Hamptons letting service

I have been letting out my property with Hamptons using their fully managed service. I spend a lot of time abroad and have peace of mind that both, the house and the tenants are being cared for. Amelia, who is dealing with the maintenance issues is proactive, efficient and professional. She managed major works at the property in between lettings efficiently and has a keen eye for detail. The rest of the lettings team at Hamptons are all knowledgeable and good people to deal with. I highly recommend them to any landlords.

Highly recommend our local Hamptons

We have rented three substantial family homes through Hamptons, our first being in Marlow in 2009. We are moving again, thanks to the wonderful team at Hamptons who found us a lovely new rental (due to current landlord deciding to sell) and I wanted to take the time to thank the team at Hamptons for all the fantastic service we have had for years at our current rental. In particular, thank you to property manager, Mandy, who has been amazing and has the best executive function skills of anyone I have ever met. Mandy never failed to respond to me the same day if we had issues, always polite, interested, and thorough...just how Mandy juggles all these jobs for different properties with communicating with landlords, tenants, and contractors I will never know, but she does so effortlessly with professionalism and seems to thrive on it. All the Hamptons tradespeople Mandy hires are also all so very nice, accommodating and respectful about entering our home that I don’t mind at all them coming over, and they all sing Mandy's praises too. Having in the past rented with other real estate companies, as well rented owner-managed properties, when we had to look for another rental, we were actively looking for Hampton properties so we could stay with Hamptons and continue to have our rental managed by the amazing Mandy. Thank you also so much to Sonja and Maxine in rentals and Harleigh in accounts, who are all lovely and effortlessly and professionally manage the initial relationship between Landlord and tenant, with no request on either side too small or insignificant. What makes Sonja and Maxine in rentals stand out for us is, they understand that in the rental market, property is anything but bricks and mortar. For tenants, our rental property is our home, it’s the place we choose to invest in to live with our children and create life-time memories. For for landlords, their rental property is the, or one of the, most expensive assets they will own. Landlords also have a very diverse range of reasons for renting, for some it’s an investment, a cash cow for extra funds and they want to streamline the costs as much as possible, for others they are renting a treasured home for a period of time, and they want to be reassured that their home will be well maintained. Sonja and Maxine get all this, in fact I think they are the only real estate agents who we have rented with who do get this. Sonja, Maxine and Mandy all understand and respect these different perspectives and realise that one size does not fit all in the rental market; in this day and age of social media anyone can post details on Rightmove and help with signing the right legal contracts, but it’s the grey and unwritten bits in between that help make sure a rental relationship between the landlord and the tenant goes well. And it is this grey and unwritten area, mostly focused on good relationship building, where Hamptons excels the most. This continual relationship building is so important because with any business relationship, if all parties are happy than there is more give and take on all sides. Having been a landlord ourselves, I almost don't get why some real estate agents don't understand this...a happy tenant means a better outcome for their client, the landlord. Just one week of an empty rental property can make a huge difference to rental income, Hamptons builds positive relationships with both landlords and tenants so they have a database of happy tenants they know to be good tenants who they can draw upon and fill vacancies quickly. A happy tenant is also more likely to take better care of a property and they are also more likely to stay longer meaning the landlord will not have to readvertise their rental as often. So, from one happy tenant who are long-term regular renters, we could not recommend Hamptons and our local team highly enough.

We had a very pleasant experience while renting a place in the area. Jasmine and Sharon had plenty of useful information regarding the properties they showed. Dealing with Jasmine through the renting process was smooth. In two weeks we were happily moved in. Thank you!

