GoogleBooked a viewing for a property and the estate agent did not turn up. Called and rearranged the viewing for the next day, 2 hours later I am told the viewing is cancelled as the property is let agreed. I acknowledge the rental market in York is ridiculous, but to apologise and accept another booking just to cancel it is very frustrating.

We can only apologise for the viewing not being attended. Unfortunately due to traffic the viewer was running late and therefore we had to re-arrange your viewing. The lettings market is such that between the times of the afternoon and re-arranging, the landlord had responded to us and accepted an offer from that mornings viewings. GoogleThis a very unprofessional service. They found a tenant And agreed the let without checking the references. They stalled me for two weeks and a half, advising me to stick with a client. In the end this prospective tenant apparently decided not to go through. They are not an advocate of landlords they wasted three weeks of my time and sabotaged the other agency from advertising..according to then, let was agreed Then they decided they are going to keep the holding deposit. I guess that’s a way for them to make money for job they dont do , keeping money they don’t belong to them. I only got 40% of the holding deposit and Should have gotten all of it. They don’t even check the references or perspective clients and only did what they normally do. They only supposed to get paid when they actually find a Client. I have complained about this behaviour to 2 different Real estate professional bodies. I’m trying to let everybody know of how this agency works so nobody gets victimised. Please be careful with this agency. They’re not genuine and don’t feel like they look after Landlord’s interest whatsoever

This is a really disappointing review to read simply because the points you make here are untrue and are not as it happened. As we explained to you on the telephone and in countless emails we didn’t and would never let any property without Tenant references. We followed the legal process to the letter. As we explained the holding deposit paid by the Applicant is a reservation fee that is a financial commitment that subject to satisfactory references the property is LET. It would be totally inappropriate to take a holding deposit and then continue to advertise the property and take many more holding deposits from other Applicants until a reference is completed as you feel we should have done. Even at the point a reference is completed and is satisfactory a Let could still fall through as we explained. Until we have a signed Tenancy Agreement anything could happen at any time. In this situation you were kept fully aware of what was going on the whole time and then once the applicant had a change of circumstances and decided not to proceed with the property you are understandably very disappointed, but this is not because we did or didn’t do anything wrong. We didn’t ‘sabotage’ any other agency, we had a financial commitment to secure the property subject to satisfactory references and followed the correct process. I would urge you to check the rules around holding deposits on the ‘MY DEPOSITS’ website and it explains the process exactly how it should happen and exactly how it happened here. We work extremely hard ensuring we provide our clients with an exemplary service which thankfully must people experience as the reviews reflect. Some things are out of our control, and we can’t possibly have known the Applicant would have a change in circumstances.

Just to explain, we received over 40 enquiries for this property and had already booked in viewings in the time slots the current tenants gave us to attend the property for viewings. There will be lots of disappointed applicants but unfortunately only one 'household' could be successful. It would seem pointless to go ahead with your viewing when we had already received offers.
