We trusted Wards with the sale of our property and sadly, the experience has been frustrating from the very start. Despite clearly asking not to have an open house, they went ahead and advertised one anyway. When we saw it listed online, we immediately emailed to ask for it to be removed, we were told it would be, but it never was. A viewing was scheduled without confirming with us, and we only found out by checking an email the evening before, the viewing was booked for 11am the next morning. The agent even turned up an hour early. Throughout the process, we’ve barely had any updates unless we chased for them ourselves. We trusted Wards as professionals, expecting them to guide us through the process, selecting the right photographs, creating a strong description, and arranging a virtual tour to advertise the property properly. Instead, we were left chasing progress ourselves and feeling like we were managing the listing for them. The listing was weak from day one. The photos chosen were poorly selected and didn’t showcase the property properly. The description lacked detail and effort. A virtual tour appeared on the listing as “coming soon” for weeks, but in reality, no one had arranged it at all, and it was quietly taken down without explanation. It was only finally arranged weeks later, after we formally complained. In the space of 8 weeks, only one person viewed our home, during the crucial period when properties typically get the most attention. That person absolutely loved the house and made an offer, but is still waiting to receive an acceptable offer on their own property. This just goes to show that our home is very sellable, we know it is. It’s only a few years old, beautifully maintained, and completely ready to move into. The issue has never been the property, it’s been the way it’s been marketed. What’s worse is that no one at Wards seemed concerned. There was no effort to understand why there had only been one viewing, no plan, no review, no initiative. We were the ones chasing them, asking questions, comparing other listings, and offering ideas. It honestly felt like we were guiding them, not the other way around. Throughout, there was a consistent lack of communication, accountability, and proactivity. No one took ownership for anything that went wrong, and there were quite a few things. To make matters worse, you’re locked into a 20-week sole agency contract, so if things aren’t going well, you’re stuck. After doing more digging, we realised we should have checked their Zoopla stats, properties listed with Wards West Kingsdown average 29 weeks on the market, which now makes perfect sense. Speaking to others locally, we found we weren’t the only ones, several other sellers had similar experiences with zero viewings, poorly chosen pictures, lack of details and a lack of results. If you’re thinking of selling your home, I strongly recommend asking exactly what you’re getting, they won’t explain anything themselves, and don’t assume you’ll receive the level of service you’re promised. It’s a total waste of time and energy. Avoid.
