Edit!!! After the response from Melanie, This review reflects my genuine experience as a landlord. The issue raised was unprofessional and patronising communication. The dismissive and personal nature of this response only reinforces the concerns outlined in my original review. This business Does not deserve 1*. The unprofessional service I have received from Melanie has a lot to be desired. As a landlord, I was disappointed with the standard of communication from this letting agent. Emails were unprofessional in tone and came across as patronising rather than constructive. I expect a professional, respectful approach when representing my property, and unfortunately this experience did not meet that standard.

Where to begin with this unprofessional bunch of cowboys! 1 star is over rating them! I was going to use them to completely manage the property but learned very early on they were incompetent. They couldn’t get the basics right like my name, the quality of information on the tenants was totally inadequate. How your suppose to decide who is the best tenant for you based on the scant uninformative information provided I do not know. Based on that experience I decided to only use them to collect my rent every month. That was pretty poor too. In 12 months I only got rent on time twice. I had to ring them every other month to ask where my rent was. It got later and later. I received no rent for September so agreed with tenant I would get all the deposit back as there was a small amount of making good to do on the property. They took commission out of the whole deposit even though the arrears where less than the whole amount. The idea that placing a deposit in a protection scheme was a safe option turned out not to be so with this lot. Please, please, please go somewhere else if you value your property. They are only interested in financial gain not in doing a good job for landlord or tenant quite frankly. You are spoken too like something they stepped in whenever you have to deal with the females in the office. They are rude, unhelpful, and shouldn’t work in a customer facing environment. Hopefully more and more customers are getting the message and using a better quality service elsewhere. The reply they add to this post will prove my point!! It’s always the lanlord of the tenant whose at fault if you read their responses never them!

We never get bad reviews from landlords, so this is very rare. But with this client it was always going to be this way. The most difficult person we have ever had to deal with. Completely unreasonable to the end.

absalute VILE company. DO NOT RECCOMEND. avoid if possible. Also used a garden and oven image for checking out reference 6+ years!! Timestamped prior to us moving in trying to charge us. Scammers. Extremely rude on the phone too, can be until youve moved in. Think it was Michelle or something similar who was particularly awful. We won the dispute with the deposit protection service. Would not trust anything TLLC say.

Its a shame you feel this way, you were a good tenant during your tenancy. If the oven had been clean and the garden not in a mess then there would be no issues at all.

Twice now different friends have had dealings with this company. If you're a landlord, it seems likely you'll be happy with their approach to business. He was very happy with their service. If you are a tenant who appreciates a professional approach to communications, an efficient manner when it comes to dealing with errors made and an accurate/truthful representation of events that occurred, it is worth checking a variety of reviews here. Hopefully this is just a case of one bad apple spoiling the reputation of an otherwise capable business. Checking company notes, original information submitted and responses given will either be eye-opening for others in the business, or a sad confirmation that this approach is expected. edit: I've suggested you look at all the reviews if you're a renter considering signing a contract. The response given indicates the communications approach you'll possibly encounter.

So you have never been a customer of this company but decided to post this review. You do realise that it is landlords who employ us to manage their tenants. If both your friends are bad tenants then they would of course not enjoy us constantly chasing rent or telling them to behave appropriately. Bad tenants always give us a bad review, it's because we are doing our job and looking after landlords interests.

This company will try to do you out of money. Either by letting you go into arrears and not tell you u till it's accrued a fair amount or by withholding your bond for made up reasons. Worst lettings agency out there

We do not let anyone go into arrears, we also cannot deduct any money from a bond without evidence as its held with a government approved scheme. Trust us its much easier when tenants pay all their rent and return the property in an acceptable condition.

Rude, unprofessional and completely unwilling to work with my partner to resolve a simple issue caused by the agency when her tenancy ended. The agency had set the DPS account up with incorrect information (spelling mistakes), which prevented access to the account and the deposit as a result. It was only following multiple calls between the agency and the DPS, which left my partner in tears, were we able to extract the claim ref number from an extremely evasive call handler at the agency who had tried repeatedly to fob us off to the DPS again. Had I not overheard the way the agency treated a non native English speaker with such indifference and apathy I would not have believed it. The call handlers were consistently more interested in ending the call any way possible, than listening to what my partner had been trying to say the entire time. I cannot recommend working with this business based on my experience as a result. Edit:- Laughable and predictable response. Attempting to deflect blame to a 3rd party when it was the agency that registered the DPS account with incorrect information and then shirked all responsibility is just not a good look, but calling into question the manner in which I conducted myself is ridiculous, and I think you know that. A quick review of other responses by this business to poor reviews on google shows a similar attitude of zero accountability. If your business keeps call recordings then I am more than happy to submit a Subject Access Request to review any such call recording with yourselves. I'm sure it would be a valuable training opportunity for the call handlers.

