I would leave 0 stars if I could. I'm sure these other reviews were left by homeowners. If you are a renter, beware of these letting agents. I let a property managed by Seymour Green, they treated myself and my housemates like idiots. There were clear and obvious things wrong with the property, for instance the front of cabinet coming loose and eventually coming clean off, I was told my a member of the Seymour Green team to 'stick it back on with glue'. We had rainwater coming straight through the light fittings in our living room when there was heavy rain, which nothing at all was done about. We also had no working dishwasher for over 2 months whilst Seymour Green failed to arrange a mechanic to come and fix it, despite myself and my housemates taking days off work to wait for mechanics who never arrived, and asking for help repeatedly from this letting agent. Lastly, the living room of this new build property was hemorrhaging warmth, in winter the living room would be 11 degrees or lower, with the heating on. This was because of a faulty patio door, the airtight seal being broken, which was letting in freezing air from outside and letting our expensive heating straight out. When I initially enquired about this, I was asked by a member of their staff if I had SET the thermostat to 11 degrees mistakenly. Colin from Seymour Green looked in my eyes and told me there was nothing wrong with the door, because he held a piece of paper infront of the draft, and the paper didn't flap about in the wind from the door (laughable, really.) We were told the landlord didn't find this to be a bad enough problem to do anything about it, which in the end would have been a very cheap repair. I lived there for 2.5 years, and when I moved out it took over 6 weeks to get any kind of response about receiving my deposit back. I was told that small marks on my bedroom wall would cost £400 to repair (three small patches left from blu tack and removable hooks.) I would have £200 docked from my deposit (20% of the total deposit.) Again, laughable really when you consider this would require minimal filler and paint, not a £400 room renovation which I'm certain will never take place. Overall, I was treated like a second class citizen as a renter. I would ever go so far as to say that the conditions at the property were not fit for living at times. No notice was taken by the supposed 'property management' at Seymour Green.

Fantastic service from Colin at Seymour Green Colin at Seymour Green Estate Agents showed us a couple of properties during our house hunt and was a pleasure to deal with from start to finish. The viewings were relaxed and pleasant, and Colin was patient, professional, and always helpful and available. Communication was clear, he answered every question promptly and offered honest advice and useful local knowledge. Even though we ultimately bought elsewhere, the experience with Colin stood out for all the right reasons. I highly recommend Colin and Seymour Green Estate Agents.

Landlords beware of practices that don’t give you peace of mind! In the process of taking legal action against this agent. Serious failings of the Code of Practice for Residential Letting Agents (England) include: 1. Let my property without my approval. The managing director falsely claimed we spoke on the phone about the tenant only to later concede that they have no record that the phone call took place and that they do not have my Australian telephone number. 2. Falsely claimed they conducted “viewings“ to justify charging the higher tenant find fee to later confirm that they did not carry out any other viewings as they had a friend of the previous tenant. They eventually reimbursed the difference. 3. The managing director replaced carpets after being told twice not to proceed. 4. Charged a “project management” fee of 10% on a boiler replacement (which I researched and selected a model different to their recommendation) and mainly repairing rot and painting by ONE "panel" contractor to fix a scope of works I produced from the check-out inventory report. Invoice raised after I terminated their services (over 1 year from the works). Claimed it was an oversight, but the Code is very clear that those costs need to disclosed to the landlord at the time so that an informed decision can be made. Offered to cancel the invoice if I remained a client. 5. Raised a tenancy renewal fee after their services were terminated. A fee that should be clearly defined in their terms of business and wasn’t. 6. Agent has sent a demand for payment for £575.52 threatening legal action. The "project management" fee is £599.76 for works that were not defined on the invoice (and the managing director is only willing to disclose to the court) and at no point have they carried out "a series of structured tasks, activities, and deliverables carefully executed to achieve a desired outcome". They were standard repairs and maintenance. All factual as recorded in the formal complaint and review by The Property Ombudsman. The TPO were very helpful in explaining the next steps as I was not prepared to pay Seymour Green fees (which would have resulted in duplicate fees as the new property management company don't give you a waiver or credit) after their services were terminated given the actions of the company left me with a total loss of confidence and trust.

