Worst experience ever

Worst experience ever, cancelled sale when we were ready to exchange contracts. Their solicitors refused to reply to my solicitors at the very end of the process. No consideration for people, my daughter was due to move schools when the deal was cancelled very late in the process. Completely waste of time, with lives disrupted and with significant financial impact. This people is not serious. In the end I am very happy the deal did not go ahead, so thank you Hopkins Homes for all the mess you created. Not now, not ever to buy a house from you.

Hopkins Homes - Church View Bramford

I would never recommend a Hopkins Home

I bought a home in December 2023 on Blyth Vale Halesworth and regret doing so. We have had nothing but problems since. It's obvious there is no quality control. Here are some of the issues we have experienced - - Large chunk of upstairs window sill missing, hole in another and another cracked - render was missing around bathroom window - Leak at midnight under kitchen sink and the emergency number given had been changed without any redirection. The plumber they used the next day had to come around 4 times before replacing a part only on my insistance . I was fed up with them trying to keep tightening the joint. The cabinet was ruined and had to be replaced in doing so they damaged the front door when getting new cabinet into the house which then needed repainting. - the lawn is horrendous do not let them turf your garden. They do not level the ground , do not clear debris and do not use the amount of topsoil they state. The NHBC are looking into the matter even though it's over 2 years ago. (The lawns on their Chediston estate look like they may have same isues) - now have discovered a serious crack in garden wall which could be foundation issue. If you buy a hopkins home check everything inside and out upon completion!

Hopkins Homes - Fantastic from start to finish!

From the very first enquiry Brandon at Melbourn made us feel welcome and supported in our decision. Nothing was too much trouble! From ensuring we were looked after whilst he was away, to making sure we were updated every step of the way and even allowed access for measuring before we'd moved in, Brandon was and remains a delight to deal with, and we'll miss seeing him around the site.Overall we are extremely pleased with the quality of Hopkins Homes builds in Melbourn. We've never owned a new build before and you hear some horror stories, thankfully none of which we have encountered! Nor have our neighbours on the site. We were lucky enough to meet a few people when we were looking at the property who recommended the homes and had positive reviews of customer care and snagging team.Speaking of which Stuart the site manager has been fantastic, we have direct contact and nothing has been too much trouble. The 21 day snagging check came around and we are very pleased to say that the snaggs are incredibly minor, but have and are being dealt with promptly and professionally.We've been in our home for just over 6 weeks now and we couldn't be happier that we chose Hopkins Homes. A massive thank you to everyone involved in our purchase, keep up the excellent work.

Hopkins Homes - A Quality Builder

We knew we wanted a Hopkins Home when we first viewed one back in March this year and having been in our new home for 6 weeks now we know we made the right decision. The house itself is all we hoped it would be finished to high standard and everyone we've dealt with at Hopkins Homes has been great. All the way through the viewings and purchase process Ellie has been really kind and so helpful and knowledgeable. And Dan the deputy site manager has also been friendly and absolutely determined that any issues however minor (and the only issues we've had have been a small number of very minor ones) are perfected. I can thoroughly recommend Hopkins Homes for all aspects of their design, build quality and customer service.

Kingley Grove, Melbourn

We bought a house at Kingley Grove, Melbourn and the whole process was made easier by having Brandon guiding us, which made it less stressful. He was very helpful and knowledgeable and nothing was too much trouble, it was a pleasure dealing with him. We love the house and the style and layout of the estate and are enjoying living in Melbourn. We have had a few snags which have been dealt with efficiently by Stuart, Site Manager and his team. He has been really helpful and easy to approach when we have had a problem.

We bought our first home together on Alconbury Weald in Cambridgeshire. Mandy in sales was beyond helpful and explained every step perfectly. Being first time buyers we were very nervous but Mandy gave us constant updates and if we had any questions she was always there to help.Site managers Ben and Pete were so easy to communicate with and any minor problems we had in the beginning were fixed very quickly. Well… where do I start….

Well… where do I start? I can not praise Hopkins Homes - Mill Grove Stowmarket enough. Most especially Will Selfe and Olivia Haldin. These two lovely consultants have made my journey of finding and moving into my dream home a seamless and beautiful reality.At the beginning stages, Will was so patient and so kind with me including throughout the process of picking and choosing the bits I needed to make my home amazing. He explained everything I needed to know, kept my posted through the building stages and responded to all my questions. At the later stages, Olivia was equally as patient and supportive, making sure I was kept updated throughout and is so personable and responsive. The quality of finish of Hopkins homes is second to none!!! The attention to detail and swiftness to responses is also commendable. The site management team, James and Ben have been ever so helpful and so accommodating. I want to seize this platform again as another opportunity to say thank you!!!!!!!!!