Hi Luke, whilst we appreciate getting the bond back from the DPS was a challenge for you. The DPS are a 3rd party and we do not have control over them. We had released the bond immediately our end. The whole purpose of the DPS it to secure tenants deposits, if we had access or control over it then it would not be fit for purpose. In addition if you wish to get help or support from our organisation we would suggest doing so with some manners. The way in which you spoke with members of staff here was disgusting. We would be grateful if you do not contact us again in the future.

Some of the rudest, most heartless people I have ever encountered. Completely useless, been told different things from different staff members. Have very little knowledge on anything to do with the property and when I’ve asked questions it’s always “I don’t know”. I have never been spoken to so rudely by anyone when I said we had no heat, hot water or electric and 2 year old twins. Used this company years ago and they were disgustingly rude and incompetent then too. Unfortunately, we had no choice but to go with them again after searching a long time for a property and finally finding one we liked and the whole process has been unpleasant, especially they way they speak to tenants. Many other people have been spoken like this too by then, whenever they’ve raised an issue. Seems they want to do bare minimum and and are miserable. I’d honestly avoid this company at all costs. It’s not worth it **also the response is absolutely unprofessional and everything you need to know about this company. Referring to us as bad tenants when I made the review just a few days after we moved in… so you had no experience of what we were like as tenants! you had all the money you were supposed to have, everything our end was sorted so very unsure how you can call us bad tenants 😂 this is exactly what’s wrong with this company

I feel that LLC seem to be more landlord & landlady centric, hence the name, and I felt that they added much more unnecessary stress to an already stressful situation on both occasions we had to deal with them. We only had to deal with them for moving in, and out of the property, and dealt directly with the landlord most of the time. Good point - They were fairly reasonable with the deposit, only taking money due to the oven not being as clean as it was when we moved in which was fair and true.

Hi Tom, you are correct we are landlord centric. It is the landlords who employ us to manage their properties for them. There was confusion on your move out as one tenant and the landlord said you had already vacated when you had not. This issue was caused by us not managing the property and taking instructions from the landlord. All the best.

Absolutely careless people.When I was moving out I had my own van and ask them if they want me to leave furniture which was in perfect condition or I can take it to charity shop.They told me that is ok to leave it but then they charge me ridiculous money for removal company.(they know all ticks). Also I had constant fight with them with boiler they don't want to spend 1peny to fix anything. They will always find excuses but not solution. I know they will respond to my review with some made up story that what they do the best

We screen shot your original post and we have screen shot this one. There is only one party making up lies here and it's you and your sister (I believe). The main reason you lost money on the bond is that you left the property filthy, you made absolutely no effort to clean before you left. Your sisters words were "I'm not cleaning, you will keep my bond anyway so what is the point" And now you give us a 1* review for it. We make zero money from bonds and these disputes all it does it cost us money. If you had just cleaned the property instead of leaving it in such a mess neither of us would have lost money here.

We rented a property from this company over 2 years ago. The reason we had to leave the property we were in was because the ceiling in the kitchen was so close to falling down due to a leak in the bathroom on top. They got their own builders out after constantly being on their case and having environmental health out etc. when the builders arrived they showed us the leak & problem & said they were going to tell this company the problem etc but again heard nothing from them. So I rung them, the company tried saying that there isn’t a leak or a problem… right so the builder (who’s trained in the matter) is wrong then is he ??? We had a new born baby at the time and they knew this! Was extremely dangerous. 2+ years on… they’ve now taken a months rent out of our bank account, moneys tight as it is.. and is now saying they didn’t & it wasn’t them?? On the bank statement it clearly says ‘the landlord letting company’ & its the exact amount our rent was when we lived there. It’s ridiculous. Avoid at all costs!!!! They’re the worst company I have ever come across

DON'T USE THEM !!! THIEVES !! After had a lot of problems with the boiler for months, they didn't care. After I left, after my contract finished, they didn't wanted to pay my deposit back and requested the court via secure deposit website I thought is safe. Now I have part of my money back but they put that against my credit score that now is dropped dramatically as they pretend I owe them money. The worst company ever!!!!

We are members of a client money protection scheme and all bonds are protected with the DPS. It is literally impossible for us to be thieves or be fraudulent. However when you leave a property as dirty as you did and leave items behind, then someone needs to clean up your mess and remove your rubbish that you left behind. Your words on move out was " I am not cleaning, I know how this works". So you leave it messy and then give us a 1* review. Also nothing we have done will affect your credit score.

Completely unprofessional. Highly likely it will be blamed on COVID and not having staff at the moment due to the governments funding blah blah blah. The owner should be ashamed of the way this business is being run. Even more ashamed if they run it themselves. I’ve sent countless enquiries through to these guys using a variety of subsidiaries such as Zoopla, on the market and a few others. I’ve called, been ghosted and hung up on. Terrible. Poorly organised. They move tenants in without permission days before they agreed. They’ll treat your property as if they own it and not you. They’re rude and give awful advice. If you’re a landlord I strongly recommend you avoid. The amount of stress they incur isn’t worth the hassle.
