I 100% highly recommend RJ Country Homes

First time buyer and I had been so nervous and anxious about getting the right home for me and after several viewings and lots of annoying calls from me (!), Jane was absolutely amazing throughout it all.

We recently sold our property with RJ Country Homes. Jane was amazing from start to finish. She kept everything moving and everyone informed. Nothing was too much trouble for Jane. The care taken over the pictures, brochure and advice was exceptional. I couldn’t recommend RJ Country Homes enough.

Misleading advertising and deposit taking.

The advertised a house "REDUCED FOR QUICK SALE" and took our deposit for £1,000. After several months it became clear that the house was not ready for sale. It had several issues. Also it was advertised with a 10 year home buyers warranty but no warranty had been issued. The empty house was left unheated through the worst of the winter. Months later as the house was clearly not ready for a quick sale I requested the deposit back and was refused and I am now progressing a claim against them.

Thank you for your feedback. We respect every buyer’s right to share their experience, but it’s important to clarify a number of inaccuracies for the benefit of others. Firstly, the property in question was under the control of a receiver, not a private vendor. This means the marketing, sales process, and timelines were subject to receiver oversight, which can sometimes differ from a traditional sale. The home was correctly advertised as “reduced for quick sale” based on the receiver’s pricing strategy and their intent to attract committed buyers. This term reflects pricing motivation, not a guarantee that all legal or administrative matters are resolved on day one, particularly in the context of a new build under receivership. The deposit of £1,000 was only taken after clear and comprehensive terms and conditions were shared and agreed to. These outlined the circumstances in which a refund would or would not apply. Regarding the concerns raised about the property: it is a new-build home, and as is standard for unoccupied new builds not to be heated. This does not indicate a defect or neglect. The 10-year home warranty was being actively sourced at the time of marketing and this was communicated throughout the process. While we understand the disappointment caused by the transaction not proceeding, our role in this case was to act on behalf of the appointed receivers, and we did so professionally and transparently throughout.

Had to take them to the ombudsman ...

Had to take them to the ombudsman as they took £1000 deposit from us to continue with a sale and then refused to return it despite it not going ahead through no fault of our own. All nice and friendly until anything goes wrong and then very unhelpful and hostile. We have had to fight for 5 months for the return of our deposit and had to get the property redress scheme involved. Would 100% avoid.

Our deposit system is designed to protect all parties involved by ensuring that buyers are both committed and financially prepared. Before accepting any deposit, we provide clear and comprehensive terms and conditions, which were fully agreed to in this instance. Regrettably, the buyer withdrew from the sale due to lending issues. This was despite the RJ Country Homes team offering support, including introducing experienced brokers who may have been able to assist. The outcome was particularly disappointing for our client, who had invested considerable time and resources in preparing their home for sale, including commissioning and funding a full survey, which was shared with the prospective buyers at the outset. While the circumstances did not meet the criteria for a deposit refund, we engaged fully with the Property Redress Scheme and complied with their process to seek a fair resolution. We understand that our approach may not suit every buyer, but our duty is to act in the best interests of our vendors. That sometimes means making difficult decisions, and standing firm when it is the right thing to do for our client.

We were actually the buyers in the transaction and RJ Country Homes were the agents for the sellers but Jane Cook was fab. Honest and prompt communication. She definitely worked hard for the sellers. We would definitely sell our house via her... not that we intend to leave anytime soon!

Don’t waste your time with this agent…

Don’t waste your time with this agent in our view not qualified or has the ability to handle prospective buyers and sellers - full of the mumbo jumbo sales talk - wiling to denounce other selling agents without any reason - had no idea how to value my property - she valued my property £150,000 less than 3 other well known and long term established high street and online agents - I am sure she will accuse us of being rude - happy to take that after being spoken to like a child for doing a drive past on a house they have for sale - just so happened the owner was tending the garden and was most welcoming and suggested we had a viewing there and then - apparently something not allowed in the world of RJ - even we had no intention of asking for such -

Had to take this estate agent to the…

Had to take this estate agent to the ombudsman in 2020. R J Country Homes were subsequently instructed to award me compensation for misleading information. The worst company I have ever had the misfortune to deal with. Rude, arrogant and completely lacking in empathy. Our family had many sleepless nights thanks to them. Avoid like the plague. My experience was actually in 2020 but the Trustpilot calendar does not go back that far. I didn't feel up to writing anything on Trustpilot at the time as I just wanted to forget the whole experience and have been very ill since, but in retrospect I feel my experience should be shared.

Estate Agent asking for £1000 to issue memorandum of sale!

I placed an asking price offer on a property which was accepted by the seller. RJ Homes then wanted £1000 to take it off the market and issue the memorandum of sale. I queried this with my solicitor who advised it wasn't "usual practice". RJ Homes said the payment was 'non-negotiable' - I offered to pay the £1000 as a 'sign of commitment' if they would then pay it back into my solicitor as part of the exchange deposit (my solicitors suggestion). They refused which made me feel very wary as if it were a genuine attempt to make the selling process a bit more stable for their seller then there was no reason to reject this suggestion. There are other reviews here which added to my sense of unease with the way this estate agent operates so I declined to pay the estate agent the £1000 which caused the buyer to lose my sale and RJ Homes to discontinue contact with me. Some people may be happy to pay this 'retainer' to the vendors agent (remember they are already being paid by the vendor and should be acting solely in their interests) - but to me it feels unusual in that a condition that only ever benefits the estate agent - they retain the £1000 if the sale should fall through - meant my full price offer was taken off the table. I do not know how aware the seller was of why my offer could suddenly not proceed but if I were the seller I know I'd be pretty fed up if I'd lost a proceedable buyer because the estate agent felt it more important to cover their "re-marketing costs" if the sale should fall through. My advice is be cautious, and think about why RJ Homes are doing this (they appear to be a small, one branch, office with few if any affiliations to estate agency regulatory bodies) - I personally didn't want to encourage this practice in an already complicated, expensive, and stressful system so walked away.

Please please stay away from this…

Please please stay away from this company. They have lied, misrepresented and cheated. I was buying a house through this company, they assured me it would be ready end of June, I checked and not 1 single brick had been placed, this was at the end of June! They have now pulled the houses from the market. They assured me if also sold through them it would fly through. I had hardly any viewings, which I had to do myself, they sent complete time wasters and would only advertise my property on 1 portal. Due to being dissatisfied I withdrew my property. They then claimed I had a 20 week contract not 12 and I cannot list my house with anyone else until October yet they would cease advertising in august. They have also tried to make me pay £300 plus vat for admin fees, when they have literally done nothing and again, this is not in my contract. Check out their Facebook page where you can see them drinking wine and playing tennis during the working day. That’s where your hard earned money goes. Trading standards are on this.

Shameful sharp-practice agency

Shameful sharp practice outfit, that take a £1000 deposit from successful bidders that accrues to the agents own account. Not to benefit & safeguard their client nor you as purchaser, but to line their own pockets. In the event of default on either vendor OR purchasers account, this agent doesn't refund neither do they pass on the funds to the vendor or deduct them from any eventual fee invoice after completion. We believe local trading standards have been notified as to this corrupt and morally reprehensible practice.

Amateurs and unqualified

Had these amateurs in to value my property, pretentious would be an understatement, found them to be offensive, arrogant and the MD seems to think she is some sort of celebrity. I was subjected to hearing about her “TV Time” which in reality was a shopping channel slot.

Useless

Useless. these guys were part of a process about 6 months ago. Allowed a process to get to a day before exchange then it all fell apart. We could sense this for weeks but they lied, ignored calls and buried their heads in the sand.
