I entered into a commercial lease for a unit at 92 Mill Lane through Graham & Barnes, with a rent-free period initially agreed from October 2025 before the lease formally commenced on 1 December 2025. After taking possession and beginning preparatory works in 2025, significant issues with the property became apparent, including damp and deteriorating internal walls that were only visible once previous coverings were removed. A further rent-free period had to be agreed due to damp discovered in the flooring. During the following weeks there were ongoing discussions with the agent regarding responsibility for repairs and the replacement of the shop front. While the landlord eventually agreed to replace the shop front, the process became increasingly drawn out. Terry told me the landlord was going to pay for the works then in another email as what my contribution was going to be? What was particularly surprising was that, before the shop front works had even been completed and before the business had opened for trading, I was presented with a proposed rent increase for the following year. This was raised while the premises were still undergoing remedial work and had never actually been operational. After several months attempting to resolve the situation and move forward with the project, the tenancy was ultimately unwound and the keys returned in March 2026. Overall the experience was extremely frustrating and time-consuming. The unit never reached a stage where trading could even begin, yet discussions about increasing the rent were already being introduced. Prospective tenants should ensure they fully understand the condition of the premises and the expectations around repairs before committing. I do not have my deposit back yet and i have tried a text to the agent with no response and i have rang the premises and was told i would be called back around 12.00 on the 9th March 26, yes you have guessed it!!!! I am still waiting on any guidance even though the agent offered me my deposit back in an email. Beware.
