GoogleWould give 0 stars. You say trading standard’s have agreed payments to Emma that was after they told you that you were not allowed to let anymore properties and shut that side of your so called business down. This was because you spent the landlords money. Do you want Emma to put the email up that states from trading standards this was the case. Why don’t you stop lying !!! You have promised Emma for a year that you would pay her in full, but she has accepted monies not the full amount in dribs and drabs to try and help you because you had so much money to pay back to people that you stole from. But Sarah this has gone too far now you still owe me over £8,000+ you stated you would pay on various dates but never have, Emma even extended the dates for payment to help you, you have made excuses upon excuses not to pay Emma. You say you had covid last week because again Emma was due to be paid another payment. With today’s technology why could you not do a bank transfer ???? Yet another lie no money !!! I noticed you have now blocked Emma from replying to your untrue comments on all social media. Emma can only presume that you don’t like her telling the truth about you or why else would you block her. ??? Emma has endless emails, text messages which Emma could put up also post dated cheques that you gave her, which Emma couldn’t submit because there was no money in the account. It’s an offence to give post dated cheques, knowing full well they wouldn’t be hone-red just to stool for more time. All Emma wants is her money back you stole her money, why don’t you just do the decent thing and give her money back that’s all Emma wants. You can now go ahead and block me as you have with everybody else who puts a review up defending Emma.

GoogleUpdate, you agreed to offer the land at 400 but reduced to 200 without our knowledge and no we never agreed to it you just kept refusing to put ot back. We had offeres for 200 never anything near the 400 you agreed to advertise it for.
Laytons where the ones who said to ask 400 and the only reason we hired them.
We have no intention of selling to anyone assosiated with you. So keep your threats to yourself thank you.
Absolutly appalling Halfed the asking price without our knowledge or consent instantly even though they are the ones that did the evaluation and told us how much to ask!!!!!
We only found out when we looked up the add online after a viewer told us how much they were asking.
Lost us a buyer who had agreed to buy half our land before we hired them. Told them it was half the asking price and we're extremely rude so our buyer backed out.
Then they kept making excuses for not putting the asking price back to what we wanted and kept pushing the same buyer on us but never let us speak to or meet them.
In the end we had to give up and take it off the market as they were being so impossible to deal with.
It was hands down one of the most stressful experiences I've ever had.

Hi Leona and Sophie,
If I am correct in my assumptions - you listed some land with us as a whole site and then we advised to get the best price you could separate into plots - this is clearly what you wanted to do and we had many offers for you which would have meant overall you would have achieved a higher price than originally stated. Unfortunately we cannot list land for twice its value to accommodate and we did have a meeting in the office to discuss this of which you did agree. You tried to deal with buyers directly and cut us out and if we find out you have sold the land to some of our buyers we introduced to you then my legal team will be in touch with you directly. Sorry you feel we have treated you badly however all we have done from the start is do our best to help you

GoogleI had Sarah out a couple of weeks ago to value our home having mystery shopped estate agents in Uckfield. We are not yet quite ready to move but Sarah has a real enthusiasm for her job and we felt we were a person and not just a number which you often find when selling a home.
Sarah has given us some great advice in how to add value to our home prior to marketing and seemed genuinely interested in ensuring we maxed our money rather than being selfish and just saying to go on the market. Sarah is someone we can say from our experience who comes across genuine, enthusiastic and likeable.
If looking for quality advice and looking to sell your home then look no further than Sarah as you will get good old fashioned advice rather than some jumped up individual suited and booted trying to sell you the world and talks BS.

GoogleThere's only one thing worse than a thief and that's a liar, well Sarah Layton has just won first prize in both, she took a deposit for a house , made me loose the house, because she spent my deposit. I have got all the emails and texts for the last year. I am more than willing to show them to the court's.
I put up a review twice now and twice I have taken them down, because she promised to pay back the money, but it was all lies she was meant to pay me half on the 15th of August and the other half on 31st of August. On the 14th she sent a message asking to pay full amount by 31st August so I gave her benefit of doubt, just another lie, now she says give her until Monday 4th September, just more delay tactics. DON'T GIVE THIS WOMEN ANY MONEY, she will just spend it. As for East Sussex Trading Standards, They are not for the consumer, they are for the business , not like the ones we see on TV who are there to fight for the consumer, East Sussex Trading Standards shut her letting side down but left the estate agent side open, so she can pay the landlords back and me, well guess who got put at the backof the queue, yep me. I am ready for any legal action you think you can bring Sarah, as what I have written is true and I have all the evidence for the judge to look at.

FOR SOME REASON THE HOUSE SALE DID NOT GO THROUGH. WAS NEVER TOLD WHY, BUT WHEN ASKED FOR DEPOSIT BACK, SARAH LAYTON HAD SPENT THE MONEY, HAVE BEEN WAITING FOR A YEAR NOW BUT EVERY-TIME I ASK FOR IT SHE LIES AND SAYS SHE WILL PAY ON A CERTAIN DAY BUT NEVER DOES. EAST SUSSEX TRADING STANDERS HAVE BEEN INVOLVED BUT WITH NO SUCCESS. I MYSELF DID MANAGE TO GET £11,500, BUT AM STILL WAITING FOR THE REMAINDER OF THE DEPOSIT.

I wish I could have had the option of giving -5 stars! On the 13.02.2023 I gave Sarah Layton a deposit cheque for £5,100.00 (the £100.00 being agents’ commission) on the purchase of a piece of land. When the completion date arrived, I was given many excuses as to why Layton couldn’t forward me my money in order to complete and finally, on the 29th September 2023, she transferred £2,500.00 to my solicitors. She has retained the remaining £2,500 of my money, forcing me to raise further funds in order to complete.
