GoogleI communicated with Grant between May - October 2024. I was the buyer of one of the properties he was selling on behalf of a friend / work colleague.
At first, Grant was very helpful and friendly and responded quickly to messages via text rather than email. He allowed us to view the property thrice and allowed us as much time as we wanted. He answered all of our questions to the best of his ability. He prided himself on the fact that he would respond to messages “out of hours”, such as liaising into the evenings and on weekends. I discovered he was very communicative when he wanted something.
Things started to get a little tricky with the purchase and delays were inevitable. His communication slowed and was sometimes non-existent. I was very much being ignored at points. This was confusing to me as - like I said - he prided himself on responding late into the evenings and on weekends. The impression I got was Grant was communicative and friendly when he wanted something from you, but if you wanted something from him, communication would cease, which felt very unprofessional.
There was point when he verbally pushed me during a phone call to proceed with signing the contracts before sorting out the legal side of things. He tried emotional tactics such as “the sellers have not responded quickly because they’ve actually been to a funeral of a close family friend”. As sad as that news is, we all have things going on in our lives, but I still managed to be very communicative and friendly throughout. How did Grant know I hadn’t attended a funeral that week myself? My solicitor reminded me how unfair it was of Grant to push me / us when the sellers had taken 6 weeks to respond, and I’d taken less than 48 hours. It felt very manipulative for Grant to try and get me to sign contracts before the legal side of things had been taken care of.
I did also discover I’d been lied to a number of times, and eventually I got the impression that I couldn’t trust a word Grant was saying, which was really disappointing because he seemed so friendly at first - but like I said - that was just to get me to buy the property, it seems!
Whether Grant will insist that this is just a matter of miscommunication or misinterpretation, I know how he made me feel. I was literally ignored at times and treated unprofessionally at times. I felt manipulated, lied to and like I was a problem, not a valued client / customer.
Grant was your best friend… until he wasn’t. I would not recommend.

Thank you for your feedback, I have tried to call you a few times and left you a voicemail. Having not heard back, I have responded here.
I am very sorry you have been left feeling you were ignored and dealt with unprofessionally, I have tried to briefly answer your concerns below as this was never my intention.
1) Communication, in the initial stages of a sale invariably most answers to questions will either be already known by myself of be obtained directly from the vendor easily, as you are aware during the legal process your purchase became somewhat complicated, involving additional solicitors, homeowners and mortgage lenders that would otherwise have been absent. It therefore took a little longer to obtain the responses to your enquiries, I appreciate I should have provided a holding response and I will adopt this moving forward.
2) Time pressure - I am sorry you felt pressured to move the purchase along at a pace you were not comfortable with, there were factors you were not aware of, I was trying to protect you from unnecessary additional stress at an already stressful time. The vendor had said the property would be re-let and not sold if completion was not before the budget announcement, as they were expecting an increase in capital gains tax. I fully supported the need to complete the additional legal work you and your solicitor requested, in order for you to be satisfied with the conditions of the purchase, this did cause delays on the vendors side due to now having to rely on multiple additional third parties in order to gain the information required.
3) Incorrect details - The information I provided you with was always in good faith, I was reiterating the updates I had been given and I corrected once we were aware of the misinformation. It did transpire the third solicitor introduced had not been providing correct details, the vendor has since complained to the company owner, resulting in their relationship breaking down and a 1 star review being given for the firm by the vendor due to their frustration. I can only apologise that I had passed along incorrect information to you and that you felt you were being misled and lied to.
I hope this gives you some more context around some of the issues you experienced, had I known you were feeling this way through the process I would have been able to explain or changed the way we communicated, if you do wish to discuss it any further please do get in touch.

GoogleI enquired about a property on the weekend, to which they were slow to respond. When I finally had a response, they said I could not view the property until weekends and in the distant future. I encouraged to arrange a viewing mid week and then a day before viewing, informed me it was sold. Terrible communication, no phone calls and all over text. In my opinion it was very poor communication and someone who had purchased multiple properties, and proceedable buyer, this is the worst estate agent experience I have witnessed!

GoogleThe worst service I’ve known of from an estate agent. The worst viewing I’ve ever had, he didn’t say much and just stood out the way the whole time. We might as well have shown ourselves around. From the day we had our offer accepted we only heard twice from Grant. The first email was threatening and the second was a very rude email. Not professional at all! Never contacted us on completion date and done nothing through out the process. Luckily both sides had amazing solicitors to help the purchase go through smoothly. I do NOT recommend!

- You enquired to view the property at 17:47 on a Friday evening and consequently viewed the property within the hour of this request.
- Your initial offers were rejected (Saturday evening at 21:04 and 21:16) as we were looking for the asking price for this property.
- Confirmation you had secured the property was given out of hours at the weekend (Sunday at 19:48) to ensure you were kept fully informed.
- The fee has been mentioned which there wasn’t one as this was a sale as a favour for a mutual friend who proceeded to handle communication direct with you as they knew you well.
- The keys for the property were in your possession prior to completion to avoid you needing to collect them.
- Requests to you for updates from me had taken place to remove the awkwardness for the vendors to do this direct. Appreciate my contact with you was limited in this purchase, however as you were friends of the vendors I felt I would be duplicating as they chose to contact you directly.

The speed of subsequent events says everything about how good this man is at his job - the house went on Rightmove on the Wednesday, there were 3 viewings on Thursday and by that night we had an offer comfortably over the asking price as the buyer was keen to kill off any competition. We exchanged contracts by 15 February and completed by 1st March. Everything went really smoothly, Grant and his glamorous assistant Avril were always on hand to assist with queries, pass on messages from one side to the other and could not have been more helpful.
