Excellent customer service and professionalism taking the needs of the customer first and foremost.

I would like to highly recommend Wards Estate Agents in Hythe. We had quite a lengthy and complex buy and sell as the chain both down several times; but with each hurdle Wards stepped up their game to keep things moving and arrange additional viewings. We finally exchanged contracts last week and I would like praise the professionalism, support and knowledge of the team at Hythe. In particular I would like to thank and recognise Darren Cakebread for his excellent customer service, for always keeping us informed on what was happening and guiding us through each step; he added that extra personal touch to get to know us and our needs. I would highly recommend Wards at Hythe as an Estate Agent to use to my friends and family if they are moving in the future.

We sold our house straight away and had an over the asking price offer from the first viewing. Wards Estate agents are garbage

I'm only rating them 1 because you don't have the option of rating them zero or minus. In August 2022 I was given a section 28 notice to quit the flat that I rented through them since early 2021, so not even 2 years. This was just before I went on holiday, so as you can imagine, it ruined my holiday as this was on my mind the whole time. 7 days before my eviction date, 2 of Wards agents let themselves into the flat while I was actually here, so I chased both morons out. Some weeks later, they informed me that the landlord had changed his mind. Also, I reported a seriously broken front door nearly two months ago which still remains broken to this day. My toilet also won't flush, also reported weeks ago, but still in disrepair. My rent has always been paid, and this is the worst service I've ever experienced from any company ever. I believe its because they're a mix of incompetent and racist. I'm having to get legal advice and wasting time out of my busy day to do this. If you're a renter, these cretins will treat you like an animal, I wouldn't recommend these morons to my worst enemy.

Fantastic service despite a long and complicated sale

Mine was a very complicated sale due to legal issues which came to light once the sale started. The staff at Wards in Rochester were amazing, helping me through the process despite all the difficulties and dealing with Covid restrictions too. I wouldn’t hesitate to use them again and can’t thank all the staff enough.

Very unprofessional service by wards and there lanlord

I viewed a three bedroom property that was for rent. On viewing this property they told me they would be replacing the front door that was wooden, very lose and had a gap down the side so wind would get in very easily and anyone could break into my house. Also a cracked window in one of the bedrooms . I was advised by wards the landlord would do this work.6 months into living there I contacted wards about these works, they told me the landlord is not willing to fix them as it's very expensive.Also in the garden there was stones from the beach, my kids could not play out there because the stones were sharp. The landlord said she did not want the stones removed so my children could not use the garden in the summer.The landlord come round a few times to inspect the property always told me should liked the grey in the front room with the silver glitter wall. Wards would also do separate house inspection and take photos.My first inspection came and I received an email from wards and my landlord telling me to remove the stones in the back garden, I told them I have been complaining about the stones since I've lived here, I am not able to remove them as I was 6 months pregnant. Wards told me to clear them and keep them in a storage in garden.I was shocked about this!I made a complaint to wards regarding the stones and that I picked up what I could while being heavy pregnant. Not long after the landlord turns up at the property and cleans some more of the stones, she did not seem happy and told me ' you don't like the stones?' I explained my kids can't play out there and I also mentioned again about the broken window in my sons room and the front door, she told she could not afford to do it.I spoke to wards and told them I will be looking to move.6 months after, I had to leave my property for mine and my kids welfare so I was put into temp accomodation.I spoke to wards and the landlord and explained what had happened, they did not end my tenancy early, they just wanted more money out of me. Checkout report, the lanlord keeped all of my deposit £2k because she was not happy with the decorating and was charging me a few hundred to paint each room in the house, I had not touched upstairs but every little chip in the walls, door frames she was charging me for. She wanted money to clean all carpets throughout the house but the carpets were a red colour and warn out before I moved in. She wanted to charge me for doing that house up because I moved out and she wouldn't have an income anymore Wards never keep to there word. They all just want money out of you but are not willing to help in hard times. Even though the house was not in great condition as a single working mum this was the most affordable for me and I was promised these works would get completed.The house Is still empty now...a year on......
