GoogleWe lived in a property rented and managed by properties actually for three years. It was by far the best agency I have had a London. Anytime we had a problem with the flat someone came almost immediately for a first assessment and sent a contractor on the same day. Dorian and his team were always very responsive for any question or issue we had.

Do not rent with this agency. They were consistently unprofessional and always supported the landlord at any cost. When we raised a concern about how the landlord treated us (insulting, belittling, and entirely useless) during a power cut (which was the landlord's fault due to failure to replace rusty parts), the agency refused to take on board any of our concerns.

GoogleProperties Actually have been managing my rental property for many years now. I have never had any void periods, and they have always found great tenants who have stayed long-term. I have always found them incredibly responsive and quick to deal with any issues that arise. I don't live in the area, so the piece of mind of having Dorian, Anna, and the team looking after things for me is great. I highly recommend them!

GoogleDO NOT RENT FROM THIS AGENT! Nick was a complete scammer, when i first view the property in West London, he said the bathroom will be renovated, but it was not true. he ended up only telling the landlady to fix a few things, which is not what we agreed. The property was also not completely cleaned, there are many issues since we moved in and he got his commission and left! Simply unprofessional and not worth your time on this agent and their properties.NegativeQuality, Professionalism, Value

GoogleOn my side, I didn't have any problem at all with this agency. On the contrary: they've been really easy to reach and always reactive when we had something to fix in the flat. They also have been really helpful because we didn't have any breaking clause in our contract but when we needed to move somewhere else, they've helped us in the process to find a new tenant. GoogleOkay landlords while we rented, the flat was nice and newly renovated. However, they were not the most responsive and got difficult when requesting repairs. Post tenancy however, they had very unprofessional behaviour and tried withholding the deposit and refusing to negotiate the amount as they are legally obligated to do. Staff were very threatening and rude down the phone and threatened to take us to court for daring to question why they’d taken so much out of the deposit. Eventually resolved it through the deposit dispute resolution scheme in which we got most of the deposit back. Rent with them if you’re happy to put up a fight, just be aware of what tricks they’ll try to pull.

GooglePlease don’t use them if you are a person of colour. They are racists! They denied renting a property to my partner purely on the basis of her skin colour. I viewed the property on my own and they said yes as I was the first to view it but as soon they saw her passport they started asking very uncomfortable questions regarding her salary which were out of scope. They then put the property back on the market and did not want to send her back her deposit even though they had all intentions to say no to her in the first place. The only way to get her deposit back was by way of talking to the Trading Standards and getting advice from them on how to tackle their racist behaviour. Pure racists! Stay clear and don’t do business with them

GoogleAfter ending a tenancy incorrect information given to landlord. An almost forensic level of evidence was recorded of move in and move out condition and completeness recorded. Irrespective they have retained my deposit and cited an incredible lack of due process in their check out. Not surprising. Avoid at all costs.

GoogleDO NOT RENT FROM THIS AGENCY! Dirty flat when we moved in, charged us to clean items dirtied by previous tenants despite photographic evidence. Mountain of items left over by previous tenants and poor repairs carried out. The agency do not respond to emails or phone calls unless you threaten to visit the offices, and agents were rude and unhelpful. Ended up paying £80 to clean a carpet that was filthy when we moved in, and that was only after negotiating them down from a much higher fee because they couldn't give me an itemised list of what I was being charged for. GoogleI would give zero if I could. One of my friends who I was going to move with to one of their proprieties request a inspection before we moved in but never happened as it wasn't their responsibility. Legally, it is their responsibility to look out and check before a new tenants move in. They fought and refuse to do it plus they took us out of the contract after I paid the deposit. Just a really sad and overwhelmed experience with this company. Don't recommend this to anyone.

GoogleAfter 10 years in London and having used several agencies, this is, by far, the best one i have ever had. The professionalism from Nick and Dorian and also their empathy, helped me several times in the last 4 years. They helped me literally through everything; they answered every single email and phone call; they fixed everything that needed to be fixed within reasonable time. And also they helped me through the last stages before i left London, leaving a good impression on me. GoogleWithout a doubt the best and most professional agents I have ever death with. I rented the property without any hustle last year and just renewed the contract. The agency is managing my property. I recently had an issue with the heating and the company arranged the plumber’s visit on the same day. GoogleThey even don't deserve a star, I wish I can give them minus stars. I was a tenant who rent a property with Properties Actually before. They were really bad, no matter who you are dealing with, Michael Chmielinski, Nick Kimbel or Dorian Petani. This company totally did nothing, if you got any problem or anything with the property you rented with them, they just told you to contact the landlord yourself. In case if the landlord request this agency to cheat your money, they cooperate with the landlord fully to cheat you. NEVER use this company otherwise you will regret. This is the WORST property agency ever.

Review from a previous tenant. From start to finish this company where a bunch of rouge traders, i don't say this lightly. Despite stating in the conditions of the lease that the place was to be professionally cleaned, a broken window repaired, cracks repaired and a general paint touch up, suffice to say none of these were actioned during our tenancy.

GoogleWe rented a property from these guys for 2 years. They were always helpful and resolved all maintenance and repairs in a timely fashion. At the end of the lease they helped us arrange cleaners and the deposit was returned promptly.
