Thank you Hamptons Sales

Justin and Emily, of the Hamptons International Chiswick office, have defied all negative stereotypes some might attribute to the Estate Agent. There was no BS here, just a lot of hard work, frank and realistic advice and support from them to help us achieve a good sale in a difficult year for everybody. We were constantly kept informed and involved throughout the process. They are an example to their profession and we've never dealt with any other estate agent we felt truly had our backs (and that of our buyers) in this way. Everyone came out a winner thanks to their approach and efforts.

WILL TAKE EVERY PENNY FOR NOTHING AND…

WILL TAKE EVERY PENNY FOR NOTHING AND LEAVE YOU UNABLE TO GET BACK INTO YOUR OWN HOME. I rent my home put with Hamptons whilst pur family our overseas for one year. We made it clear at the outset we wanted the house back one year later. We paid a FORTUNE for documentation. We pay a FORTUNE for management fees. Supposedly for peace of mind. Hamptons have now contacted me and said that UNLESS I pay them a further £120 on top of all the money I have already paid them I risk not getting my house back. My family now risk homeless because I am being held to ransom by Hamptons for yet more money. They asked the Tenant if he wanted to stay on WITHOUT even asking me first. Absolute NO PEACE OF MIND AND NO DECENT SERVICE. Very distressed.

As tenants looking for property during a pandemic, it was always going to be a tough ask in tough times. The team at Hamptons, especially Jess and Victoria, have gone above and beyond to make our move into our new rental as smooth as possible. From a video walk through , to negotiating on curtains with the landlord and getting the documentation together, they have been absolutely superb to deal with. We have been treated like clients, not just as "tenants" as some other agencies will treat you. From the day we started our search and even beyond the collection of the keys, they've been on hand to help with all aspects of the moving process and checking in to make sure everything is in working order. Everything is managed to a very high standard. If you are a tenant looking for a professional team to get you through the process, you can't do better than our experience. If you're a landlord, I can honestly say that I would be very happy to have this team managing my property. They care about their tenants and their landlords. We look forward to the next few years, safe in the knowledge that the team at Hamptons are on hand when we need them. Thank you!PositiveResponsiveness, Professionalism

I have sold 3 properties in the last 18 months, and purchased one. The purchase was via Hamptons, where we have just exchanged contracts (Hamptons were acting for the seller). I have to say that Malte and the team at Hamptons went well beyond the call of duty, doing everything possible to support the seller and facilitate the move. It was a really great job, which most estate agents would not have been up to. We had a difficult chain, and Hamptons were superb at trying to ensure clear communication and facilitate the transaction. Thank you to Malte and the whole team at Hamptons for a job really well done.

Exceptional service

Our property manager, Lucy, is a pleasure to deal with. We have had a few issues recently with heating etc and Lucy has been extremely competent and helpful every time we need to get in touch. The issues are dealt with promptly and efficiently and it makes our lives so much easier to know we have such a friendly, approachable person looking after our needs.

Not to be trusted!

My experience of Hamptons Maidenhead was it seem very positive to begin with, however, their failure to inform the landlord about our plans to have foster children stay with us could have cost us dearly. It turns out that both the agents and the landlords were very greedy and dishonest as they were happy to take our years rent without sharing all the information that we had disclosed. Please be aware the agents may seem like nice people but do not trust anything that is said. just communicate via email at all times.

Breaking their code of practice.

