What an amazing team. I was a very stressed Mum trying to find student accommodation for my daughter at really short notice (2 weeks ) after her student accommodation fell through All the letting agencies I contacted were most unhelpful only wanting to conduct business on line.Hilary at Bespoke however was the first person to actually engage in a conversation with me she was so understanding and considerate about our situation She really did go over and above to secure us a lovely flat in an ideal location Our key collection and move into the flat went seamlessly even though she was was away on holiday for the hand over and Christian took over the the final details The flat is amazing my daughter is settling into the flat and university and although we are 500 miles away I know she is in safe hands should there be any issues with the flat Thank you Bespoke for putting up with a very stressed Mum who must have driven them mad with the endless phone calls I really cannot recommend them enough

From my experiences so far as a tenant who moved in to a BSpoke property recently, I would be happy to recommend them to anyone. I appreciate every staff who pleasantly treated me, especially Danielle who has been the point of contact for me from the initial day. I appreciate Danielle‘s prompt communication and regular follow-ups, and the best part is about the continuing support in addressing any concerns. In the beginning, I had a terrible experience from ANOTHER LETTING AGENT (do not want to reveal their name here but I have written a detailed review in their page) where the images of property they posted were all perfect (old images apparently) whereas in reality the property was 60 percent damaged and in a mess, where I was even ready to transfer the deposit amount to them without viewing the property. After that incident, I was too cautious about letting agents, and the first question I had been asking was whether the images published in sites were same as the current condition of the property. I went a but judgemental about all letting agents but then BSpoke was able to make a change in it. The property I rented was in the same condition as in images published in ads. They were quite flexible about arranging someone else on behalf of me to view the property. They showed the best approach towards the points/concerns I raised before moving in and have been showing the same level of interest till date.

I have been with Bspoke for a number of years as a landlord and, more recently a seller. Throughout the time they have been excellent to deal with. Tenant issues were dealt with quickly and easily and using their contacts at a very reasonable cost. I never felt I was taken advantage of. I'm a student and have lived in Stirling for the past few years. Bspoke is the WORST letting agency I have ever had the displeasure of renting from. They were completely dismissive of many issues that came with the flat, such as it being incredibly dirty and refusing to take responsibility and fix any broken furniture that came with the flat. When moving out, they required a professional cleaning service which they recommended (they have partnered with them for nearly a decade). The cleaning ladies they sent out STOLE multiple personal items from my childhood in Japan, including some gifted to me from my grandmother which they refused to ever acknowledge. When confronted, they angrily e-mailed me saying "they didn't appreciate my accusastions". I said they were not accusations, they were just entirely the truth. I highly recommend to anybody considering Bspoke to search for flats with a different company.

Finding a good estate agency is difficult at the best of times. Often tough to contact and unresponsive, renting via an agency is often unpleasant and stressful. But even by this threshold, B-Spoke Property sets a new low standard. My fiancée and I were due to move into a two-bedroom property in Stirling in November, 2018. When viewed, it was immaculate, lovely furnishings, clean as a whistle, with a pleasant scented candle burning. What we didn’t know was the dimmed lights and inexperienced agent’s lack of knowledge was hiding myriad, unfixable problems with the property. Alarm bells rang when our move-in date was delayed a total of three times, all at very short notice. B-Spoke shirked responsibility for this and instead took the gutless route of blaming the previous tenants. When we eventually got the keys, after signing the lease and paying the deposit and first month’s rent, we were utterly dismayed and appalled at what we were met with. We could not believe this was the same property we had viewed recently. The first thing we noticed was a horrible stale smell in every room and hallway. We then found walls with scuffs, stains, holes, nails, and dents. A kitchen floor sticky with God-knows what. Burst sofas and ripped, stained carpets. B-Spoke neglected to tell us until afterwards that the majority of the furnishings we viewed belonged to the previous tenants, but were quite happy to pitch us the property based on the strength of them. Additionally, a cupboard full (and I mean FULL) of what can best be described as junk, old, broken tools, boxes of nails, burst and smashed light-bulbs, remnants of broken tables and chairs, etc., etc. There was even an old hi-fi speaker system left behind in a bedroom cupboard, when I raised this with B-Spoke, their response was, “Well, do you want it?” However, the biggest, most disgusting offence which speaks to the utter neglect and disregard with which B-Spoke and its agents disregard their properties and clients was our discovery of a mattress stained with period blood. Even more offensively, this mattress had simply been flipped to the other side, obviously in the hope that we would not discover this. When I raised this horrible issue with a B-Spoke agent, her response was again to deflect responsibility and blame, insisting that they hadn’t noticed this and that it must have been the previous tenants who flipped the mattress. Additional problems included a heating and boiler system which simply didn’t work, which meant the property was without heat and hot water in the dead of winter. Even more offensively, B-Spoke again denied knowledge of this, again blaming the previous tenants for not raising this. However, B-Spoke still insisted the property had been thoroughly and professionally cleaned to the highest standard. How do you carry out a thorough clean of a property without hot water to mop a kitchen floor? Whatever the answer, it does not reflect well on B-Spoke, and neither does finding a dirty pair of discarded boxer shorts in the (cracked and broken) bin. My fiancée and I spent a grand total of one night in the filthy, neglected property before deciding to vacate with immediate effect. In our eyes, the issues with the property were too numerous and too far-gone for something like a simple replacement of sofas to fix. B-Spoke refunded our deposit, but in the weeks and months since have utterly refused to give back our first month’s rent, stubbornly arguing that the property was as-advertised and liveable, without so much as a single apology for the ordeal they put us through in delaying our move-in several times, and the hideousness we were met with upon entry. Everything we encountered during our hellish twenty-four hours at this property speaks volumes of the extreme disregard and carelessness with which B-Spoke treat both their tenants and their properties. I can only advise to steer well clear in the future, and never put yourself through the ordeal of dealing with such an uncaring company.

Didn't bother to do a checkout report before I moved in and my room was uninhabitable. They didn't do any inspections until they realised the landlord was coming to visit. When I left they tried to charge us for a door they knew was not damaged by us and they also tried to charge for cleaning despite knowing that the flat was in an awful state when I moved in. Generally unpleasant and talked down to me a lot, lacked any basic empathy when the landlord was trying to evict me to sell the flat. Basically don't do their job properly if you're a landlord (don't do inspections when they're meant to) and if you're a tenant they will just try to shaft you at the landlords behest and then claim ignorance when you call them out. They also have a very poor understanding of permissions and one time that they did actually do an inspection they entered my room without permission and took pictures of my underwear while it was drying on a rack, subsequently they refused to delete those photos when I asked. They also allowed the landlord to access my flat without my express permission and I was awoken while sleeping after a night shift to the intrusion. If I was a tenant of theirs I'd make sure to have a doorbell camera to avoid them using the key they retain against your will and give out whenever they like. Avoid in general.
