AVOID at all costs.On 23 August I made an offer for a 1 bedroom flat. I went to view it and was told by Mark Jarret that the property was was immediately available. I sent over my holding deposit, completed referencing and heard radio silence for 16 days straight. Each time I called no colleague could give me an update as Mark was “on annual leave” and his cover had covid. We’ve been living with Covid for almost 3 years now and I know that they have enough staff to do appropriate handovers.The tenancy agreement I received was full of illegal clauses and completely unreasonable terms, so unfortunately I couldn’t continue. Have been emailing for my holding deposit to be returned but silence. Complaining to the Property Ombudsman next. These people are crooks and enjoy wasting time.

If I could give a zero I would. These people are holding my money. Money which they say they haven’t received despite my bank proving otherwise. My experience is that they are simply incompetent. The property we were taken to had a missing window, no knobs on the washing machine, dangerous sockets hanging off the wall and a carpet that looked like someone had taken a car engine apart on it. Unprofessional and certainly incompetent when it comes to refunding holding fees. They say they haven’t received it. My bank has proven otherwise. Goodness knows how they handle peoples rent. Reported to the Lettings Ombudsman and the FCA for fraudulently retaining our money. If you don’t want a headache day in and day out when you let a property, avoid these people as my experience is they are not fit to perform the task of a letting agent.

An awful experience in St Albans: 6 days to prep a single contract, missed the timelines I requested 10 days in advance and didn't communicate that, didn't arrange an appointment for me to collect keys to enter the flat - only for the clerk. In the end cancelled my deposit on the ground of their own incapabilities.

Great customer service, I was looking for a property immediately ( within 2-3 weeks). Website/viewing listings was easy. I was grateful the whole ' bidding war' other estate agents like to use, this company didn't do that- I put an offer in and got accepted straight away. Although I didn't go ahead with them I most certainly would use them again.My point of contact Alex was great to deal with ( I'm a problematic customer who askes a million questions) my wants and needs were understood and relevant properties were shown to me.

I moved out on the 22nd of April and they kept my deposit until the 23nd of July.There were no disputes or anything. They didn't claim we owed them money or that we left the place in a state that would warrant us losing our deposit. Just every time we asked when we will get our deposit back they said "It will take a month to process". They did this every month. It took going there to shout at them for them to finally release the deposit

This is a woeful estate agents. Where do I start just never rent a house from them! Poor attitude to tenants. Slow working to provide information. Come into your house without providing any information when they are coming. This includes unlocking the door where my wife was in a towel. House fixing is slow had a bathroom floor what dropped and it took 8 months of leaking to fix. When trying to get hold of them it’s impossible or it the I call you back but never do. I see they aren’t getting as many houses to let most likely due to there poor attitude across the board. Now waiting for my deposit back but nobody is calling back. Would add more but I be here all day typing about this shocking place. Stay wellClear

Rude, incompetent & incredibly unprofessional. Attempting to increase the rent by nearly 20% then when an agreement is reached, attempt to revoke and change the terms (estoppel). All staff members will speak to you like you’re dirt, with no regard for the stress that comes with potentially having to move out of your home. Avoid at all costs. God help this unscrupulous company when the Rent Reform Bill passes into law. I can’t see it ending well for them.

Having have this company control my property renting for a long time I was made aware they were increasing the rent and not passing any on to me. When I took back the property it was not in the state that they took control of. Cupboards had been removed carpets taken up and so many other concerns not to mention health and safety by having the gas fire flue taken away and bricked up. I could go on but beware and warned they don't have your interests at all. No compensation and arrogant staff and management. Stay clear or get burned like I did.

Told me I had been accepted then days later came back saying they wanted nearly £150 as a holding fee to apply (to see if I would be accepted?) and would not get that back if not if it was my fault.Immediately came to read reviews on the company after that.Sounds like they had another tenant and were just trying to make a few quid. I imagine would have lots of ways on their terms and conditions not to repay that, especially reading these reviews the they do everything not to return deposits etc they aren’t gonna return a holding fee. After reading these reviews would not have sent it anyway. Total waste of time.

We rented from northwoods Ipswich for 12 years then they sent us an eviction letter saying they wanted us out because they were moving family in but the truth is they wanted us out because we weren't paying enough rent they just sent painters in to paint the walls and put a new boiler in when we lived there the place was full of mice and damp so dont move into 237 heath Road Ipswich they just want to make more profit by charging £1300 a month phil was the only person who cared the rest waste the rest are a waste of space

100% not recommended this company to anyone , Portsmouth branch - ask for all the documents included bank details / payslip which they didn’t confirm to rent the place to me , already to send to them few time and still reply to me they didn’t get it. Just ask for the questions - if the landlord will put the deposit to TDS system , they turn down my application within 5 minutes . Wasting time ! Like many people that have left reviews, be aware of them for the deposit issues.

Absolutely would NOT recommend to anyone. (Falkirk Branch) Poor service. Impolite staff. Scraping the bottom of the barrel to take your deposit, after being forced to leave after only 7 month tenancy due to the poor condition of the property overall, from weeks without heating and cooker/ oven, to damp and mould issues causing illness to name only a few. You have to chase everything as promises to call you back don’t happen, they don’t want to deal with it and can’t get you off the phone quick enough when there’s issues. I could honestly go on and on about all the service failings throughout.Felt forced to accept a ridiculous deposit reduction as I could not deal with the stress they had caused any longer throughout and after the tenancy.Would NEVER trust to rent a property through them again personally.