Terrible Agents

I bought my flat via Hamptons and later used them as management agents when letting it out but have had constant issues with them throughout. I really would avoid using them at all costs. I find my property manager incredibly lazy and difficult to contact. I regularly have to resolve issues myself and have to spell everything out to my property manager. Whilst my property manager was on annual leave I had a colleague of hers cover however she knew absolutely nothing about the property and tried to charge me for the tenants broken TV. They do not act in the interest of the landlord and look for the quickest fix to a problem to get it off their plate. I was charged £200 overall for 2 boiler safety checks that I was harassed into organising because “legally” they were required. I found out that these checks were NOT required by law because the boiler had just been installed and this lead to a delayed start to my tenancy. I received about 6 aggressive missed calls whilst I was at work from Hamptons to harass me into paying for these visits. Every minimum charge for a “recommended” tradesman to attend my property comes in at exactly £100 so Hamptons are uplifting these costs on top of the fees I pay. I really have very little faith in them and can’t wait for my tenancy to end. More recently I received a court summons notice for unpaid council tax that I was not made aware of because Hamptons didn’t send me any of the prior notices.

Amazing service is an understatement

We've been renting through the Hamptons for the past 4 years. Our contract was due to expire soon, and we were unsure whether to stay or find something else, possibly for a bit less money. It's been a super stressful 2 months for us, and we were unsure if we would be able to find something else on time. We've been dealing with our property managers, Patryk Lehmann and his colleague Darren Salmon. They were both extremely helpful and patient with us. They worked their magic to assist us, and indeed they did. Their massive help made the whole process super easy and stress-free for us. We were even able to stay at the same property. Absolutely amazing and outstanding customer service from both of them.

Avoid renting with Hamptons as your agent if possible

Whilst they handled most complaints during the tenancy well and efficiently, it became clear at the end of the tenancy that their business model on the lettings side was based on trying to take as much of your deposit as possible, hoping you didn't object so they made money from you, and then when they relented on the absolutely outrageous charges they look like they are behaving "reasonably" by "allowing some charges to be dropped". Whilst at all times we offered to pay for the things we thought were fair, they tried to charge us £200 for a gardening charge which the landlord told us they didn't even employ a gardener for, and £100 for a cleaning fee for about 4 items that on the inventory needed "one final dust". They tried to charge us for items that weren't even in the original inventory and chastised us for not spending enough on the cleaning fee and asked why we didn't get the carpet steam cleaned, even though we didn't have a carpet. When we didn't agree to the charges, they threatened to take us to a tribunal for all of the original charges (around £600) even though they had already agreed to drop them. The final claim we reluctantly settled upon was around £180 so it goes to show how much of the original was made up in the hope they could make a quick buck through threatening behaviour. If you find yourself in this situation then please do not accept the charges as I am sure that if you had to go to the TDS even the "compensatory" charges the landlord is apparently able to claim for some dust 3 weeks after the event would not be something that could be enforced. Crooks.

Thank you Hamptons and Melanie.

It has been pleasant experience being with Hamptons and particularly Ms Melanie, the property manager, she is very thoughtful and efficient. I am grateful having her over last couple of years. Meanwhile, I would also like to point out that I never really prefer the monthly statement generate by Hamptons, rather than receiving three separate ones, it would be much better to have all combined one to review each month. Understand it is the system produced and not manually can alter it, thus I believe the software / system then should be adjusted to be more flexible. Thank you very much.

Ben Constantinou - Unprofessional

Ben Constantinou - Unprofessional, forgetful, unorganisedCanary Wharf BranchWe were ready to make an offer to rent a property. We emailed him an offer an hour after our viewing at noon. Then at the evening, I called him again to say yes we would like to make an offer. We were then told to wait for some offer documents that he said he was going to send me "in 15 minutes". Never received them and the property was let agreed the next day without a single notice to me. Only found out by myself by checking the Rightmove website. Still no notice/call or whatever the following next day to my partner whom he dealt with directly. Amazing service. Shame on them because I was ready to offer a price way above the asking price.

Please accept our apologies for any confusion, Ben was expecting to hear from you after you had completed your other viewings but please do contact him should you wish to make an offer, he and the team will be more than happy to help.

