Despite not being a direct customer with Max and the team (the house that we were buying was on the market with Edwards grounds), the service that we experienced was outstanding. Max gave us lots of useful advice and information to ask from the people buying our house. This helped us choose the offer that was right for us, and wasn’t just based on the highest offer. This made for a simple chain further down the line. We had a number of delays And tight deadlines, meaning at one point the move looked doubtful. However Max and his team chased the necessary individuals, and helped to get this through. We’ve now been in our new home very happily for just over two weeks, and we couldn’t be more thrilled with the place. Thank you very much to everybody involved

We sold with Edwards Grounds because they were enthusiastic knowledgeable and valued the house at £49K more than another local estate agent. The first potential buyer pulled out but the team quickly got more viewings, we had two offers and eventually sold at full asking price. This was at a very busy time but they always got back to us ASAP if we had any questions and were friendly and professional throughout. I can't recommend them highly enough.

BEWARE!!! Thanks for your non-existent courtesy call to say that the property we had an offer accepted on, is now no longer going ahead. You told me that the buyer would remove the property from the market as soon as a survey was instructed on the property we were selling. We kept you regularly up to date about this and notified you when the survey happened. 9 days later, the property was still being marketed and it appears viewings have taken place after an offer has been accepted a memorandum of sale issued. Edwards Grounds declined to answer my questions about why the property had not been taken off the market. I went to visit the vendor to get a better understanding of the mess caused. Edwards Grounds painted this picture of myself as a single man wishing to buy a 4 bedroom property and that I am happy to rent if this transaction didn’t go through. Where on earth did this rubbish come from? Clearly damaging to the trust the vendor had in the sale. I am even more frustrated about being pushed to amend the mortgage offer and proceeding with the purchase as if the property was sold (I was instructed to do this to continue with the sale even though an agreement in principle was shown). I am really disappointed with the service I have received as no doubt it has cost us our dream home, time and money.

This is in regards to lettings. They take ages to get back to you. You're unlikely to move in on the date agreed. Not just us, but others have said they failed to get the documentation ready in time (Electricity, gas and EPC). The agent on the viewing day, answered our questions incorrectly. (False information, rather than admitting she didn't know.). For a property they claim to have helped manage for years, they were wrong about parking (Told we had a space. We don't.) and white goods (Told they were taken out to redecorate. None come with the property and the Landlord showed he had informed them previous to this that there would be no white goods.) Ensure everything said in person or over the phone is recorded or in writing and I'm sure this won't be a problem for you. Finally: They use a third party called Goodlord for referencing and will not use anyone else. This is a problem as what they say in their terms and conditions mean they can do a lot more with your information than necessary, and opting out is tricky. Emails sent to the right people with details on different documents on their website but not linked make it hard to find. Be very careful of tick boxes that ask you the same thing a few times on different pages, in different ways. They hope you say yes to them using your info in other ways once by accident. Otherwise, the landlord seems good. The property is nice. It's just not as advertised. It's not been this bad in a decade of renting (6 different properties in 10 years. (Student and then work asking us to move.)