DO NOT BUY A HOPKINS HOME.

Hopkins moved us into an unfinished house, which cost us around £4000 in fees that would have otherwise been avoided if they had taken the time to finish the house and complete to the proper standard. The other four properties in our phase of the development completed a month later, and we were essentially moved onto an active building site with work ongoing on both our home and the others at the same time. Contractors were letting themselves onto our property without permission and using our utilities. They dug up our lawn without asking and without notice. Hopkins refuse to acknowledge any of this and compensate us fairly. The house was completed to a diabolical standard, with us suffering a leak from our shower (which is installed incorrectly to begin with). After the leak we were stuck 6 weeks without a working shower cubicle in the middle of winter. Hopkins did not care about this, just giving excuse after excuse as to why it couldn't be sorted. It took nearly 10 months to complete the initial snagging list submitted when we moved in, and we still have ongoing issues that are yet to be resolved. We are not the only one to experience issues on our development - neighbours have also experienced extensive issues and have had to involve the NHBC to attempt to rectify their problems. This company only cares about your money - once they have it, they no longer care about your home, and you have have to fight to even get them to do the bare minimum to address any issues that arise. Save yourself time, money and stress and do not buy a home from this company.

HH delivered good customer service and we had no delays

HH delivered our home on time. Olivia (sales) from the Kingsfleet site, Thetford, was very good - always quick at responding, happy to re-send information and very informative. We want to thank Olivia for all of her brilliant work - she is an asset to Hopkins Homes. The assistant site manager's e-mail communication in response to our questions was not great, but he would often knock on our doors and answer questions or clarify things face-to-face. He was very pragmatic in dealing with our snagging list, and we are very happy to say that he (and HH employees) fixed all of our identified issues on the snagging list. On the day of completion, however, the house was unfortunately not cleaned at all, so we had saw dust in cupboards, the hinges were covered in paint and nothing was clean and if we were moving in on that day, we would not have felt happy moving our belongings into it.

Misrepresented by sales and left with a design flaw

We purchased our new Hopkins Home based on clear verbal assurances from the sales representative, Daisy, that our garden would be a flat, usable space comparable to the show home. As we are not professional landscapers or civil engineers, we trusted the expertise and "premium" reputation of Hopkins Homes to deliver what was described. Since moving in, we have discovered the garden is a steeply sloped "landscaping nightmare" that is physically impossible to level due to fundamental design conflicts created by the developer: 1. Damp Risks: We cannot raise the levels without breaching the neighbor’s garage damp proof course. 2. Structural Failure: We cannot lower the levels because the boundary gravel boards have been installed with insufficient depth, meaning the neighbor's land would collapse. We were unable to inspect this during the official home demonstration because the Site Manager did not have the keys to the rear doors, a significant oversight that prevented us from raising concerns before completion. Despite their own contractors admitting on-site that the levels are "completely off," Hopkins' head office has responded with a "fob-off" email, hiding behind technical drawings that were never explained to us as laypeople. We were sold a level plot but delivered a significant financial and structural liability. We expected much more transparency and integrity from a developer of this size.

We have visited many new builds mainly in the Suffolk area but we found Hopkins homes to be one of our favourites.At St George’s park we met Katie White the senior sales consultant there. Katie led us through the site and explained all that we were eager to find out about, she was very knowledgeable, professional, truthful, helpful and very approachable. Our first visit there led to many others where we were struggling to make a decision, however Katie was more than patient with us and we are happy to say we have now made a purchase that we are very excited about.The communication and feed back was always speedy which also helped when needing to make important decisions.The only disappointment was because the house had already met a certain build level we were unable to choose our own fixtures and fittings but again Katie did her best to help with this a far as she could. At this point we are very impressed with the site as a whole including the layout and quality and hope that the build will progress for our sales competition in June.

Fantastic team and house

We purchased a home on the St Georges Park development in Needham Market a few months ago. We have been so pleased with both our new home and the Hopkins team onsite that we have dealt with (Katie & Lukas). The level of service both pre and post purchase that we received from Katie was outstanding. She regularly went above and beyond to accommodate or queries and requests and nothing was too much effort, she has been fantastic. The same can be said for Lukas, he has been brilliant answering any questions we have had and has also gone out of his way to male sure we are happy. As for the the house, we absolutely love it and have had no issues what so ever. We are very happy and glad we made this move.