I don’t believe Hamptons to be putting the clients best interest first as something very very sly has happened. My offers were never qualified, I never had response from my offers, and then they accept another offer without giving me any chance to counter. We have been house hunting religiously for the last 6 months and refreshing any new listings online every 24 hours so we knew we loved the property as soon as we saw it come onto the market. So immediately had a viewing and that confirmed our love for it. So we had another viewing shortly after and then the same day put in an offer. We went straight to the Hamptons office after viewing the home and we said we would like to start with an offer of £1.45. They then recommended we go in at £1.3 as they thought we had a shot at that type of figure. So we of course followed their instruction but was equally confused as to why they suggested that. They then said the seller wanted to wait until the end of the month to see what other interest had come in, so we went with the flow. We then became more in love with the property and we didn’t want to loose out so we upped our offer twice in just a few weeks, yet every time they gave us the same response “the vendor still wants to wait until the end of the month”.We was very eager and frightened about missing out so I popped into the office mid way through the month to see if it’s looking likely etc. Then he told us the offer was refused and they’ve had other offers. We didn’t understand why I had to spontaneously walk into the office to find that out! What would of happened if we did sit tight till the end of the month! David the agent told us that if we offer the asking price of £1.5 then it’s ours, he said this several times. So we immediately upped it again for the forth time to the asking price of £1.5 with completion in a couple of months. At this point I thought a deal had basically been made. After 2 days of no news I finally had a call to say another offer has been accepted which was in fact lower than our offer but they were just flexible when on completion. I was straight away shocked that I was not given an opportunity. What the agent should of done was call me to say you’d rather a delayed completion and I would have then said ok that’s fine. My last offer wasn’t set in stone, as far as I was aware we was still in the process of negotiating a deal so I don’t understand why he pulled the rug from under our feet half way through negotiating a deal?!Another point that I find horrifying, is every single offer we have put forward has never been qualified and we have never been asked for proof of funds. I have now looked into it and it’s actually ILLEGAL to not qualify any offer. That is the agents job and that is what the client is paying them to do. We have now made the decision to up our offer £25k over the asking price just to help give us another shot at grabbing the house we wanted. So that is what Hamptons have cost us if our offer does get accepted. Only now have they asked me for proof of funds, this is baffling as I know many agents and none of them would dream of putting forward any offer without qualifying it to make sure it’s legitimate. Have they qualified the other offers from the other buyers? As far as I’m concerned, I could be outbidding the bloody sellers friend who has no intention of buying the house. When I look back on their process since my interest was shown I do believe them to be very sly. I’m not sure if theres been a bribe from the other buyers to the agent, (this is extremely common in Brighton at the moment), but our treatment does not add up. Why did they want to plonk us on the back burner for a month and then accept someone else’s offer without giving us any opportunity? And why did they want to delay things by making me put in a silly offer of £1.3 which would just waste everyone’s time. And why did they never qualify my offers, were any of them ever brought forward to the seller? Please just be weary of Hamptons because I personally don’t trust them. I believe they have lost the client a lot of money because everyone may well have carried on negotiating yet they agents definitely favoured a particular buyer/offer for some un known reason. And finally the worst bit about it all is the service I have received since all of this. I’ve not once had an apology or any kind of sympathy. I have been told that it’s my fault and I should of acted faster despite me doing everything I could have possibly done. I have called and called and called and everyone is always ‘busy’ or ‘on the other line’ and that’s the response I’ve had for a solid 3 days now. I have asked for the regional managers number and they gave me a fake number that hadn’t been in use for years. Everything about me experience has been unlawful and just damn right wrong.

Puneet at Hamptons Paddington was wonderful. He had a great manner with both the buyer and myself (which is unusual in my experience as sometimes estate agents can be aggressive with one or both parties!) I think his great approach, good communication and diligent attention to the progress of the sale paid dividends. Thoroughly recommend Puneet.

Great Letting Experience with Hamptons Reigate

We are currently renting a property managed by Hamptons Reigate, and this is actually our second property with them. Overall, our letting experience with Hamptons has been very positive, and the process has always been smooth and professional.

Skilful negotiations and advice

During these very uncertain times with COVID-19 and Brexit looming selling our family home was a daunting prospect. We had lived there for 25 years. The Guildford office were just terrific. Stuart Pavey was calm, considerate and professional. The sale was only achieved with his skilful juggling and reassurance of the multiple stakeholders, buyer, lender, legal involved. We had, naively, thought of maybe selling through an internet or hybrid agent. So so glad we didn’t do this. Listing the property, getting viewings, and quantifying offers is only the start of a complex chain. There is no way we could have managed the various negotiations required. Hamptons managed, even during the most difficult periods of lockdown. We will always remain grateful they they got the sale of our much loved family home over the line during these most difficult times. Stuart kept us appropriately informed at all times. The Guildford office earned every single penny. Thank you.

Bad for tenants / perfect for landlords

They would defend or turn a blind eye for their client-landlords even if they are being unfair to the tenants. Customer is king with them so be aware if you are using them to rent a place.Five stars if you are a landlord reading this! Best estate agent for exploiting tenants!

I have recently viewed properties with Laura from Sutton Point of Hamptons. Laura was a great agent who has shortlisted good options for us to view within our budget. She was able to provide useful and detailed information about the properties. I appreciated her professional services.

Misleading to say the least

We rented a newly built property in Stratford upon Avon through Hamptons. They kept hidden from us the fact that the house had no internet infrastructure built into it. Called around for ISPs to hook us up to the service without knowing whats going on. When calling Virgin and EE they said that the property doesnt even show up on their infrastructure map and refused us as customer at that point. Finally when trying BT, they sent two techs on two separate occasions to check whats going on and they confirmed the lack of infrastructure. So beware, if dealing with hamptons, make sure to check yourself as many things as possible before getting into a property as they may mislead or withhold info from you.

