Just had the misfortune to use Roderick Thomas to sell my house. If I could rate them a zero (or lower), I would; one star seems generous. Roderick Thomas failed to organise more than a very small number of viewings. (One could blame ‘the market’ for that, I suppose.) On receiving an offer, Lizzie O’Neill seemed to want to push the lowball offer (£50k below asking price, which had already been reduced by £200k) down my throat. I was pressured by her, told that the offer could not be increased (predictably, it did get increased when I stood my ground) & reminded several times that the potential chain was an excellent proposition. It was as if any offer should be good enough for me; she seemed firmly on the side of those making the offer. She took it upon herself to negotiate without receiving my instructions. Very poor. Separately, Ali Chetwode took an instruction from my co-owner, with whom I wasn’t in contact, to allow the potential buyer, pre exchange, to access the garden & leave items there. Chetwode saw fit to allow the request without asking me - I would never have granted such a permission. The *potential* buyers left a huge number of items in my garden & outbuildings - yes, pre exchange! This was staggeringly incompetent from Chetwode. Roderick Thomas (presumably the owner) wouldn’t hear a bar of criticism of any of his staff, instead defending their incompetent actions. This was very much not to his credit. Had a sale not been (relatively) imminent, I would have pulled the property off his books. To summarise: steer well clear of these clowns! EDIT in response to Roderick Thomas’ post: My review does indeed give a true reflection of the sale. How many viewings did you manage to drum up in 8 months? I think it might have been three? That that you state as fact that I’m somehow making things up is very much in line with my experience of dealing with you. Stunning that your reply doesn’t start “we’re sorry to hear that you weren’t satisfied”. You just couldn’t make it up. I guess those reading this review will make up their own minds…. Gaslighting me by stating that the sale was stressful is more of the same, Mr Thomas. The only stressful thing about it was dealing with your firm (& particularly Chetwode). Yes, your quote (published online from a private email - how *very* professional!) is true… that in no way justifies Chetwode’s decision to go behind my back & grant access to *my* private property pre exchange. Yet once again (exactly as I described in my initial review), you jump to defend the indefensible - the incompetence of your staff. I am pleased to note, however, no defence of O’Neill’s actions. Quite right.

Roderick, Ali and the team recently dealt with a particularly challenging transaction which made the process more complex than usual. Despite this, the team handled everything with expertise, patience, and determination. Communication was clear and they worked hard to keep the sale moving forward. What could easily have fallen apart was successfully navigated thanks to their confident, calm approach. Just want to say a very big thank you to all the team at Roderick Thomas in Wells, who we recently sold our house through. They were fantastic all the way through, beginning with the friendly and professional valuation, the great photos taken, which were presented professionally both in the brochure and online. I really liked how the team who would be doing viewings, spent time going through the house with me before it went on the market, so they would be able to answer most questions straight away for potential buyers. I always felt the team in the office had time to talk through any questions l had and they made the process for me so friendly, supportive and helpful throughout. I recently dealt with Melanie McCarthy when trying to purchase a property. This was a horrible experience. For the benefit of full disclosure we lost the house to a cash buyer. Melanie McCarthy lied to us on more than 1 occasion, was patronising, provided appalling customer service and was generally an unpleasant person to deal with. Now you may be thinking 'you lost the property and this is just sour grapes', you may be right, but this is a factual review and a warning to others. Melanie McCarthy also broke client confidentiality and Data Protection laws by giving me information relating to a previous sale which fell through. Vendors beware Melanie McCarthy, with little prompting, was happy to tell me the previously agreed sale price. This enabled me to offer £15,000 lower than the asking price! For the record we would have been happy to pay full asking price. Had the sale of completed she would have cost the vendor £15,000. She had no regard for her role of 'working for the vendor' and clearly was happy to play both sides and would break the law in order to achieve a sale. This doesn't strike me as someone I would want to be selling my property. You may be thinking 'its his word against hers' however the call where this was discussed was made via Right Move. You may not be aware but Right Move calls are recorded! I wrote to Roderick Thomas to inform him of this. He replied promptly however in his response made no reference to Melanie McCarthys working practices. I also informed the vendor of Melanie McCarthys actions and how happy she was to share confidential information regarding his sale.

Mel McCarthy is a pleasure to deal with - her expertise, level of service, professionalism and efficiency is head and shoulders above any other agent I’ve dealt with. Over a period of six years I had five other local estate agencies attempt to sell my 7-bedroom Vicarage, most of them achieved very few viewings, let alone offers, but upon instructing Mel at Roderick Thomas the house sold very quickly and smoothly - we were delighted. I had a very disappointing experience with one of the leading estate agents while trying to sell my cottage, but then I was contacted by Lloyd Williams of Roderick Thomas and he was so charming I was happy to let him try selling it. It was a totally different and pleasing experience with RT, they handled all the viewings without me being there, I got instant feedback and when finally a buyer made an offer I got good advice. I think the greatest thing however was that I trusted them, knew they were enthusiastic about my cottage and they were straight forward in their dealings with me.
