I've just sold a flat in Troon through Roxburgh, and can't rate them highly enough. Super helpful, knowledgeable, friendly .... the whole process went very smoothly. Jacqui was my main contact but the whole team seem highly professional and efficient. I was impressed with the Instagram videos used to promote the flat initially, including drone footage, and with the online listing too. Really good result in terms of the sale, with clear communication throughout the whole process. (One extra bonus was the great tradespeople they were able to recommend for both big jobs like the new carpets and roof repairs, and also last minute handyman jobs.) I can honestly say I felt no stress at any point! That's got to be unusual?! Highly recommended.

Edit: in response to the reply from the Roxburgh group - Since the Roxburgh group are claiming no knowledge.. the landlords names are Fiona and Michael Smyth. I actually dropped my keys on Fiona’s desk at the Stewarton office at the time. They may no longer have any affliation with the Roxburgh group however if they do then certainly avoid this couple. I rented a property with the Roxburgh group between 2022-2023. The landlords were a married couple who also are based in the office. I woke up one morning to the landlord (Mr) standing in my hallway after having posted a handwritten note with his contact number and name on the back of an envelope asking me to call him. He knocked a few times however as I was a single female living alone at the time with no spy hole in the door and wasn’t expecting anyone I chose not to answer. He then assumed I wasn’t home and allowed himself entry to what was my home at the time, giving no legal written notice. I had changed my contact number a couple weeks prior and forgot to update the letting agent, which is my own issue. My email address & next of kin numbers were still valid - none of which were contacted. He used the excuse that he was “worried” about me for illegally entering the property. Very intrusive, I was moved out of that flat within weeks of the incident! Would never feel safe using the Roxburgh group again.

Hi Eilidh, Thank you for your updated response. To clarify, we have not stated that we had no knowledge of the property. As outlined below, the property was advertised by us many years ago on a finder-only basis. We did not manage the property and had no involvement in its management thereafter. For this reason, we would advise that your complaint is directed to the landlords who were responsible for managing the property. We are disappointed to see a negative review left for Roxburgh Troon in relation to matters that were outside of our control and relate to a different office. Our team works very hard, and we take great care to ensure that all properties under our management are inspected and maintained appropriately. I believe that our Stewarton office did advertise the property on a “finder only basis” on behalf of the landlords. Roxburgh did not act as your managing agents and had no involvement with the property following your date of entry, we also do not have a husband/wife team in our office and never have. I'm sorry to hear this has happened to you but your review has nothing to do with Roxburgh and we would advise that you should take this up with your Landlords directly.

Myself and my partner recently bought a house through Roxburgh and were absolutely delighted with the service we received from the start until completion, thanks to the wonderful Jacqueline. From our very first communication with her we knew we were in safe hands. Jacqueline is super professional, knowledgeable and extremely proficient, nothing was too much trouble for her. There are not many people who would contact you out of hours and at the weekends to put your mind at rest - she could not have been more accommodating. Buying a house can be extremely stressful but Jacqueline took all this stress away with her professionalism, and really calm manner. We wouldn’t hesitate to recommend Roxburgh to anybody that is looking to buy a home, the whole team are knowledgeable, trustworthy, efficient and competitive, importantly this all comes with a smile. Throughout my 14-month journey, their service has been outstanding, great coordination, fast responses, and efficient maintenance. When I ask for a viewing for properties that are advertised online, I constantly get told that "no block viewings are available at the moment" but at the same time I get asked to provide all my details with an application form is ridiculous. Because that doesn't mean I will be in the pool of people who are actually invited to see a place. I want to see a place before making up my mind to share all my details and info. I want to ask questions about the property before applying 100%. There is too many places with horrible neighbours who make your flat stink because they smoke in the house, or they are extremely noisy. So, yes, I want to see, hear and smell the place. And when you constantly put up the same flats after a short time, it makes me wonder why you cannot keep a tenant in a place for more than 10 month. Is it because there is problems with neighbours, or because the rent was raised already from 450 to 475? It does not look like it is a place that actually welcomes people, especially when the estate agency won't let people see the place. And in the past years I always have seen a flat before providing all my details. It is frustrating because the market is already difficult, but not even offering a decent service to make people feel comfortable about a place is a big no.

