GoogleDisappointed by my experience renting from a landlord who used Pacific Estate in Rotherhithe. In the check-out report, Pacific Estate included a photo of my shoes, alongside the estate agent’s own shoes and the new tenant’s shoes, as we had all taken them off to avoid bringing dirt into the property. Incredibly, the landlord used this image as evidence to try and deduct £30 from my deposit, along with a series of other strange charges, all of which were promptly dropped when I pushed back.
I really can’t stand this style of Ryanair landlordism, where estate agents and landlords seem to work together to extract money from tenants’ deposits. The only saving grace was how ridiculous the claims were. In future, Pacific Estate should make it clear when sending photos of shoes outside a property that the landlord does not need to charge the tenant a fee.

We've received your review and would like to clarify a few points.
The checkout report was conducted by an Third party independent inventory clerk to provide an impartial and accurate account of the property's condition. The photos in the report simply reflect how the property was left and are not a personal judgment.
If you had concerns about any deductions, the correct procedure would have been to raise a dispute with the Deposit Protection Scheme. Raising accusations against a third party who followed standard protocol is unproductive, especially when some of the photos you've critiqued also show belongings of our agent and the new tenant. We understand you may be frustrated, but it's important to separate personal feelings from professional conduct.
As the saying goes, it’s a bit like blaming the mirror for a bad haircut.

GoogleWorking with Pacific Estate (Islam and Jenny) has been a complete disaster from start to finish. They clearly work with unreliable, low-quality tenants who fail to pay rent and show no respect for the property. Communication is appalling, calls go unanswered, emails ignored, and any promises made are empty and meaningless. They’ll tell you what you want to hear to get your business, but there is absolutely no follow-through.
We could not regret using this company more. Their negligence has cost us both time and money.
There are plenty of reputable agents in the area who don’t resort to such underhand and unprofessional tactics. My strong advice: steer well clear of Pacific Estate and take your business elsewhere.

To clarify, we have acted solely under your mother’s instruction as the lead landlord. A draft Section 21 notice was prepared and sent to you, your mother, and the other landlords on 20th May 2025 for review and approval. Unfortunately, we have yet to receive the necessary confirmation to proceed with serving the notice to the tenant.
In the meantime, we have devoted considerable time supporting you through complex issues, including assisting with legal proceedings involving the tenant, and have done so without charging any additional fees. We also provided complimentary maintenance support at another property you own, which is managed by a different agency, simply to assist your mother after she expressed dissatisfaction with their service.
We strongly advise ensuring all obligations from your side have been fulfilled before making public comments. From both a legal and maintenance perspective, the level of service and commitment we have extended, without any additional cost, is something rarely offered by other agents.
While we understand your frustration, it’s important to note that we are legally bound to act only with written consent from all registered landlords. We have remained transparent, responsive, and committed throughout, and we are ready to act as soon as the necessary authorisation is received.

GoogleA truly awful experience with this estate agent. They’ve repeatedly placed anti-social tenants in the flat they manage next door, causing ongoing disruption for the rest of us in the building. They’re widely disliked by other residents, and any attempts to raise concerns have been met with rudeness and a complete lack of action.
Their tenant vetting process is clearly inadequate. If you’re looking for a responsible agency to manage your property and attract quality tenants, I’d strongly recommend looking elsewhere. Avoid at all costs.

We would like to clarify that you are not a direct client of our agency but a neighbour to a property under our management. While we appreciate that neighbouring concerns can arise, it is important to present matters factually and fairly.
To date, we have not received any complaints from other residents regarding the tenants in question, only from yourself. Your primary concern appeared to centre around noise from a young child aged two to three years old. With respect, categorising such normal domestic sounds as anti-social behaviour may be viewed as disproportionate.
You raised the matter with various organisations, including the building management and Tower Hamlets Council’s Anti-Social Behaviour Team. No action from them proof that this situation did not fall under anti-social conduct as it involved minor, everyday family activity, specifically, a child playing within their home.
Despite this, and in an effort to maintain community harmony, the landlord, on our advice, served notice on the tenants and proceeded through the courts to regain possession. This process involved significant financial costs, legal fees, and rent loss, all of which could have been avoided had there been a little more understanding and patience.
We are committed to providing responsible property management and tenant vetting, and we stand by the professionalism of our team. However, we cannot be held responsible for exaggerated claims or personal grievances that are not supported by facts or other parties.
We wish you all the best and hope for a more constructive approach to neighbourly relations in the future.
