UBAN SCAMMERS. Where do I start? Quite possibly the worst management company I have ever had the displeasure of renting from. In the first 12 months they wanted to put the rent up 17% even though cladding works were still taking place on …

Never use Urban Spaces who ditched me for two times on agreed flat viewings, wasting hours of my time on transport. 1. We emailed about a flat a few times and got no response. After a few days agent Brigid Mansfield finally came back and offered a viewing slot the next day, to which we confirmed we'd attend. 2. On the day of the scheduled viewing, we called 1 hour beforehand to make sure the viewing was still on. Only then we were informed it was cancelled. We were annoyed for not being told until we called , but still agreed to reschedule to the following week. 3. Then the following week we went to the agreed place in Canada Water, saw no one there, and called the agent again. They said it was never booked. Basically the two of us each spent 1.5 hours to and from the location only to be ditched again. I understand sometimes it is hard to make arrangements with tenants/landlords, but I've never encountered any agent who was so incompetent and could not send a simple mail or text to cancel viewings properly.

So far Urban Spaces have only been able to show me one property - on the other two occasions the property was unfit for viewing ; I was only made aware of this whilst on my way to the location; and on a second occasion the current tenant cancelled our appointment 15 mins before our arrival - this isn't really the fault of Urban Spaces - probably just a symptom of London property viewings in general. The staff try their best with what I consider to be difficult circumstances. I wish London would slow down slightly and give agents an opportunity to make plans that aren't cancelled so regularly. - it does leave one feeling rather deflated.

Honest and average review: After being tenants for two and a half years in one of the amazing properties they manage in N1, we just wanted to share our honest and average experience with Urban Spaces. We left our property on 30 September. At the time of moving in, our management company was Greene Co (spelling might be incorrect) which after one year being in the property was merged with Urban Spaces. Handover of documents such as inventory checklist was not done appropriately - I guess that was the fault of the previous company. This caused a lot of confusion and our property management person (whom I would advise any Tenant NOT to engage with) came across as rude as if we had caused all the issues in the property. Main issue was that when we moved into property, it wasn't professionally cleaned at all and there were lot of damages not highlighted in the inventory checklist. We went back and forth 10 times with the previous company (still have all the evidence!). This was then resolved by one of Urban Spaces letting team consultants who checked all the evidence and was very professional and understanding. Exit experience (main issue) - Urban Spaces told us on an email to use their "professional" cleaning services which costs £180. The way it sounded to us as Tenants that there are high chances that we would get charged a lot otherwise. Considering all the issues we had with the cleaning and engaging with our property management person, we opt for it. We were then charged extra £90 for extensive cleaning and few tag marks on walls which we didn't mind because we thought it would easier to pay than argue and stress about it. But we got to know from the NEW TENANTS that they were having a really bad experience moving in as the property was not cleaned at all and the walls were not painted. So we were just wondering where did all the money go? Did Urban Spaces checked the property after it was cleaned? Money we paid for professional and extensive cleaning did not make us any poorer but it just DID NOT seem FAIR!! I have read some great reviews online about Urban Spaces and it seems to us they are better when it comes to buying and selling of properties or they are more in favor of Landlords than Tenants. And I am not criticising Urban Spaces, but would suggest Urban Spaces to surely go through their property management team process and the exit experience for Tenants.

Urban Spaces has been extremely professional and transparent in all my dealings with them - and also extremely pleasant in all my interactions. They helped me secure a property which is of very high standard and fair price. I have dealt with many other agents in the past 10 years and It is extremely refreshing to finally meet an honest and technological letting agent (all documents signed on-line with no paperwork). Definitely the best I ever worked with. Can't recommend them more strongly!

Just finished a three year contract with urban space. The agent always disappointed us and put us in disadvantage positions e.g.(1) they returned our deposit after four weeks of waiting, (2) their miscommunication with cleaning company forced us to deep clean the flat by ourselves before inventory check, (3) Only reply our email when we reminded them or cc their boss. I do not understand why the company deserves a 4.8 on Google

My interaction with Pete from Urban Spaces was amazing, despite unfortunately not purchasing a property through Pete I felt like he really took time to find out about my property search and immediately listened to and understood my needs and requirements. He only called me when a property I would like became available because he knew exactly what I wanted! If I look for a property again I will definitely start my search with Pete and Urban Spaces!

I have to say (and this is probably a first in terms of our experiences with real estate agents in London), that we had nothing but a good experience with Urban Spaces, and in particular with property manager Paolo Bonato. We rented a property near Canary Wharf facilitated through them from 2015 till recently, and they were always very professional and respectful, and most importantly were very fair in their dealings with us (as tenants) on behalf of the landlord. If this is their 'modus operandi', then I can highly recommend going through them for rentals if you have the chance.

Estate agents have a bad rep. I've been looking to sell and buy for the last couple of years so have met a bundle and they're not nearly as bad as you might think, but some are better than others. I met Egle Simkunaite from Urban when asking to view a property and, after a few subsequent viewings with her, her knowledge, manner, style of selling and friendly professionalism led me to switch my own property to hers after I'd failed to sell it through a couple of other estate agents. Egle gave very honest and very good advice throughout the process, found me a buyer and tenaciously saw the whole process through to completion. She's someone you can trust with what is likely to be one of the biggest financial deals you ever do, going the extra mile and more. I'm enormously grateful to her and the rest of the team at Urban Spaces, headed up by Pete Hunt, who are excellent too. If you have a cool property and are wondering who to market with, I'd wholeheartedly recommend Urban.

Peter Hunt has handled the whole process from viewing to completion in a highly professional, yet friendly manner. Given this was our first purchase in London both he and the support staff guided us through all the steps to completion. Their expertise meant we got the keys on our agreed date only three months after our first viewing. We have been very satisfied with all aspects of the service and would highly recommend Urban Spaces. Anthony and Janie Le Brun

We recently moved into our property and we've had a fantastic first few weeks, thanks - in large - to Urban Spaces for their warm, hospitable and caring attitude. The transition between homes was smooth and stress-free due to their excellent and efficient service. We even received a bunch of flowers, to welcome us in, which was an extremely pleasant surprise! Their online hub 'my urban' is also a safe and secure way of dealing with correspondence quickly and effectively. Urban Spaces' ethos is to provide 'the best customer service possible' and, to-date, we have not been let down. I would highly recommend them.

I had several very poor experiences with London estate agents prior to being recommended Urban Spaces. They’ve now successfully let my apartment twice. On the first occasion they managed to let it with in one week of my instruction, despite the fact it had been on the market with two of the larger, more corporate estate agencies for 6 weeks already! The second time around I instructed them on a sole agency basis and they once again delivered a first class tenant within two weeks of marketing. I couldn’t be happier with the service Stephanie, Jake and the rest of her team have consistently provided. Delighted to recommend them to anyone!

I had flown over to London a few times searching and scouring the whole city, North, South and East. I left dismayed twice and on the third time met Jake Kinsler at Urban Spaces who immediately understood what I wanted and realised he had a property to suit. Afterward he was easy to get hold of and talk to and was really conscientious. If he didnt know something he would say, and find out rather than giving any bull. So far so good.
