I had multiple problems with my property and I must also mention that another review for this company has expressed the same concern, that these rental properties aren't fully assessed and basic pass certificates for boilers and electrics, etc seem to he acceptable. During my tenancy, I waited 8 months for a boiler to be replaced or fixed. Landlord replaced it himself and got a mate in the industry to check it and sign it off. Waited over two months for a leak to be fixed. Waited several weeks for electrics to be sorted as they were faulty. Plus other minor issues along the way. I couldn't be bothered to report other problems in the end because it clearly didn't matter to them and takes so long to sort out, so out of my own pocket repainted and removed mould in dining room, replaced the carbon monoxide alarm and a downstairs toilet light switch as it had disintegrated and pulled the switch out of its socket. When being replaced the chap showed me on his machine that despite the electrics being off at the mains, the 'earth' was live! The electrics were probably the same ones that were there when the property was first built. Worse though was when I moved out I was accused of leaving the property dirty, (basically windows outside hadn't been washed during November in the brief snow and constant rain... yes I must wash windows in winter next time!) a broken door on washing machine (this fell off its hinge before moving out, typical, i fixed it to best of my ability but it was weakened and considering everything else id endured I just accepted it as another fault. I should have reported it upon leaving but after the farce of moving and all I had endured whilst living there I left it till check out and accepted liability to pay for its replacement when it was highlighted in the check out process however what really showed how greedy the landlords were and how very little support or common sense was given by Blenkin is when the carpet was highlighted as being damaged. But because it isn't a proper stair carpet and a nice fluffy thing it became apparent that it was wearing on the edges with regular use and my cat decided to attack it for fun as they do. i told landlords about it, offered to show her the very few tufts and she said she didn't want to see it! I bought rugs, put them down and there they lived for the last 6 months of my tenancy to help preserve it, because shock horror, I actually care about looking after properties especially when they aren't mine and rental. You will see this in the photos the 'damage' was exceptionally minimal. What's worse. Is months previous to that I expressed my concern to landlords partner about wear and tear on carpet and having pets and his words were 'oh we aren't bothered about the carpet' and that's because they plan to eventually sell up and buy a house in Spain. So when they wanted compensation for the carpet this beyond ridiculous as the check out inventory stated the carpet was not deprecated and in good condition. I expressed these facts multiple times to B&Co and they weren't interested. Also their communication/information is very poor. When they told me who was attending the property for viewing on various occasions the named estate viewer was completely different to the name confirmed on the information, so basically any old Tom, Dick or Harry can come to your house, and apparently even without my permission! So strangers can walk round and possibly upset my pets or let them escape and all without my consent because they have a key! Good job I'd moved them and most of my stuff before viewing. Oh and when I asked multiple times for my original inventory with photos so I could compare the 'damage ' on the carpet I never once received it. Then when they finally sent it via a 'We Transfer' file it wouldn't open. I'm not tech savvy and asked them to resend it and I was simply ignored. I asked my friend to open it on her pc and she confirmed the reason why I can't open it is because the file is empty. There was nothing I could open! Be very vigilant if you rental with these.

We have had a really poor experience renting our flat through Blenkin & Co. We are paying £1500/month in York, but really don't feel we are receiving value for money. Since moving in last August, we have had various issues: - Ventilation issues. The flat has such poor ventilation that condensation is an endemic issue. Despite using a dehumidifier regularly, black mold is the result, which means we're having to fully bleach every window and the surrounding area regularly. We have a toddler, so this is a particularly concerning issue. - Incredibly low hot water pressure. The hot water tap in the kitchen was literally a trickle while the shower was the worst we've had in all the places we've rented. The landlord has since installed a new water heating system so this is now sorted. - Faulty underfloor heating. Two of the underfloor heating zones - i.e. over half of the flat - didn't work at all. Again, this has now been remedied. - A hot water pipe burst just before Christmas, meaning we had no running water. Luckily, we were able to decamp to a relative nearby over Christmas. This was fixed promptly. To be fair to the landlord, he is has resolved each issue as we have raised them. Of course, you expect there to be issues from time to time, but our first four months in this flat have been really disappointing. Letting agents need to ensure they do due diligence on the properties they advertise and make prospective tenants aware of any issues. If we had been made aware of all the above issues, we would never have taken the flat.
