GoogleWhen it comes to finding a flat, they are great. However, once you're settled in and need maintenance, the quality of service drops significantly. Maintenance We found that the sink was leaking due to a gasket that had broken. Upon reporting this we got told “the gasket was intact upon move-in, this would fall under tenant responsibility to replace”. Vanquish only finally resolved this when we quoted the contract. After living in the flat for 2 years, we noticed that the mattress was no longer suitable for use as the springs were pushing through the fabric. We requested a replacement, but they refused, stating that the mattress was not old enough, without even inspecting it or visiting the property. The mattress was very inexpensive and not new when we moved in. This issue was never resolved, so we had to purchase our own replacement and leave it behind when we moved out. Although I understand that the final decision lies with the landlord, we were not given the opportunity to directly communicate with them. As the managing agents of the property, Vanquish has a responsibility to the tenants and I would have expected them to at least come and investigate the issue in order to provide proper guidance to the landlord. Rent We found rent negotiations to be frustrating: - Asked for an offer before the landlord has made an offer for their requested increase - refusing to present offers to the landlord - high increases (10% after second year, 30% after third year) I appreciate some of this is the landlord more than vanquish, but it does seem like vanquish’s landlords tend to be large investors who own multiple properties in the building. Leaving/Deposit charges When you finally come to leave be careful about deposit deductions. The checklist they give you includes things that were not done when we moved in (such as new ventilation filters). Additionally, for any wear and tear they will try to charge you the full cost of replacement ignoring any betterment, so challenge this too. For example when removing a command strip it took off some of the paint off the wall, we repainted mark on the wall with the same colour paint but due to the age of the existing paint on the wall it did not fully match. For this they wanted to charge us the full cost of repainting the wall (£180). It was only when we requested the calculations they had used to account for the age of the wall and fair wear and tear that they dropped the charge completely.
Dear Brooke, We are sorry to see that you have given us a 1 star review - it is disappointing you have not provided any detail as to why you have decided to do this, especially as you vacated the property over 4 months ago and never expressed any dissatisfaction with our service. Vanquish always acted swiftly and competently with any maintenance issues you may have faced whilst you were a tenant of ours, so we are confused by this review without an explanation. We have tried to contact you for further details, with no response. Please could you contact our office on 02037461400 and ask for our Lettings Manager, so that we can discuss this, as it is important for us to have feedback to continue to improve our excellent customer service.

GoogleEdit: Yikes, absolutely turn for the worst when we decided to leave. Absolute vultures trying to scrape and trying to charge anything they could think on for the deposit. My advice for anyone, take it to TDS and dispute. I don't appreciate overcharging over some small mark on the wall that had no evidence of before or after, fair usage of wear and tear, unfounded charges on items ,which we even went over and beyond to provide pictures of the condition when we first moved in. It's in very bad taste for a premium lettings agency. Tyler has been great to assist us with the initial tenancy agreement. I am very appreciative of him getting it closed quite quickly within a week or two. He understood our situation and acted promptly in securing the place for us. I also want to thank Nelly in sorting out the initial few weeks of our tenancy and other standing issues we had with the place. They have been both quite understanding and useful which made our renting experience quite pleasant. Also like to thank Andreas during the end of our tenancy as he was helpful with sorting out any queries we had when we decided to move.
Dear Jimmy, We are saddened to see that you have decided to edit your review from 5 stars to 1, especially as you have not provided an accurate picture of the situation regarding your deposit at the end of the tenancy. When releasing a deposit at the end of a tenancy, both the check in and check out reports are compared in order to ascertain if the property has been returned back to the landlord in the appropriate condition (minus fair wear and tear) - it is the landlord's prerogative to suggest what deductions should be made based on the evidence of the reports. In your instance, the property was professionally cleaned when you moved in, but you did not have it professionally cleaned when you vacated - you disputed this, among other defects that were found when you vacated, despite the evidence of the compared inventories being clear. After clarifying the charges in an exchange of emails, both parties agreed a final figure as a deduction from the deposit which means you were in agreement that the deduction suggested were warranted and the remainder of your deposit was released swiftly - to this end, we are confused as to why you have made the suggestion that tenants should "take it to the TDS and dispute" when this was not the scenario that happened. Reviews mean a great deal to us here at Vanquish, as it separates us from other agencies and a great indicator as to why we have an edge on our competitors, so for you to edit your 5 star to a 1 star because of a transaction that is actually between you and the landlord seems unwarranted. If you would like to resolve this, please do respond to our Lettings Managers attempt to make contact on this matter.

GoogleVanquish did a great job selling our flat, even though the market was not doing so well, they managed to secure us a buyer within a short period of time from listing the property. A very big thank you goes to Federico Minichelli; for arranging the viewings and for trying to accommodate them according to our working hours, for the immediate feedback after every viewing, and for the regular follow ups. He was always reachable, he never asked us to leave the property during the viewings, gave us the space to explain fine details related to the property to the potential buyers, was in regular contact with the solicitors throughout the whole process, and was very cooperative. I would highly recommend Vanquish Real Estate.
