Properties are very nice but do not opt into Reposit unless you are willing to pay £60 to dispute unfair end of tenancy fees. I was sent a fee for standard professional cleaning because my room was not in a brand new - never lived in condition. There is no way I can get it to that condition without professional equipment, but Abode knew that and sent me the fee anyway to reduce their costs. You're better off with the regular tenancy deposit scheme because at least if things go sideways, you won't have to pay for an adjudication.

When I viewed a house with Abode, I was greeted by Tracy. She was very friendly, attentive & didn’t come across like your usual estate agent. Tracy made me feel at ease viewing the property and was easy to talk to. As soon as I told Tracy I was very interested in the property, and explained my situation, she didn’t hesitate to pass my details on to Saskia. Within the hour of viewing the property Saskia contacted me and got the process started immediately. I couldn’t of been more grateful. Saskia continued to deal with the rental. She managed to get all the process dealt with in one week. I was amazed with how Saskia & the Abode team was so supportive and made the whole transition so smooth and stress free. I have to give Georgia a mention who attended the handover and completed the inventory very quickly. Georgia also made our process of moving into the house even quicker. All in all if it wasn’t for Abode I think I would still be looking to rent a house. I can not fault Abode properties. I am so happy with all their services and continuing support. From start to finish the whole experience was amazing. I spoke to Tracy on the phone and she was fantastic as I couldn't view the property so she arranged Jo to do a video call. The video call was a pleasure both Tracy and Jo are a credit to the company both lovely ladies so helpful and very professional. Jo is fantastic. She comprehensively showed me around the property I viewed and was able to answer all the questions I had. Jo also put me at ease instantly upon arrival for the viewing which was appreciated as I was rather anxious on the drive over. In my opinion a true test that decides which agents are ok and which agents are great is how they deal with problematic and challenging scenarios. Rented a room share from these people ,paid a bond of £500 ,6 month's later moved out ,that was 2nd April ,6 wks ago , still not been paid my bond back ... Have sent email after email. The house share was 59 ainsworth lane ,Bolton, over the course of 6 months paint on ceiling and wall was peeling and flaking ,nothing was done ,now they want £50 to clean it up,the room was cleaned prior to me leaving apart from the paint on the bed and the floor. I had a very good experience with Abode from viewing the property to getting the keys! The process was easy and staff answered emails and phone calls quickly. Saskia was very helpful and answered any questions I had and made me feel at ease. Also the referencing and credit check came back within days and I was in the property within a couple of weeks after Viewing, I also asked to go back to the property to take measurements before getting the keys and they organised this immediately. Let me just start off by saying what an absolute credit Saskia Kirkham is to your team! She has been absolutely amazing with us from the get go. Now, Saskia doesn’t know this until now (as we’ve never aired our concerns with her or anyone) but we’ve actually had problems with previous letting agents we have rented from in the past, which made us hesitant to use another. But Saskia’s lovely personality, professionalism and friendly tone put us right at ease. We came across abode properties when we needed to find a place that would house our 3 (very well behaved) dogs, as well as a friend that was moving over from France to the UK, and right away Saskia said she would see what they could do for us, where other letting agents just turned their noses up at us. This really speaks volumes on just how lovely Saskia is as a person, she had no idea we’d had previous troubles and was keen to help us regardless of that fact. Nothing has been too much to ask of Saskia, or abode for that matter. Always checking in on us when we were going through the application process, helping us out when we had trouble getting some documents for our application - providing helpful alternatives to that matter at hand. Maintenance requests are ALWAYS completed extremely quickly, and quick email response times is always a huge thumbs up from me. Using abode has completely restored my faith in letting agents and I would 1000% recommend them to anyone looking for trustworthy, genuinely helpful and polite staff to rent/buy from. Huge thanks once again to Saskia Kirkham who has been an absolute star throughout this whole process😊
