Long story short, an exceptionally good Lettings Agency and highly recommended. Having rented through a variety of Letting’s Agents in the past, Ponting’s is by far the best I have engaged with. My partner and I rented a property through Ponting’s for 2.5 years. Throughout this time, Ponting’s allowed us to live in the property as if it were our own, completely undisturbed. Whenever any maintenance was required (which was minimal), Ponting’s were incredibly responsive and always ensured the fix was completed to a high quality. They are incredibly approachable throughout the duration of the tenancy and all of the staff are very friendly. We were often made to feel that Ponting’s cared for us as tenants and genuinely wanted the best for us. I’m not one to usually leave reviews, but I have genuinely been left incredibly impressed with Ponting’s and their professional, kind conduct. Thank you, Ponting’s, for a very happy and memorable 2.5 years in the property we rented.

Although I didn’t end up moving forward with the property I viewed, I had a great experience. I communicated with Charlotte before the viewing and she was incredibly helpful and friendly. Anna then showed me round the property and was very helpful and informative. She was happy to answer any questions. Unfortunately, the property was not for me, which is a shame as I feel the team would’ve been great throughout the rest of the process too and would’ve made the renting journey a pleasure.

Awful letting agents! Boiler failed a service and we were left without heat and hot water for 2 weeks in the middle of winter with a 5 year old. Property was damp and full of black mould. Nothing was done about this despite them being told on numerous occasions. Avoid!

Good morning Casey, and thank you for your time leaving a review which I am obviously very disappointed to read but can understand this after the disappointment of you not being successful with your deposit dispute. Boiler failures are very tricky - we are totally reliant on contractors to resolve issues and have to trust their experience and knowledge. When an issue with the boiler was noted during an annual inspection, we were told that a new boiler was needed. This contractor supplied a quote for a new boiler, and a second quote was requested by the landlord. A second contractor then visited to prepare a quote, but was actually able to resolve the issue and get it up and running as it should do. The initial visit was on Friday 17th November and the second contractor visited on Friday 24th so you were without heating and hot water for 7 days, not the two weeks that you state in your comments. This is longer than we would want it to be, but sometimes things just cannot be solved immediately, which is why we keep a store of heaters in the office - we don't want our tenants to be uncomfortable or cold, obviously, but you chose not to have these. You also mention issues with damp and mould, but this is also a two way thing as discussed in the deposit conversations, and it is not correct to say that nothing was done about it. We hope that you are now more settled in your new home and that it is more suited to your needs, and wish you all the very best for the future.

I don’t often leave reviews for other agents, especially as we work in a competitive industry, but credit where it’s due, Vicky is professional, patient and kind to deal with. It’s refreshing to come across someone who values collaboration even across agency lines. A real credit to the profession.

Leaving 1 start, because no stars are not possible. Viewed a property with the business owner/manager. Tried to negotiate price and asked a genuine question, and got laughed at, out loud, twice. We are currently employed by big established businesses, so we could've been good tenants with a steady stream of income, even if the price was non negotiable. But laughing out loud, to prospective tenants, never again.

Discrimination towards people with disability benefits! Saying you need to be hard working to get one of their properties and get nowhere in life on benefits when told them we are disabled. When people who even work can’t even afford rent and keep a place hardly due to the cost of living. Shocker people who work most likely on benefits too. Don’t know who you are but you’re a stuck up judgmental scum bag.

Good morning Chloe, and thank you for your comments - I was sorry to read this. I can honestly say that this is not something that any of my team would have said - it's simply not true. When our landlords instruct us, they will give us criteria that potential tenants need to meet in order to suit their insurance policies... this is usually the following: To be in permanent employment or if self employed then to be able to show three years of accounts. To be earning, between the applicants, 30 times the rent To have a credit history free of CCJs To have the ability to prove the Right to Rent in the UK If you are not able to meet the criteria, then a Guarantor would be considered. It really isn't easy to rent a property at the moment - there is a huge amount of competition and landlords will generally choose people that appear to have the most reliable of circumstances so that they can take out insurance so they are covered if anything did go wrong.... It would be really useful if you would would please email me at anna@pontingsresidential.co.uk so we can chat through your circumstances and see if there is a property that would suit you, that we could make work, but I'd need some more information first! An initially pleasant experience with Pontings rapidly became toxic as we realised they were both alarmingly unfamiliar with basic issues and unconcerned about our welfare as tenants. Alarm bells first started ringing when we realised they had fundamentally misrepresented the parking available (they claim they corrected this but it's untrue because even once we had moved in, they continued to assure us we had access to more parking - and the neighbour confirmed that she had made the true status clear from the outset. The house then suffered from an abundance of problems due to poor workmanship and lack of maintenance by the landlord. The majority of these issues were dealt with by general handymen whom Pontings instructed but then didn't bother to chase up ("oh, has he not been yet?") and systems for which there was no documentation and they made no effort to understand or document, leaving it to us as householders. The real low point came when - after we had been insisting for months that there was a problem with the ventilation - they finally called out a company who confirmed we had been living in a sealed unit with no ventilation for over a year. Even after this had been fixed, RH levels were around the low 30s percent in the main bedroom and dust constantly settled on every surface within hours of cleaning. The ceilings of the attic room were filthy with fine dust trapped in the house. When we complained, the (senior) letting agent said they didn't accept the house had insufficient ventilation "because we could have opened a window". I'm not sure what qualifies someone to be senior at Pontings without understanding that a) opening a window isn't sufficient to provide constant ventilation to a sealed three storey property or that b) opening a window in winter will lower the RH since cold air holds less moisture. While we lived in the property, we woke up with dry throats and nosebleeds and I developed a chronic cough which has led to a hernia (within a week of moving out, these symptoms subsided). We raised the fact that the building strongly demonstrated the signs of Sick Building Syndrome and obtained a quote from a qualified ventilation assessment expert to perform a test, and both these things were ignored. Finally, when we gave notice, Pontings tried to force checkout requirements which were not part of the contract, in order to achieve betterment from the landlord. When this was queried, they simply sent us the same extracts from the contract which clarified they were not requirements. We note that the property is now advertised with a TWENTY FIVE PER CENT rent increase, with both Pontings and the landlord in the full knowledge that there's a problem with the house that made us so unwell we had to move out. I'm not sure how much of our experience is incompetence on the part of Pontings, and how much is downright dishonesty, but this is not a good lettings agent. Renters beware!

I am currently renting a house through Pontings. They have shown time and time again to be untrustworthy and couldn't care less about the tenant. Currently in a house where nothing works and forced to live in an extremely uncomfortable situation as they won't release me from contract. Do not rent with them.

We are in the process of moving house, so Pontings wanted to schedule viewings of the property we are renting as soon as possible. We both work from home so asked them not to schedule viewings during working days. While we were out on Saturday morning, at about 10.40AM they sent us an email stating there will be a viewing at 11.20AM. No phone call, did not wait for confirmation, and went ahead with the viewing even though we replied to the email asking them to reschedule! We had all paperwork and legal documents laid out in the open, no time to come back and put it away, and they just let themselves in and showed strangers around our home. Very unprofessional and potentially dangerous behaviour, be very careful when dealing with this company.