Robert, You first raised a formal complaint against Seymour Green in September 2021, at the time you also threatened further action by way of court proceedings, posting negative reviews and contacting various MP’s if we did not refund you fees already paid 12 months beforehand, along with other costs incurred at your property such as Gas Safety and EICR. Your complaint was rejected by Seymour Green. You then escalated your complaint to The Property Ombudsman in November 2021, which of course you are entitled to do and we welcomed. The Ombudsman considered your complaint, requesting unprecedented amounts of information from Seymour Green which was duly supplied. The Ombudsman decision, made in August 2022, was to make an award for some administration errors on our part of a few hundred pounds, certainly not the 000’s of pounds of damages you were hoping for with your accusations of fraud and mal-practice. You then appealed this decision and on further review your appeal was turned down. At the time you did not accept the TPO award and judgement, very angrily crossing out the acceptance form. On 23rd February 2024, so 18 months after the TPO decision you email me demanding I pay you £1705.68 within 28 days otherwise you will start court proceedings. On reviewing the file, your account was still in debit by £575.52 so naturally I asked that you pay me what is owed. Your refusal to do so now means that I will go through the small claims court to recover this debt. Just to put further context on this, I was contacted by your tenant as 8 months after he had moved out you had still refused to repay their deposit demanding £2492.00 in damages, you wanted to charge £24 for a changing a light bulb, I believe there were 6 in total with one that was “flickering”!! Your actions in dealing with the return of this deposit trying to rip off your tenant with excessive charges is a disgrace. Unfortunately, there is not a mechanism for Estate Agents to review landlords or to warn potential tenants however, if there were I’d give you minus 1 Star.

I would like to extend my heartfelt thanks to Colin and Shaybah for their exceptional support throughout my tenancy. I rented for 3 and a half years and from the very beginning, they were both incredibly attentive, responsive, and informative, always going above and beyond to ensure my experience was as smooth as possible. Any requests I had were dealt with promptly and with a genuine willingness to help, which made such a difference during my time in the property. As my tenancy came to an end, they were particularly supportive, offering guidance and assistance during the moving process. Colin and the team at SG are a cut above. We bought through them and had no hesitation in using them to rent our house when we moved away from London. As a manager of our property Colin was exceptional - very hands on, responsive and fair, which gave us real peace of mind. We have now also sold though Colin, and again, he made a real difference and added real value.

Seymour Green is exactly the kind of guys you want as a letting agency. I found them to be quick and efficient, super friendly and generally just making a usually painful experience, a breeze. If I ever get into the position of requiring my own letting/estate agent in the area, I’ll absolutely be ringing them. Seymour green have restored my faith in estate agents. They were a pleasure to deal with the entire letting period. As the managing agents issues in the house were fixed quickly and were so extremely kind during lockdown offering to deliver shopping when I fell ill. A real credit to their industry specifically, Colin Brown. At the end of the tenancy agreement my deposit was returned within days In full and without issue.

Our experience so far with Seymour Green is waiting 45 min in front of the property we were supposed to visit, with no news from the agency despite sending emails & calling, and despite they being supposedly open at this time. The level of unprofessionalism required to not show up at your own viewing AND give no update despite having both our email and phone number is truly staggering.

Tenant beware: we had a lot of trouble getting our deposit back from Seymour Green at the end of our tenancy - they attempted to deduct a large amount of money for repairs, even though the charges weren't borne out by the inventory. We only got our deposit back in full after a lengthy arbitration process.

Disappointing. Lettings agent was unhelpful in managing our offer for a rental. The scenario could've been managed better, however I've since received apologetic emails from the managing director. Hopefully lessons learnt for future house viewers.
