GoogleAs buyers we were interested in a property being advertised by Halliday Homes. A viewing was arranged accordingly and the sellers dissatisfaction was noted through their commenting of pressure tactics from Halliday Homes was noted.
This extended to the agent stressing urgency for the sellers to set a closing date within a week of the property being marketed, thus potentially narrowing the market. Our solicitors were advised of an arbitrary figure that was thought to be achievable (considerably above the market value), prior to our offer which was highlighted as not being standard practice.
Nevertheless, we made an offer (considerably over asking, even in the current market) on the property and regrettably, this was not the highest bid. We are in a strong, no chain and ready to move position and were advised the winning bid to be a cash offer without a chain. This turned out to be a fabrication.
Over a month later we were called by Halliday Homes to enquire whether we were still interested as the highest bid accepted deal was not closing… owing to a chain not completing from the winning bidder.
At this stage we were still keen and stated so. We were advised more would be known the following week as the would-be buyer of the property had now been given a prescribed time in which to sell their home, and we would be informed of the outcome. We were not.
What followed was a prolonged period of silence lasting weeks. We enquired again to be fobbed off again and told it was on the clients instruction, however Halliday Homes were the ones re-contacting us, dangling the carrot… despite the property not actually being remarketed.
A further month passed and we were yet again called by Halliday Homes to ask our position. At this stage we simply asked is the property available or is it not? Two months on and this is a ridiculous fiasco.
No straight answers were given, back to dangling the carrot - the property is not actively being remarketed. It looks like the winning bidder cannot proceed to completing, a lot of time has passed and apparently the sellers have bought somewhere else. Meanwhile, we continue to be given the run around.
Perhaps we would have proceeded had the property actually been made available on the open market again and actually available, but it was all smoke and mirrors at the cost of our time.
At this point we checked out, despite loving the property and being able to complete - it’s just not worth it dealing with an agent like this. It’s now affected not only us, but the seller of the property too who have lost out.
We did have the cash, made a good offer and could have completed.. in fact, we could have been moved in by now.
Sadly it feels like a desire to achieve an inflated price and pushing well-positioned would-be buyers has cost the seller of the property a timely and smooth transaction that could actually proceed.
