We have been a rough drive since the mini budget and winter time. And sold for a right price as things get better and everywhere is blooming and beautiful in Spring time to know the value of what buyer looks for. And most of Reeds and Rains nearby are also sold. Thank you for the RR team.

TrustpilotLandlords experience: COMPLETELY AVOID! Durham branch.
This company's service is one of the worst business encounters I've had in my entire life! Our dealings with them has been an absolutely nightmare!!! You pay extortionist fees for a service that you can only be discribed as borderline fraudulent. We are seriously considering taking them to an ombudsman: the just run off with the money and leave us and the tenant in an awful situation. Never can get a straight answer, there's always 'another' colleague dealing with it, straight up deceitful service. They very rarely get back to you and if they do the information is insufficient and incomplete. We regret every doing business with this company. For your own sake just completely avoid

TrustpilotLiars and shysters!
Liars and shysters. Wish I could give zero stars. Took weeks just to get them to photocopy ID documents. Mortgage advisor lied every step of the way, wasted six weeks of my time and falsified documents. Complaints process pathetic, didn't address any comments I'd raised but sent a 20 page document which "answered" a million questions I didn't ask?Walk down the street and pick one of the other estate agents on the same row. You can't do any worse than these incompetent morons.

So far so good, I’m at the very early stage of purchasing my home. Jack and David in the sales team are so helpful, informed, pleasant and professional. I’m really thankful for their help at this time

TrustpilotShocking experience
Shocking experience. Enquired about a property viewing and was told I would be told I’d receive a callback when they were available. Two weeks went by so I rang back multiple times to chase matters up with no response. When I finally I got through I was again told that I would receive a callback. Another week went by only to find that the property had sold. Totally unprofessional and disorganised.

TrustpilotReeds Rains Hull, unprofessional and not helpful
Reeds Rains HullTreats customers with disdain and just straight up rudeness. Unwilling to fix errors they have made, and then have a go at me on the phone for standing up to my customer rights. Was without hot water for almost three weeks in December, and there was no interest from Reeds Rains to fix it. Thanks to that boiler leak, my bedroom is now suffering from mold and it's not fit to sleep in.Thoroughly unprofessional, unpleasant and frankly embarrassing to deal with but always happy to overcharge customers with hidden costs. If I could go back in time, I would never have made any dealings with this company.

TrustpilotEmbarrassing service and so unprofessional for a company of Reed rains size!!
Had two viewings with them that I booked over a week ago, I received confirmation of the house viewings on the day as a reminder email. Turned up at both for no one to turn up, no one advised me of this, no communication whatsoever other than the reminder which was pointless. When I turned up for the second viewing the people living at the house told me it was sold a week ago!! She apologised but obviously she wasn’t to blame, absolutely shocking service and very unprofessional! Complete waste of time!!

Will charge you a fee for anything including signing a new tenancy agreement . Reported damage numerous times but no reply. Send out flat inspection letters but don't turn up on the day. Tried the hard sell at the beginning on insurance and lied that it would look good to landlord. Transfered me to a energy company that went bust. Nice on the phones and in person but completely incompetent. If I was a landlord I would avoid these on lettings as they are not interested.

TrustpilotNot a valued customer
Used reeds rains to rent a flat in manchester. after deciding on the flat and paying my admin fees communication was sparse. Everytime i phoned them to try and clarify issues / move in dates it felt like i had to repeat myself 2 days later. As a new renter, i never got hald the questions answered and received little to no help other than "pay this" and to just trust them. It seemed to me that unless i was paying the deposit or admin fees they didnt give a crap about anything else and would not return emails / phonecalls.

TrustpilotReeds Rains Ashton Nightmare
Reeds Rains Ashton - the most miserable Estate Agency I've ever dealt with! Thoroughly incompetent and unprofessional. They got everything wrong every time I had to deal with them. The worst was all the hidden nasty surprises in the rental agreement like a phrase giving Spark Energy the right to take over my utilities - despite the law which gives the person who pays the bills the right to choose their own utility company. Spark and Reeds Rains work together to prevent you from leaving and gouging you month on month with ludicrously high bills and refusing to release your account no matter how often you demand and threaten. Pure hell. Had to file complaints with the Energy Ombudsman. Can't tell you how many times Reeds Rains lost paperwork, gave me the wrong information, changed things without telling me. If you ever have to deal with them - KEEP EVERYTHING! In the end I'm so glad I did. My choice is never to use them again ever. No house is worth the hassle of dealing with them.

