coming round and don't turn up.I emailed them yesterday as I've water coming through the kitchen ceiling and down the wall.A contractor will ring you stayed in all day no phone call nothing.I look after the house but the agents don't look after me.I am vulrenable with health issues,damp cold house no help.Date of experience try 4 yrs

Alison and Donna at Reeds Rains, Bamber Bridge have been amazing from the start. firstly when I met them at my brother's house without the keys!! Right through to today, completion day. I hadn't sold/bought a property before and Alison has been brilliant talking me through the process and has been in touch the whole way through. Honestly I don't think she could have done any more. Huge recommendation from a property newbie!

Our family moved into a rented property with fully managed maintaince service. We have so many things in this house that need to he repaired. Its A4 page full of problems including leaking roof, front door we can't open properly, cracked windows and it goes on.All we get is contractors coming for a quote and us being told you are better off moving as the house has extensive issues and reedsrains won't pay when the contractors come and asses. We are having to fight through the council disrepair team as noone from reedsrains maintainance team can tell us if anything will be fixed. This has all been going on for 4 months. Meanwile fhe landlord told the disrepair team that all has been fixed, so basically lying. We have two kids and to say it's been stressful is an understatement. I don't understand how they can leave us living like this and expect full rent in return.

Was a tenant via Reeds Rains Salford Quays, for a year. I was a perfect tenant, looked after the place and was then served with a no fault eviction notice. This came after a yearly 'thorough property inspection' where agent was in the property for all of 56 seconds, and did not move from inside the front door, which I have on cameraThen had £351 of my deposit deducted, including for day to day wear and tear, and it took a month to get the rest of my deposit back.I have photos of the apartment from when I moved in to when I moved out.I have also contacted BBC Watchdog, to present my case to them.

The landlord advised us he needed to move back into the property and therefore instructed us to serve notice - obviously this is out of our control. In terms of the quick routine inspection - these are designed to be quick and efficient - in a one bedroom apartment they don't take too long to carry out. Finally regarding your deposit I can see you agreed to the deductions and were offered the opportunity to dispute the deductions which you decided against. After asking for a valuation after the death of my mother I was told an online estimation could be done. After a week I heard nothing. On ringing them on the morning of seeing the solicitor, I rung to ask if it was lost. I was told "oh yes, it's in Dave's diary. Would you like him to email it tomorrow!I said that would be too late. The lady simply told me " ok, thank you, bye"Not even close to the kind of service I expected from the company who came top in my Google search. Obviously i will go out of my way to ensure no one I, or my family knows ever uses this estate agent.

What an appalling company. They informed my energy company that I had left when in fact I wasnt due to move out for another month. This has resulted in weeks of trying to sort out my energy bills that have had me close to tears. They denied doing this which was rubbish as the energy company actually gave me their name. For over 5 weeks I have been trying to get my deposit back despite no issues with the land lord and he confirmed it was OK to release my deposit. They lie routinely on the phone saying the deposit has been released when it hasnt. They also ignore emails. My landlord issued me with a section 21 and gave me 2 months to get out. A lovely lady from the council told RR to not take any legal action as I was activley looking for a new place. They ignored this and advised the landlord to persue legal action. The council lady spoke directly to the landlord and it was agreed to give me an extra month. They dont care about anyone and just pass on to other useless colleagues. AVOID at all costs

My experience as a guarantor for a tenant who has rented a property from this company worsens by the day. In addition to the issues I raised in an earlier review, which hasn't even been acknowledged, I have learned the flat wasn't inspected before it was let and now there is a plethora of serious problems. I used dress rains Burnley to rent out my property. The number of hidden charges was astronomical so I received almost no rent for four months. The tenant decided the to leave early and break the contract. There was no effort on behalf of reeds rains to sort the situation out. Suddenly there were lots of strings attached to the guaranteed rent scheme they were charging me for. Extremely complacent and absolute daylight robbery as a landlord. Every single invoice had some dreamt up hidden charge.

Awful service. Moved around and been renting for the past 7 years and I have never had an experience like this. I've never had an application process thats taken more than a couple of weeks max. With Reeds Rains, it has been 4 weeks and still not sorted. References were an issue due to them using the incompetent service that is Experian. Everytime you contact the office, you get fobbed off and you can never get through to the person dealing with your application unless they happen to answer the phone by chance. Looking to BUY a property soon and I will not be interested in any property advertised by Reeds Rains! First and last!

Just thought I would highlight to potential sellers the service sellers are receiving. I contacted the Halifax Branch through rightmove last weekend to view a property they had for sale. I am a cash buyer and they have still not made contact. I would. E very disappointed on this service if they had been selling my property

I am in the process of securing a tenancy through the Rotherham branch. I cannot fault the experience so far... Reeds Rains has made everything so easy at the most difficult time of my life - moving out of my late mother’s house as it must be sold - so I couldn’t appreciate them more in this period of intense grief and turmoil. Communication is excellent and service is friendly. I am also incredibly impressed with the tenant portal, which makes it so simple to set up services and utilities. All in all, I would like to commend Reeds Rains, and especially Sarah, my main point of contact, for taking so much of the stress out of this massively difficult life-changing time that I’m going through.

I came to Reeds Rains after dealing with a terrible estate agent company to help me with a difficult tenant situation. Reeds Rains was completely proficient in handling everything quickly and very effectively. I worked with Heather who was very attentive and friendly. All in all, could not recommend this branch more, they did everything I could’ve possibly wanted as a landlord and are superb at helping landlords with everything they’d need.

Worst agents ever. So unprofessional and do not stick to their word. Bought a house through them which the sale process was horrendous. They did not enclose the full information of the house sale even though they was quite clearly aware. When it came to light the seller only owned 25% of the property they was trying to sell Reeds Rains has zero knowledge of the 75% owner and it was down to me to purchase the Title Register and send to my solicitor to find out what was going on. The seller was a complete nightmare throughout , basically matched up to the agents! Showed no willing to exchange and complete which when we finally did (on the same day) I was absolutely at breaking point. Passed from pillar to post throughout with different stories from everyone who worked in branch, When I finally got the keys and went to the house the back fence was totally down which I had not been made aware of ( this was no way visible to me from an exterior inspection ) however one of the neighbours notified me that Reeds Rains has been made aware with photo evidence by her, several weeks before.They had promised repair of this as it was blocking her drive however this never happened. After various emails and calls between them and them admitting to me they should have sorted it, they decided to wash their hands of it and advised me to seek advice from a solicitor. After weeks of stress, an unsafe garden for my dog, and upsetting my new neighbours , I was promised a contribution towards the repairs from the seller which Reeds Rains was supposed to sort however this never materialised. So I was left with a very large bill I did not account for when buying the house. Now months later I am still getting letters addressed to Reeds Rains for outstanding bills from before I took on responsibility of the property. Total cow boy outfit! With all the online low fee agents popping up you would think they would try and pull their finger out and stay in business. No homes to sell / let = no job.

GoogleWe originally tried to sell our property with an online estate agent - and quickly found their service to be poor (and miss sold)! We decided to switch to Reeds Rains Bangor, and were so very glad that we did! Jonny & his fabulous team (especially Kerry) handled our sale brilliantly. There were quite a few ups & downs, but Kerry worked tirelessly and communicated with us very well - she is an asset to the team!