Dear Sabrina, We refer to the Google Review submitted by you and confirm that we are extremely aware of how hard and tight the process is at the current time for any potential tenants seeking private rented accommodation. The demand is huge and unfortunately demand continues to outweigh supply of accommodation in the private rental sector. A number of letting agents with such a high demand as ourselves , have had to review our business practices accordingly to accommodate this changing sector. Previously we were able to merely check for any restrictions imposed by landlords and arrange viewings with prospective tenants. Unfortunately due to the current high demand (we can receive in the region of 50+ prospective tenant enquiries for a property within one working day of the property being advertised), we are unable to accommodate all applicants with separate viewings. We have therefore had no option other than to alter our practices in relation to marketing of rental properties to request application forms and supporting documentation prior to arranging onsite viewings with successful applicant(s). If a viewer decides not to proceed after viewing, then we offer to retain their documents for any other future properties that may be suitable for them. We are delighted that we have then been able to successfully help many people find new homes. The amount of work involved in this new process is greatly increased to Agents and we can unfortunately only offer each property to one applicant. Landlords do take into account each potential tenant’s circumstance prior to making an informed decision on which application to accept. Nothing is guaranteed until references are received and unfortunately a tenancy application can fall through should there be a change of circumstance for a potential tenant in the period from application stage to date of entry. If so, we would then return to the landlord for instruction regarding further choices of tenants, or if the landlord prefers, we would re-market the property. We foresee the rental market to remain as buoyant for the foreseeable future due to the lack of availability of accommodation available. This has further increased following several negative and discriminative measures imposed on private rental sector landlords by the Scottish Government opposed to the social rented sector. This has ultimately reduced stock available for potential tenants in the private rented sector. With reference to your comment regarding increases of rent we confirm that many landlords are choosing to increase the rent following the property becoming available due to the fact that rents are rising and also many landlords’ mortgages and running costs have also increased eg landlords with mortgages on standard or tracker rates have seen numerous mortgage rate rises over the last few months alone inclusive of the further increase in the base rate today. Landlords currently are not able to increase the rent level while a tenant is in the property due to a rent freeze by the Government and needs to use an advertising window to achieve this. We do understand and sympathise with how incredibly frustrating and disappointing this is for prospective tenants however in the current market climate we are being left with no alternative to continue with this application process at this time. We do wish you well in your search for accommodation and should you see any property that does interest you, we would recommend that you do get in touch and we will do our utmost to assist you.

Very unprofessional estate agent. Had offer accepted on a property. 10% over the home report. Had written offer sent to them today. They requested clarification on a clause in the offer which they got 6 minutes later. They then went all day without responding and accepted another offer, when mines was already accepted. As an investor I wouldn’t purchase any property that uses this company to sell their home. Extremely unprofessional.

Your offer was accepted on Friday on the clear understanding, confirmed via email, that it was a cash offer with a quick turnaround, which aligned with the sellers’ specific requirements. However, when the formal written offer was received on Monday, it included a finance clause and a settlement date nearly two months away, which directly contradicted the agreed terms. We immediately sought clarification, but the clause was not amended or removed, only an email stating it “can be cash.” This unfortunately created uncertainty for the sellers. As estate agents, we are obligated to act on our clients’ instructions and in their best interests. The sellers chose to proceed with another offer that provided clearer terms and greater certainty. We always strive to act professionally and fairly, and we’re sorry this situation didn’t lead to a successful outcome for you. We wish you all the best in your future property investments.

Hi had an unfortunate situation with Roxburgh Troon. I had viewed a property in Troon and at the viewing I was told by the agent who showed me around that “I had first refusal” if I wanted it. I said there and then “I’ll take it” When I got home, I was told in an email needed 3 years accounts even thought I only had took of the business last year. I was told I would have to pay 6 months upfront to be accepted. Reluctantly, I agreed and I was told the contract was ready but she had to wait to hear back from the owners. (This was all on a Friday afternoon) They close for the weekend, I email on Monday asking for an update and she told me “there’s someone else viewing” even though I was I was told I had first refusal. Anyway, when I asked why there was another viewing when she said she had the contract ready, she denied she said that (even though there’s emails saying this) Anyway, the next thing I know I got an email saying the owner had decided to go with the other person viewing. I personally think this is really unfair, she knew I really wanted the property for me and my daughter. I won’t name the agent because I am not really into all that, but as an agency , I got absolutely bumped and pushed to the side when there was an agreement pending. Now I have to explain to a very disappointed 9 year old that it’s not happening. We waited months for the right one to come up, and this is what happened. Very disappointed

Personal and Prompt Service. We rented for a year with Roxburgh Group. From beginning to end we were treated well and received answers to all of our questions and requests. We were working from home when they needed to show the property to future renters and they were very considerate and arranged a time that didn't cause any disruptions. Update to your edit : Tenancy Deposit Schemes were introduced in 2012. You are basing a review on a tenancy which took place over 12 years ago. Dear 'mybellway home', I’m afraid your review is incorrect. We do not hold tenant deposits. All tenants deposits are lodged with Safe Deposits Scotland and following final inspection of the property on any tenants departure we advise Safe Deposits Scotland of our findings. This includes remedials such as damage to property, garden works, cleaning and/or rent arrears. You would have been advised of this after the final inventory is carried out and we submit our proposals to Safe Deposit Scotland for you then to submit any objections. They would then independently come to a resolution for repayment of full or part deposit to cover remedials. Photos are taken when a tenant moves into a property and when they exit so there can be no discrepancies. Although your comments relate to 'many years ago', we would likely still have your details and all extensive photo evidence in our file storage. Our staff work incredibly hard and take comments like this to heart. We would kindly ask that you remove your incorrect review or please email property@roxburgh-group.com so that we can certainly evidence any deductions that were made from your deposit and we would be happy to discuss this further so you fully understand how the deposit scheme works going forward.