TrustpilotLandlords BEWARE OF REEDS RAINS
I had the misfortune to employ Reeds Rains to manage my rental property, They charge 10 percent!!. Well not quite, if you add on the VAT and the ridiculous cost of renewing the lease and other add ons that they deem fit it’s nearer to 15 %. As far as managing the property, all they did was to employ their own contractors for an unbelievable fee to do any simple jobs. In the end I dealt with the tenant myself and everything went well as I wasn’t ripped off by journeymen builders, I did this for four years and then decided enough was enough. I waited until the lease was up and told them I was managing it myself as they served no purpose. You would think that would be that but no, they then dig out the small print and charged ME one months rent plus VAT (which I can’t claim back ) £1080 calling it a withdrawal fee. I reluctantly paid it as I was threatened with court. Please do not have any dealings with them they are useless and dishonestOh yes while I remember it takes them 12 days to pay the rent, money which is in their account earning free cash for them. My tennant pays me instantly on the day. BEWARE OF REEDS RAINS

The staff at the Bridlington branch were fantastic and made the whole process of buying a house and selling so easy.We were let down with the first sale of our house due to the parties involved backing out, Jemma Hawden at the branch was all over it and tried exceptionally hard to find a new buyer, which she did.We are really happy in our new home and that’s thanks to the whole team at the Bridlington branch, for having that never say never attitude..Many thanks from a very happy Tillman familyRegardsMartin

TrustpilotLazy and very untrustworthy...
Lazy and very untrustworthy...We moved out of a property on 18th August and still waiting for a report or any word about our bond returning or not...landlord doesnt know either. We have been lied to about mix ups etc since. They even lied to the landlords about things. I would rather be homeless than go through this company again.Myself and my partner are getting married in October and had to use our honeymoon money on a new flats bond and moving vans etc. The bond would give us our honeymon back but Im not holding my breath. Absolutely shockino customer service...I got called rude for complaining but I think we had a right to complain when they are clearly messing us about. Caught them out a few times because I'm texting the landlord who isn't happy about their services either.Thinking about complaining to a higher source if need be...shame I have all their emails to show the top bosses of the company or ombudsman!Named and shamed!!Like the title suggests....Lazy and very untrustworthy!!

TrustpilotWe had a very negative experience…
We had a very negative experience letting a property from Reeds Rains. Communication is a lost concept on this agency. We paid a lot of fees before moving in to the property and were charged 'admin fees' at every opportunity throughout. At the end of the tenancy, a report was produced which specified that the lounge was poorly cleaned due to the carpets being discolored. We were prepared to contest this as the agent doing the inventory when we moved in (from a different agency which did the check out report) noted this. The landlord requested a cleaning of the lounge and requested a deduction from the deposit. When questioning this with the agent, I was responded to with one sentence replies. A lot of the issues we had could have been sorted through better communication, and I think its the agent who is responsible for this.I asked to see the invoice, it transpired that the work had not been done, and the new tennants check in report did not have this red mark on it. This looked like foul play to me as I don't think they would have sent cleaners round to do the work, had we agreed to the deductions, as new tennants were already in the property.

TrustpilotReeds rains ashton under lyne.
Reeds rains ashton under lyne. What an absolute disgrace of a company! So unbelievably unprofessional. We have rented a property for a year and a half and have had several issues dealing with reeds throughout the whole time! From moving in we had issues with smells from the drains which meant we were unable to use one of the bed rooms. Work men and neighbours informed us this problem has been on going for a long time. We were waiting a few months until reeds finally listened to us and sent some one to fix it. Not ideal when heavily pregnant! Be warned reeds rains have spare keys to the property and will bring people in to view the property prior to us moving out and without informing us of the viewing! This is unacceptable and a breach of our privacy! When moving out reeds were incomplete of checking the inventory from when we moved in there for informing the land lord of damage “we have made” although it was in the inventory from us moving in and extra problems they missed but we emailed pictures over the day we moved in! This would have cost us a lot of money even though it was not our fault!Reeds should be able to complete check out and compare to the inventory! We have had to argue with them to prove our innocence and send over photo evidence for several things because of their incompetence! And we have not received an apology from Dale or any other branch member for their wrong doing! If your happy for people to come viewing your property with out you knowing who has been in and out and your happy to be charged for things you didn’t damage by all means rent with reeds rains. However I advise everyone to stay well away from this incompetent company!

