I contacted this company over a month ago with specific questions regarding a property. They initially responded and assured me that the information would be provided “as soon as possible.” However, no further communication was received despite follow-up.
Over a month later, I was able to obtain most of the relevant details myself within just two days, simply by asking a young female neighbour in one of the adjoining properties, who provided the restrictions and access information in a straightforward email. This highlights that the information could easily have been shared by the agent.
Considering the significant number of restrictions attached to this land, I am concerned that the agent chose not to communicate material information.
For clarity: under the Consumer Protection from Unfair Trading Regulations (CPRs), estate agents are legally obliged to disclose all “material information” that could affect a buyer’s decision, including access issues, restrictive covenants, flood risks, and building safety matters. Failure to provide this information is not only unprofessional but may also carry legal consequences.
Based on my experience, this company did not meet the standard of transparency and communication required of an estate agent.

Terrible service sent an email with specific questions needing answering prior arranging a viewing on Wednesday 6th August, they simply failed to acknowledge my email, and I got no response answering my questions whatsoever.
If your selling a property via this agency be aware they fail to answer possible purchasers questions. I'm sure this is due to what type of question is asked.
As a cash buyer the owner of the property I was really interested in has lost a perspective buyer, I've now gone to a competitor who were professional and had my offer accepted on another house, this compnay lost the owner of the property that originally interested me has lost a sale.

It appears we have a rather curious case on our hands. A review, hastily scribbled and edited more times than a scandalous note passed under a ballgown, has appeared regarding my esteemed agency.
Let us set the scene clearly. This particular individual was offered the perfectly reasonable opportunity to view the property in question and to meet the sellers face to face, a civilised approach, one would think. Yet this invitation was inexplicably declined. One must wonder: was the interest ever sincere, or merely the digital equivalent of loitering in a drawing room hoping to overhear gossip?
Weeks passed in silence, only for this less-than-glowing review to emerge from the shadows like a poorly dressed imposter at a masquerade ball, loud, uninvited, and entirely missing the point.
The tone, prose, and suspiciously shifting edits are as familiar as a recycled ballroom gown. Dear readers, dare I suggest this isn’t their first performance on the review stage? A red flag, perhaps, or a whole regency of them.
It is, as society well knows, far easier to pen complaints behind a screen than to offer praise in person. But let it not be said that we allow baseless bitterness to outshine genuine satisfaction. Should any of our gracious clients feel inclined to restore balance and truth to this page, your 5-star sentiments would be most welcome. Despite spending time at each viewing telling me how her daughter owned the property next door and only rent to responsible tenants, this recently became obvious was simply sales spill.
January 2024 - What makes this worse is how the director got involved, having viewed a property with Hayden, at the viewing I made an offer which was never presented to the vendor. I heard nothing back from Hayden or Choice Properties whatsoever, until I posted a 1 star review, when contact happened the next day from the Director by email.
This is text from the email:
Dear Adrian,
It really is a shame that your experience fell so short of both of our expectations.
Choice properties is my passion and I started the business over 32 years ago and have worked tirelessly 6 days a week over this period to build my Company and I take so much pride in it and so
I am sure you can understand my frustrations and sheer disappointment when a situation like this occurs.

We too moved from 'the south' and were delighted by the service from Rachel and her team as we completed a complex set of negotiations, all from a distance, and even encountered last minute issues a lesser realtor might have chosen to ignore (do mind those tree protection orders in Alford!) I don't think Rachel could have done anymore, and both nose and height were used in entirely the usual manner as far as we could see. Having lived here for a while now I can say that both the traditional snob and the inverted variety is possibly not welcome, but the southern bit isn't an issue unless of course one makes it such. 'These parts' are perhaps not for the gentleman, but don't take his word for anything. He was clearly having what we like to call 'a mardy day me duck'
