Dear Capra, I categorically reject the validity of your review. My company has never had any dealings with an individual named Capra Edoardo. A search of public records and social media reveals only a professional footballer by that name, someone highly unlikely to engage with a small property business such as mine. Your claims are not only baseless but defamatory. If you genuinely believe my company took six months’ rent in advance without providing service, I urge you to report this alleged theft to the police immediately. I fully welcome legal scrutiny, and I guarantee that any legitimate authority will find no wrongdoing. You are also entitled to escalate your concerns to our regulatory body, should you have a genuine grievance. However, posting knowingly false and malicious reviews constitutes defamation and may be subject to legal action under the Defamation Act 2013, which protects individuals and businesses from reputational harm caused by untrue statements. Additionally, Section 2 of the Malicious Communications Act 1988 may apply if your intent was to cause distress or reputational damage through false claims. I will be reporting this review to Google for investigation. If you wish to resolve this matter properly, I invite you to contact my office directly and present any evidence you may have. Otherwise, I strongly advise you to retract this review.

Dear Luarence, Any reviews all reviews are welcomed, as you are aware and know that the tenancy starts on 30th August 2023 and I have every step of the way advised and notified when I need the signed tenancy returned to us before or on that date along with the moving in funds, this did NOT happen, you ignored calls and my messages and refused to pay any money until moving date, which is fine and I advised you that the money needs to reach our account in the morning of 30/08/2023 and the signed tenancy. This did not happen, you stopped communicating with until 31/08/2023, which by then the dead line for you to pay and send back the signed agreement passed. You son LOHAN called me on 31/08/2023 and I explained to him the situation, he even said he was shouting at you for not telling him and flat mate the when the money needed to paid and the tenancy needed to be sent back, nevertheless, you son Lohan called and requested to give him 1 more day, which I did so that will take us the pass the tenancy start date to 01/09/2023, but no money and no signed tenancy was received and on that basis I could not move forward with your and your sons tenancy. I was helpful as possible and it clearly says on our terms offer better that if you do decline to move forward with the application for any reason whatsoever, the holding deposit of 1 weeks will not be refund, due to your mistake you called me crook and bad agent. I can only suggest you look at your self before deciding who was at fault here. Thank you for your review.

After our viewings I have emailed you our terms and conditions of the offer to you after getting the offer agreed with the landlord and after reading and understanding my conditions of offer you have transferred 1 weeks holding deposit in our account for us to take the property of the market for 7 days. Once I had received the holding deposit, I emailed you the link for the standard the checks that I need to carry out on you and your guarantor. At the time of the viewing you and your guarantor, stated that you have over £140k in your savings and you needed my help to ask the council to pay for your deposit and your rent, I maintained at the time of viewing that I can only provide documents what the council will request and I cannot help you to deceive or cheat the council and on that basis of conversation you had agreed to proceed ahead, you have also confirmed that you are acquainted with Mr Jeetu Miah from Newham council PRS team who will help you get the money. I also stated that I will not do anything that will waste my time and I will not do any additional work that is not needed in my line of work. Mr Mohammed Faisal Jaleel is who I believe is your boyfriend/husband (ex), understood the above explanation and then I proceeded to continue the preparation of your tenancy, you both had stated that whether the council pays or not you will proceed to take the tenancy with your own money, based on that agreement I had requested you to come to my office to sign the tenancy and pay all the moving in money. I also stated that I have limited time to the above. You have left a review for my service without raising a complaint to our office and getting definitive answer from us and called my colleague a fraud. The actual fraud is committed by yourself by lying to the authorities. This is baseless accusation and baseless review because according to our terms and conditions you have forfeited your deposit as you have refused to take the property/tenancy. No agents willingly will help you to cheat and deceive any boroughs and help your get your way.

Despite my attempts to address this matter in a friendly and cooperative manner, the tenant has failed to fulfill their financial obligations. Furthermore, the property itself has suffered damage during the tenancy. I have inspected the premises and identified various areas that require repair and restoration. It is disheartening to see the lack of care taken by the tenant, as this has resulted in additional expenses for me as the landlord. Additionally, I have discovered that several pieces of furniture are missing from the property. These items were provided for the tenant's use during their stay, and their disappearance is both concerning and unacceptable. I will need to replace these items in order to maintain the quality and functionality of the rental. Lastly, there are outstanding bills that remain unpaid. The tenant is responsible for covering utilities and other related expenses, yet they have neglected to settle these accounts. This failure to meet their financial obligations further compounds the difficulties I have encountered as a result of their departure. Despite my best efforts to resolve these matters amicably, it is clear that the tenant has not shown any willingness to cooperate or rectify the situation. I have attempted to engage in open and honest communication, but unfortunately, this has not yielded any positive results. In light of these circumstances, I am left with no choice but to pursue appropriate legal action to recover the outstanding rent, address the property damage, and seek compensation for the missing furniture and unpaid bills.