Trustpilot5 star recommendation for Mortgage Adviser Emma Blackwell
I would highly recommend using the services of Reeds Rain in Garforth, in particular those of mortgage adviser Emma Blackwell. Emma showed me the full range of mortgages and explained everything clearly and professionally to enable me to decide which product to apply for. She dealt with my application, sensitively and efficiently and even provided me with an update on her non-working day. I would have no hesitation in recommending Emma to friends and family (or anyone else seeking a mortgage).

TrustpilotTwo years after letting my house…
Two years after letting my house through this company I'm still feeling the after shock. They contacted me when I was abroad saying my neighbour wanted to extend at the back of his house, and that it might compromise the windows on my lean to. I said it was OK as long as my side of the extension was made good. They just conveyed it was ok, which has left me with a £400 bill for making good. This is on top of a long list of miscommunications, not handling my tenants check out correctly, not following though on various items, contracting builders from London to fix a leak 50 miles away in Rye. Grossly incompetent, high staff turn over due to negligent management, poor communication...the list is endless. Buy through them by all means, but let your property out through them at your peril.

TrustpilotReeds Rains review - North East
I would rate minus 5 stars if possible. Ive rented houses around the country with several small, local companies. So when i moved back to the north east with a baby on the way, I thought id rent a new build (4 years old) through a big, nationwide firm for peace of mind.. Big mistake. Firstly, within a month on moving in, our boiler stopped working, my dad, who is a gas engineer, diagnosed the fault. 6 month and 6 emergency callouts later, the boiler issue still wasnt resolved. Finally it was resolved by what my dad said was required all along. Tenants, DO NOT use the emergency call out procedure online, you will not be repaid your money back. I fort and fort and was finally paid £240 out of £840 owed. I was told by Jill Crump that basically I was in the wrong for following the emergency procedure and i should have phoned a reeds rains approved contractor from their list, which i didnt have access to at 23:30 on a saturday night.Maintenance center staff, Karen Farrington in particular, is extremely rude and very unprofessional, she told my partner and myself on one occasion, that the landlord was "getting fed up" of the housing faults. From the 3 complaints i put in, each one included this and the response was that it would be looked into. Calls are recorded so why not listen? We were left with no toilet and raw sewage coming out of the drains for 27 hours, even though a contractor who came out to price up the job told Karen that the system was completely blocked. This is against the law, let alone the health and safety laws. Our initial house inspection was brilliant, got told it would be every 6 months since the house was spotless and clean. Since i put in my first complaint, our house inspection has gone to every 3 months now.. Funny that.Since i have said i will be leaving at the end of my tenancy, i have another house inspection.. I wonder how many 'faults' are found when i move out..The only positive, Susan Spokes of Chester-le-Street branch has been a god send, she has been absolutely brilliant. Basically doing the job of everyone in the maintenance center. Calling out emergency plumbers in bad weather (12 degrees inside with a 1 week old baby) when the maintenance center staff told us that our landlord was busy and couldnt grant permission for an engineer to come out. I was also told on the phone when i said that i wouldnt pay my rent until i was paid back the money owed, "if you want a good reference, i suggest you pay your rent" Unprofessional and passive aggressive. Luckily its pushed me to buy a house so a reference isnt needed.Overall, i would suggest thinking twice about using reeds rains for renting, it has been nothing but stress and frustration all the while paying premium money..Rude, unprofessional staff, extreme lack of knowledge regarding the laws around renting, especially the landlords and tenants act. I wonder if this will prompt Reeds Rains to contact me to settle the outstanding balance owed.