Hamptons are managing the letting of my central Bath apartment

Hamptons are managing the letting of my central Bath, 3 bed apartment. I am more than happy with the service I receive, the team are always contactable and they respond promptly to all tenant and landlord (myself) enquiries. I am kept fully informed of any issues and I am happy to leave them to deal with any repairs, which they do calmly and efficiently, in particular by Melanie Hudson.Hamptons also find and vet tenants for the property well in advance, I am not therefore exposed to unnecessary voids. The signing process is straightforward online, and the tenancy agreement, in my case, is tailored for my property. The Bath office is very central and friendly, particularly should I visit, as I don't always make appointments beforehand. All in all a very worthwhile service that I would recommend.

Hamptons are bullies

We are in a nightmare situation renting at Compton Verney through Hamptons in Stratford. We feel as though we are being held hostage in a house that has had (and continues to need) extensive work done on it from the first week. This includes everything from mould, electrics and heating, to walls crumbling, unsafe water tank to walls being removed due to a shower leak behind a wall that had been happening prior to us moving in! And the problems continue. We have been begging to be Released from our contract but they are trying to penalize us over £4000 pounds! We are currently seeking legal advice and are curious to know if others have done so.

stay away from Hamptons

I am writing this review to tell you that I am deeply disappointed with my experience so far with Hamptons Estate and Management Company. My partner and I moved into our property in The Baynards on 31 October and a number of issues that were agreed via email before our move have not occurred or been put into place. These issues include:1. Putting in the written contract something different to what we had previously agreed, namely repainting only the hallway and not the entire flat (as was previously verbally agreed with the letting agent from the estate company). As a result of this, we have repainted the main bedroom and living room, at our personal expense. 2. Leaving unwanted items in the flat, that should have come unfurnished. This includes a chest of drawers that we haven't had permission to dispose of, despite having flagged it up as a problem the first time we saw the flat (before moving in). We have even offered to dispose of this furniture at our personal expense but have not received the permission to do so. 3. A number of maintenance issues that have taken a long time to resolve and with no visibility or communication about timeline. We have previously contacted you about a number of concerns at the property, for example issues with the boiler, windows, air conditioning, and balcony door. We have received responses stating that these matters will be investigated, but without any further communication about the result of the investigations.4. We have asked several times for the annual report on the air conditioning, including before the contract was agreed, however this has never been sent to us and we have no verification that this report was ever made. We have subsequently asked for this report- numerous times - but without receiving anything.5. We have also complained and contacted you numerous times about the mould growing on the curtains in the entire flat and on the windows, which were not in clean and tidy conditions, and this has not been addressed. This is a serious health hazard and we are very disappointed at the lack of attention to this potentially dangerous problem. We have personally removed the mould on the windows and taken the curtains off, to attempt to get them dry cleaned, but were unable to get them professionally cleaned because of the age of the curtains (we were told that the curtains would very likely disintegrate if attempt was made to clean them, due to their age and poor condition). We have replaced the curtains in the bedroom at our own expense. We have even offered again, as before, to dispose of this furniture at our personal expense but have not received the permission to do so (we reported it the 12th of December and we are still waiting for the Landlord decision as of the 5th of January). 6. When we agreed to the contract we accepted the landlord’s request of a break closure in the contract. We did that on the condition that the above concerns were dealt with. They have not been dealt with, despite the agreement to do so and despite multiple requests to Hamptons’ management, and we still have a number of issues outstanding without the prospect of a solution. We always pay our rent on time, and we are paying a considerable amount of money on a weekly basis to live at this property. We have lived in The Baynards for 5 years, in a different property, and never previously had any issues with the estate and management company or landlord. Our recent experience was completely unexpected, and we are very upset with how we have been treated so far. Before we signed the contact, our communication with the landlord was very prompt, but since we have signed the contract we have been ignored and nothing has been done.I would strongly advised against renting a property that Hamptons manage if you don't want to face similar grief.