We have recently rented an apartment via the windsor branch of Hamptons and cannot recommend them highly enough. Martine and Maxine were especially professional and made the whole experience hastle free. They responded to questions and calls promptly and made all the paperwork very easy. A very minor maintenance issue was remedied as soon as I reported it. We would like to say a big thank you to the whole team.

Their agents stood me up

Their agents stood me up. Called two days before the appointment to change it, and then they didn't show. What a shame.I suspect this was because I had a chat with their mortgage broker that day, who explained my mortgage capacity wasn't that high considering my salary... They could have just told me they weren't interested in pursuing me as a customer instead of not showing up at all. What I didn't mention to the mortgage broker is that I own over 10 properties in 3 countries and have enough cash to finance purchases up to 1M.Thank you

Shocking customer service

I am a professional landlord and used the services of Hamptons Esher to find me a tenant. Their services have been shocking, from the estate agents setting up 4 viewings of 15 minutes apart and being 10 minutes latefor the first one (he couldn't find anywhere to park and could not find the house) which resulted in me having to do 2 of the viewings. From offer accepted on 14/12 they did not seek references until 21/12 therefore causing delays. Their due diligence in terms of referencing was not good enough. My new tenants said they received 4 versions of the tenancy agreement to sign. They had to go into the office to find out what was going on as they were not updated on the process after offer. Now, it is the 15 December and I am still waiting for the deposit for me to put in the deposit scheme, this was paid by the tenants prior to them moving in on 1 December. An absolute shambles.

Legal Action

We rented a property through Hamptons as the agent for 3 years. During this time the landlord was delinquent in adhering to the tenancy agreement and carrying out repairs. This ultimately led to a year long legal dispute that resulted in the court ruling that the landlord had in fact not carried out their obligations. The full deposit was returned and compensation was awarded. Although Hamptons were not responsible for the maintenance, they were the acting agent and supported the landlords defence.

Fantastic service from listing to ongoing management

I have rented mid range properties for 20 years and been fortunate with other agents. I used Hamptons for the first time last year for a more expensive property. I am very happy with the service all round which seems aimed at the high end for both tenancy and service. It isn't the cheapest but you get what you pay for and when looking for potential international clients Hamptons seem to have the reach needed. We have now had two tenants so I can confirm that the marketing, and appointing of tenants have been great with Charlotte leading the way. Ongoing Property Management through Jana has been exactly right - the property has been maintained in top condition, tenants kept happy and communication maintained at just the right level. Keeping me informed and permitting me to make decisions, but not having to organise things or get involved more than I want to. Highly recommended, I'm very happy overall.

Great service, friendly staff

Having rented through Hamptons of Bath for over 4 years we have had a fair amount of contact with the staff at our local office all of which have been very friendly and helpful, especially Melanie the property manager. When she took over the portfolio she took the time to introduce herself and assure us that should we need anything she would be happy to help. Sure enough, some maintenance issues came up, as they do and she kept to her word. Nothing was too much trouble, she always tried to make sure work was carried out as quickly as possible with as little disruption to our life.Thank you Melanie for overseeing our recent bathroom refit and being on our side when contractors let us and you down!We hope not to have too much contact with you (in the nicest possible way!) but should we need you, we know we are very safe in your hands! Thanks again!

I am writing this review as a warning…

I am writing this review as a warning to anyone who is thinking of renting a property from Hamptons Sevenoaks estate agents, you will not receive all your deposit back in full even if you leave the property in immaculate condition, We had to make an offer for the property to have any chance for renting we were there for 12 months, the first 3 months of living there involved numerous repair work to the building involving scaffolding being put up,We moved out in June of this year leaving the property cleaner than we moved in even the inspection from Hamptons we’re told the rental left so clean,So our shock came when Hamptons deposit office ranj sunsoa took £800 deduction of our deposit listing a number of things found faulty which we know was a lie and just a way of making extra money, no way we going to pay this money and as we questioned about the items they reduced it eventually down to £220 We still argued about the deduction wanting to charge us for leaving a black bin bag left outside to be removed by the council rubbish collection, we then complained to the TDS to which they in favour of estate agents, we had to accept the amount of £220 deduction or we would not get the rest , apparently we lost out because I was out of time because our email went to the No reply mail box by mistake, be careful when renting from Hamptons in Sevenoaks they are a disgraceful estate agents ,
